    Both company owners came out to survey the lot. They worked most of the day. I was quite impressed with their attention to detail and the end product. They staked out the lot with visible markers and provided us with several registered copies of the lot with adjoining properties. The construction company also complemented their work, stating that they surpassed their requirements and left no doubt as to the property boundaries of the lot.     In a word: smoothly.   Bill Schade helped us with a boundary survey and he was a joy to work with.   He was so  professional and prompt.  We were very happy with the service, but he also went the extra mile!  He provided us with some very interesting historical information about our house, including providing copies of the archived documents he unearthed in his boundary search and he explained the information to us.  It was so interesting.  This is clearly a man who loves his work and we were so happy to use him.

    Bill called back the same day I left a message and we set something up for the following week.

    He and his team arrived on-time and started the survey process. Due to the age of my house and rebuild of the road all of the markers had been lost. They could only find one recent pin, from my neighbor's yard, so they wound up starting from there.

    They took their time and added pins on all four corners of the property and 3 extra ones along both sides of the property where the fence will be.

    I received 3 copies of a detailed map a few days later.

    If you need survey work done, Bill would be the guy I would use.

    Bill promptly responded to my request for an estimate.  Before even being hired to take this job and in order to provide an estimate for his services, he did a substantial amount of research and even drew up an initial map of his findings of the lot in question. 

    My husband and I have an accepted purchase agreement on a house, which was advertised to be on a little over two acres.  This property had not changed hands in nearly sixty years.  The owner had been been under the understanding that her property was a little over two acres in size.  I had noted through comparisons to neighboring properties that her property appeared to be actually smaller than this.  We also became concerned that the house might be encroaching on a neighbor's property.  Both of these issues necessitated a new survey.  Bill did an immense amount of research including driving to the appropriate city office and physically laying hands on the original legal descriptions(s) to determine if they were more readable than what was on the internet.  Through his detective work, Bill determined that an error in the boundaries of the property was made back prior to the current owner purchasing the land when a small sliver of land had been sold off of this lot.  He also (luckily) determined that the house did not encroach on the neighbor's property.  He and his daughter surveyed the property, despite the fact that half the property is on sloped, wooded, muddy land that is covered in thorn bushes.  He also without hesitation agreed to walk the property boundaries with us and the present owners.  He showed us the flatter land while his daughter bravely hacked at many, many thick thorn bushes while trooping through deep mud, allowing us to lay eyes on all the appropriate boundary markers. 

    All in all, Bill was punctual in responding to my request for an estimate; then patiently responded to the  many emails and phone calls both from me as well as other interested parties in this survey; provided a very reasonably priced survey (one estimate was much higher and three other companies turned me down); and was thorough, professional and fast at completing the task at hand.  He provided several copies of the new, correct legal description he wrote, several hard copies of a correct map he drew as well as an emailed pdf copy of the map.  It was a pleasure to work with him and I would without hesitation recommend him.

    They came when they said they would come, charged what they said they would charge, and did a careful job. They came back and added additional markers when one part of the border was not entirely clear to the fence company. I was totally satisfied.

    It was terrible. This is the least professional man that I've come across, in quite a while.  Who gets a boundary survey in Cleveland Heights unless there is a dispute?  I just bought a gorgeous, 90 year old house.  There is a dilapidated fence along my driveway (mine) and a line of trees just outside the fence, that is completely destroying the driveway.  It's not clear who owns the trees.  The neighbor, on that side, is an angry, busy-body who terrorizes the neighborhood.  I knew she was a problem before I even bought the house.
    I want to fix my driveway and I needed to know who owned the trees so that I could make plans.  I called Schade Surveying.  He quoted me a price.  I told him that I wanted to be there for the survey because I didn't want him interacting with the troublesome neighbor.  We arranged a time. He said no problem, he had surveys to do outside the county that morning.  I got home and he had already interacted with my troublesome neighbor and the survey was almost done. 
    He made it nearly impossible for me to talk with the troublesome neighbor about what to do about the trees.  He said that it was another contractor that caused the problem, but the neighbor said it was him. 
    Additionally, he took some sort of hacksaw to my shrubs!  I can't believe the damage that he did in order to "clearly see the fenceline."  He dumped piles and piles of shrubs mixed with weeds onto live shrubs.  It took me 5 hours and 11 bags from Home Depot (you know, those tall brown bags) to dispose of all of the shrubs plus weeds that he killed.  Seriously. 
    DON'T USE THIS GUY!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
    I wish that I had never met him.  He has made my life harder, rather than easier.
    What a nightmare.

    Bill did a great deal of work in research before we contracted him for a boundary survey. We opted to go for a full survey rather than a partial, given that the extra ~42% in cost seemed justified against any future need. He provided both the on-site work and the documentation on time. High level of courtesy and professionalism. Plus, he was less than 30% of the quoted price from the firm that provided the point-of-sale location survey.
