    Office picked up on the first dial and we set an appointment for within a week, which is very reasonable. The day of inspection, Brian was very knowledgable, professional, and easy to talk to. He arrived early and got started with the exterior home inspection before I arrived. The inspection only took about 2-2.5 hours and I had a complete, detailed report in my inbox when I got home from work that evening. I definitely recommend Guardian Inspection and plan on using their services in the future!

    Scheduling was easy. They had a 2-3 week lead time, which I would expect for anyone in demand. Brian showed up on time and spent time up-front to explain the process to me, what he would be doing, what he would not be inspecting, how much time it would take, and what I could expect at the conclusion of the inspection. Throughout the 3-hour inspection, he would show me things that needed attention and would offer recommendations. He was very thorough and very professional. It was clear Brian knew his stuff. True to his promise, he sent me an electronic version of the inspection report later that same evening. I highly recommend Guardian Inspections.

    Well, no one wants to hear that they have termites, but once I came to grips with that, I used these guys to also do the treatment. During the inspection, they showed me the evidence of termite tunnels as well as wood that was in my garage where they were active and had been feasting on the tasty wood! They took all the time I needed to understand how it might have occurred and what I could do to try to avoid it in the future. A week after the inspection, they came back out to treat. They were right on time, explained what they would be doing and got started. They drilled holes in the garage concrete floor and foundation every few feet to inject the EPA-approved treatment. They also injected around the entire foundation of the house and had to drill a few holes into the front concrete porch. What I learned is that this treatment is effective for many years and will help keep the termites away. John Woods, the owner, has many years of experience doing this and is as honest and down-to-earth as you'll find. I felt totally comfortable allowing him to also do the treatment after the inspection. I highly recommend him.

    As I've said, we've used Inspector C.H.R.I.S. twice. Both times, the team was already on location and working before the scheduled time. I'm not sure how long home inspections are supposed to cost as I've only had two and both with this company, but ours was about 3 hours long. They made notes wherever they found something to put in their report, and were very accommodating with our slew of newbie questions. The team is incredibly respectful and friendly. They even have inside shoes and outside shoes, which was nice because our new house has fresh carpet. They also make note of everything, no matter how small, including noisy bathroom fans. They went through the entire inspection with us once it was over, making recommendations and the like. Our inspection report was emailed in an extremely timely manner, and the physical copy is a nicely bound book we can keep for our records.

    Todd found rust on a furnace blower that cost the seller $800 to repair. He also found a construction gap under shingles that were fixed. Saved us at least $2,000 in repairs. We feel good that the main issues were addressed.

    The entire transaction went really smoothly. Justin, the inspector was very professional and I feel confident that he caught any major issues with the house. He showed up on time, didn't act rushed, answered our questions etc.

    We were emailed the report and it was very clear. Probably the smoothest, most enjoyable part of our entire house buying saga.

    These guys really are good at what they do. I used them when I purchase my first house and was very pleased with the detailed inspection report. For our second house, going with the same guys was a no-brainer in my opinion. We were moving pretty quickly with the process and, even though I feel like we gave them very little notice, IHI accommodated us at the day and time we requested AND made the hour long drive! At the conclusion of the home inspection, Steve and Dan walked us around the entire house and explained everything in detail. They even dealt very well with my random and picky questions. If I was bothersome at all (which I'm SURE I was) they certainly didn't let it show. They were very thorough and the inspection report was sent out in a very timely fashion and was incredibly detailed. I am very pleased with their professionalism, pricing, and quality of work. I would recommend them to anybody in the area that needed a home inspection.

    Mr. Drummey inspected the entire house and we were able to receive his report that evening.  We have used him in the past and think he is wonderful.  Very thorough report with pictures to explain defects.

    "Deed Processing Notice" It asked for me to send them $83 for a document fee.  It said it was a service to obtain a grant deed.  It showed that it was Montgomery county public information.  It is very official looking.  I thought that I immediately needed to mail my check in.  I went to Montgomery County Auditors to figure out what this is, and they informed me it was a scam.  They said I can get a copy of my deed for $1 or $2 per page.  The disclaimer at the top of this notice I received said that you can obtain a copy of the deed for up to $83.  The auditor suggested that I send this to the Attorney General.
