    I had the pleasure of listing a house that Joanna prepared for the market. It is imperative for Realtors to work with the right home stager so that their clients are not intimidated or threatened by a stager's impartial recommendations and Joanna fits the bill. Joanna has a gift for knowing just what a buyer wants and how to most cost effectively transform a home into a house so that buyers can appreciate the bones and the advantages of the house while sellers can get top dollar. She instinctively knows the most important areas to improve visually and what will fetch top dollar from those improvements. The mid-century modern house that she worked on in White Plains was dated, dark and dowdy. Along with the many edits to the homeowners furnishings, Joanna suggested replacing worn shag carpeting with new wood flooring and painting the dated wood paneling to highlight the open floor plan and lighten up the house. She created the right focal point in each room so that despite the older bathrooms and kitchens, the house had a fabulous vintage appeal and had a wow factor as soon as you entered. The work was completed within a month and the sellers had an accepted offer in a week at above asking price. I would highly recommend Joanna as a home stager for sellers and as a designer/decorator for buyers-she is a miracle worker and great to work with.

    Fresh Eyes For Your Home
    It went great! Joanna came in and suggested that all the wallpaper - which was quite nice, but old, be replaced with smooth painted walls. She picked a great greyish color with a slight blue tint that EVERYONE mentions as soon as they walk in. But it is her work on the furniture that was truly wonderful! She found amazing sofas that go together (although one is a sleeper!) and a fantastic fabric. I was going for the *** in the City kind of vibe - but with COMFORT. She picked beautiful fabrics for the pillows, a stunning white leather Bernhardt table, and other unique and lovely furniture. And the rug is so pretty! Simple white with tufts of color that sticks up. But the highlight is the chandelier which is huge, round, and made of crystals. It looks like a Sputnick - and the chandelier at the Metropolitan Opera House. It is a showstopper, as is my entire apartment. I am very pleased!

    Lanera Decorating
    I enjoyed working with Sally and her team of professionals at Lanera Decorating.
    I had some initial ideas regarding drapery rods from research I had done online.  I went to Sally's showroom to further discuss, and Sally emailed me photos of some additional choices as we tried to narrow down what would work best for my living room.  Even though this project was not large in scope - a single drapery rod to cover a bank of three windows in my living room - Sally was very attentive, helpful, and indeed patient while I made up my mind.  I was also very appreciative that they were able to work with the supplier and Lanera installed the hardware prior to my deadline (I was having guests visit, and I wanted the project completed prior to their arrival).  An added plus was the installer Jim, who performed the install expertly, and also entertained with his encyclopedic knowledge of local rock concerts, past and present!
    Overall, I am very pleased with the overall experience and the results, and would recommend Lanera Decorating highly.

    KUDOS TO ED SWABY FOR HIS EXPERIENCE, KNOWLEDGE AND PROFESSIONALISM!  ANYONE THAT HAS HAD WORK
    DONE ON THEIR HOUSE HAS EXPERIENCED SLOW OR NO RESPONSE AS FAR AS CONTRACTORS'  ATTENDANCE TO THE JOB, PUNCTUALITY OR CALLBACKS.  NOT WITH ED.  FROM OUR FIRST CALL TO SET UP AN INTERVIEW TO TYING UP LOOSE ENDS WITH THE BUILDING DEPARTMENT FOR FINAL INSPECTION, ED WAS ALWAYS PROMPT, RESPONSIVE AND PROFESSIONAL.  MY WIFE AND I WANTED TO UPDATE AND ENLARGE OUR SMALL, CRAMPED KITCHEN IN OUR BRICK 1924-BUILT COLONIAL.  ED CREATED A DESIGN FOR OUR KITCHEN THAT FULFILLED ALL OUR WISHES AND MORE AND JUST GARNERS COMPLIMENTS FROM EVERYONE WHO VISITS OUR HOME.    ENLARGING A KITCHEN IN A BRICK HOUSE IS NO EASY FEAT AND CAN BE TRICKY,  AND ED WAS THERE TO WATCH OVER THE BUILDERS.   MY WIFE AND I HIGHLY, HIGHLY RECOMMEND ED TO ALL WHO NEED A PROFESSIONAL ARCHITECT WITH A KEEN EYE FOR DETAIL AND AN ARTISTIC VISION.

    • My wife and I hired Ed to help devise a solution to a specific problem?create a pitched roof over the portion of our house that has a flat roof so that we no longer would have to shovel off the snow.  In our first meeting, we told Ed that we had a bid by a licensed builder for a simple shed roof, for $13K plus architect fees.  Ed suggested that if we were willing to spend somewhat more, we possibly could acquire not just dead space under a pitched roof, but also simple unfinished storage space or even additional living space. We replied that our maximum budget for any option was $30-40K.

      In the preliminary phase, Ed designed a pitched roof covering a new, 170 sq ft finished sitting room with a dormer, to adjoin our master bedroom.  We were satisfied with the design work.  The ?overall? rating above reflects our belief that Ed gave us poor advice on the cost of the project, resulting in designs whose cost far exceeded the budget we had discussed with him.

      On at least three occasions?including at the end of the preliminary phase, when we had the option to end our agreement and not pay the remaining $1,300 fee if we did not wish to proceed with the working drawings?we reminded ourselves and Ed of our maximum cost range. On each of these occasions, even though our contract did not require Ed to give us construction cost estimates, we explicitly asked him for a reality check on the cost of the new space we were designing.  He never said, ?Sorry, I can?t or won?t offer you any opinion on this subject.? Far from it.  Instead, he responded consistently that the new sitting room we had been discussing was a very small job and that he was confident we would find builders interested in doing it within or very close to our price range. At the end of the preliminary phase, he also advised us that we probably could not get meaningful ballpark cost estimates from builders without the working drawings.

      After paying the second fee installment of $1,300, we distributed the working drawings to three potential builders, including two recommended by Ed. We received one firm written bid for $62,500 that would have grown to at least $70,000 when adding excluded items such as painting.  We received ?ballpark? estimates of $75-80K and $95-115K from the other builders, both of whom we then asked not to submit a firm bid. As the three price indications were so far above our budget maximum, we put the project on hold and declined Ed's suggestion to talk further.

      We were naïve to rely upon Ed?s reassurances concerning building costs and not seek independent input from local builders anywhere during this process.  However, Ed should not have offered us repeated assurances that the space he was designing for us would be within or near our budget maximum, given that his market knowledge on this score was, apparently, quite inadequate.

      In February 2015, we decided to proceed with a simple gable type roof over the flat roof, with no additional storage or living space, in the hope of accomplishing our original goal within our maximum budget.  We asked Ed several times by email and phone if he would do the necessary drawings for us for a reduced fee, but he did not respond to any of these requests.

    It went very well.  Kitchen remodels are always tricky as there are so many decisions to make - cabinets, countertops, tile, and how does it all go together?  This is where Jodi really helped.  She has a great sense of design and she could visualize the whole thing.  She asked me lots of questions and showed me samples, so we took it one step at a time and then we had a whole integrated design.
    Jodi was also helpful in making sure the whole installation process went well. She kept me apprised on the ordering process and the timelines, so that I knew what to expect.  All of the trades came in when they were supposed to and it was well orchestrated.  As with any project there are sometimes minor hiccups when you rip things up, but Jodi was right on top of this and problem solved. She knew exactly what to expect and everything went as well.  I love my new kitchen.  Night and day vs. before.
    I would definitely recommend Jodi and JD Home Design to my friends.

    The gut renovation was very difficult because the contractor was a disaster. Joanna basically had to step in as GC for the job - directing electricians, painters, tilers, etc. Her incredible eye lead to great decision as to opening up a few walls to expose the bricks - finding a phenomenal ultra white granite for my kitchen counter that looks like marble, and finding the perfect old farmhouse table for my dining room.  And everything in between!
    She was always a delight and helped me curb my sometimes questionable taste :). My apartment is a showpiece!
