General Contracting reviews in Youngstown

lLiving in a 112 year-old home we've had many contractors over the years.  All of them were goo but none that could compare to Douglas Construction.  Inspectors and subcontractors coming through the building were awed by the quality of Doug's work.  His work ethic is unbelievable and he used only subs and suppliers who are able to perform to his high standards.  The respect shown by his peers says a great deal.  Doug, his crew and subcontractors were here for about 41/2 months.  They were all professional, honest, dependable and a pleasure to work with.  Our questions and concerns were addressed immediately, and frequently with humor.  Doug and his crew were very considerate to us and to our neighbors.
Upon completion we were asked to make a list of things we felt needed to be adddressed.  We could not find anything that was overlooked or not done to our complete satisfaction.  Doug Edwards deserves the utmost respect for the quality of his work, his profewssionalsim and his honesty.  We will certainly use him again and thank you so much for all you did.

The three-season room is a work of art. We couldn't be happier. The design and quality of workmanship are second-to-none. Rated very highly if you're looking for an extra indoor/outdoor room, with wood-burning stove, Pellla windows and doors
    (windows both stationary and screened.)

The kitchen started off very well,  but then it seemed that the contractor grew tired or bored with the work and the quality suffered. In the kithchen, two crown moldings have begun to sag at the outward point. Threee outside doors have shown signs of letting in cold winds. I have called about these problems, but he has refused to come back for this "punch list".

The Master bath has been a disaster in some ways. The contractor did not read the installation guide and installed the Master Jacuzzi incorrectly. It is a a drop-in type, so the flooring below must be level. The flooring is not level, so the foot of the jacuzzi is higher to the surrounding tile that the rest of the tub. He was supposed to drop the tub in using' "a  high-quality silicon bead." Instead, us tried to cover the initial installation woes with a 1/3 in line of caulk. He has since askedi f he couldc ome to fix the problem, but we are concerned that lifting the tub to fix the underlying base unevenness would seriously compromise the newly-installed surrounding tile.

Confronted by these and other problems, the contractor walked off the job, cancelling his ordert to GUI Lumber for four more doors as per contract, leaving me to scurry to find 4 new doors and a painter to install and paint them. I also had to call Pella because the window the contractor used for ingress/egress he left unuseable because the window will not open. He refused to fix this.

All in all, the cotractor is a highly gifted carpenter and renovator, but with a very low tolerance for homeowner imput or for self-criticism.  He has shown to be the best of the best and the worst of the worst.

One caution: because we had worked with the contracor on two other major projects, we went ahead even though there was never a written proposal and estimate. Throughout the bathroom project, he was repeatedly asked for one and never delivered until he "finished".  If you use him, you will be safer if everything is spelled out and agreed to in advance. Also, ask for a "punch list" added before the final payment is due.
