    They had certain floor plans you could pick from. You pick the floor plan you want and then from there you can customize, like, the finishes, appliances, cabinets and things like that. Depending on which you pick it is more or less expensive. It is good quality for the money, but they don't use maybe the most experienced subcontractors.

    I closed on my new home this summer and being an older house, it needed a lot of work to make it functional. After receiving several quotes, I selected ZNB Construction to do the work. They gave me a good price and listened to me when it came to how I wanted the job done. I ended up hiring them to replace the roof, install all new windows, new gutters, and all of the exterior painting. They gave my new house a complete makeover and I am very pleased with the results. I even had them do some work inside as well. I had a great experience with them and would definitely recommend them for any interior or exterior remodeling projects. They do it all and do it well.

    In a nutshell it did not go well.  There are too many details to give all of them.  But to summarize the situation from our point of view we paid over $473,000 to have a custom house built and it is our contention that the house in some very important areas was not built as we asked.  In addition, the entire process was flawed since we were allowed to meet with the architect only once and never with the electrician.  We did not receive the blue prints to approve until after the house was framed and roofed and they were not in fact 100% in agreement with the blue prints that were approved by the City of Gahanna.  Other issues include asking for a wheelchair accessible first floor house with most doorways a 36 inch width.  We did not get that in the master closet.  We told the salesperson we wanted a wider garage so that the Ford Mustang we owned could be in the one car garage and you could open the driver's door fully.  We did not get that.  We asked for a decorative natural gas fireplace and got a fireplace that is producing heat that is ruining the mantle and LED TV that are above it.  The fireplace is also taking oxygen out of the room and putting in carbon dioxide since it is not vented.  We do not contend that the house is built poorly, but rather not to our specifications given to the salesperson and that the process was severely flawed in our case.  After 20 months of living in the house the builder still is refusing to do anything about the important items.  Routine items were handled fine as maintenance man Phil is great.  However nothing has been done for months with the stalemate on the major issues.

    Work was done on a timely basis. Quality of work was excellent. Problems were addressed immediately. I expected to be asked for additional money along the way. They never asked for an extra dime. I consider John to be the kind of guy who takes the high road all the time. You can trust him. If I have any other projects I would always go back to him.

    We recently considered buying an investment property. We went to John for advice. He took time to help us with the decision. Even tho we did not go through with buying that property, we appreciate that John was willing to help us out.

    Received the bid promptly and they started work within 2 weeks. Everything has gone smoothly. All the subs are very good, willing to go out of their way. Close attention from the owner. Cleaned up each night. Everything looks wonderful! Pricing was very competitive.  Demolition went quickly.  Very attentive to details.  Each sub was very easy to work with.  I left my key each morning and everyone was trustworthy.  If a minor problem came up (the vanity doors had imperfections - and were replaced without a problem), it was handled quickly and smoothly.  The tile work was beautifully done and as was all the carpentry.  It was exciting to come home every day to see the progress.  We added the closet on midway through the bathroom, and they accommodated us.  I would use them again in a heart beat.

    It was a great experience. He is very particular about what he does, he is hands-on, and he is very attentive to all of the details and finishing touches. I think he gives a personal touch to the homes he builds. Fourteen years later my house is still in good shape and nothing major has ever gone wrong; even the appliances that he recommended are still working.

    Eventually we were so far in, commuting from home, and had put so much time into this place that we couldn't bring ourselves to walk. We closed in late August. We also closed on an unfinished home. After our final walkthrough there were many things that needed finished. Hardware was missing on the kitchen which on flat front cabinets made it unusable, the back door was wrong, wires were hanging out of the great room walls, and our AV wiring was incomplete. We gave them 3 weeks and set a closing date. They said after closing we were free to unload our stuff and move in. Since we had to go to work the next day we had our movers show up with our stuff from PA on the closing day. The night before when the movers were in Ohio and at a hotel we got the call that the house was not done. NOT ONE THING that was on our walkthrough 3 weeks ago was done. Not one! We called the movers who said the only option was delivery or we pay to return it to PA which we did not have the money for. We asked MI to pay for the return trip and they denied and said we could walk if we wanted, but they would not pay. We asked for money off the price of the home since it was unfinished which they refused. They said they'd give 3k towards closing costs, but that was it. We had no choice, but this time made sure we had everything in writing for what should be finished and when. Since then we have had multiple warranty issues. The worst of which required a total demolition of the garage and master bathroom. When they originally did the master bath they did not pour the concrete base correctly or seal it. It was above our garage and began to leak. After 3 months in the home, one day water began dripping from the garage ceiling and then water started squirting out of the electrical outlets. All the drywall, ceiling, and insulation had to be removed from the garage and huge fans were blowing to dry it out for days. In the bathroom the water seeped throughout the flooring and all the tiles had to be destroyed and the floors removed. The shower had to be completely redone. For a few weeks we had our toilet sitting in our bedroom. There incompetence cost probably a good 20k in repairs. Had that happened after warranty that would be ours. Our contractor was never there to supervise anything. We are terrified that something is lurking in the walls that we don't know about and our warranty is about up. We were never compensated for the living h*** they put us through, the lies they told, or the time they took out of our lives. We still have warranty work for them to do and are having a home inspector do a second walkthrough before the warranty is up. We have cracks in the foundation, parts of the ceiling have crumbled and you can see wood above your head, the glass backsplash shattered when the counter settled a half inch from the wall. We love our home, but feel bad she was made so poorly. We have spent the past year getting her in shape.

    The quality of work was even better than expected. The project manager was readily available, stopped by almost every day to be sure everything was done correctly. They told that they would fix anything that we were not happy with and they did. We had a gutter that dripped and they kept working on it until it was fixed. We are delighted with the results and would not hesitate to recommend this builder to anyone. He keeps his promises and you can trust that he will do a good job. Everyone told me to expect the contractor to come back and ask for more money for things along the way. This never happened with John. We didn't pay an extra cent over the price we were quoted.

    Overall they built a decent product however there have been too many unwanted surprises and misrepresentations made by Rockford that have cost us time/money. We asked over and over for the upgrade options and area zoning restrictions and were told they didn't have those in writing. I told the corporate office we could not work with the sales rep we had & finally got the upgrade options from them. We never received the zoning restrictions but were verbally told they would allow a patio up to 18 ft fr the house, only to find out after closing we were given incorrect information & cannot build a patio over 6 or 7 ft. wide on our property. Rockford's main office response is too bad. Rockford also told us they wouldn't build two of the same houses next door however after our closing they had the lot next to us rezoned and built the same model next door. We did not catch some items such as counter, sink, tub & shower scratches & damaged surfaces that are now our problem.

    During the planning of this semi-custom home, their kitchen designer insisted that there would be room for a table in the kitchen eating area. We even gave dimensions of the table to go in the area and were assured there would be plenty of room. When built, there was not room for the table and chairs without bumping into the countertop. They eventually, after much arguing, agreed to put in a small bay area to make room for the table. This delayed finish of the house by over a month. We advised Truberry that when it rained that water ran from the gutter onto the stucco front of the house, leaving an ugly stain. They blamed this on the gutter topper installer even though the leaking was present one year prior to the installation of the gutter toppers. They insisted that the gutter topper installer come back out. In the end, that company did the repair that Truberry should have done. Truberry tells me that the stain will come off when it rains, this over a course of 2 years.
