Good service overall  contacts me right away when there's a problem. Replies to email quickly as well.
Sends me a statement every month with details of expenses and income. They found responsible tenants with good backgrounds. Helped me manage a two family house for about 2 years.

Great.  John gets me my rent immediately once he gets it.  he communicates well and is flexible to my needs as an owner.  He is friendly with tenants, he gets things done.  I am thrilled he is now in charge of my properties.

I called the office number during normal business hours and no one answered. I submitted an e-form on the website asking someone please get back to me. I called the office again the next day and no answer. This time I left a voicemail. I tried emailing Scott Gerni directly asking for a response.
No avail, he did not respond.
I have reached out to another agent who was listed on the website but have yet to hear back from her also. Eventually I called the cell phone listed for what seems to be the "main agent of the company" before I got someone on the other line. The entire process have been a week just for someone to answer my question, which was a very simple question! What a pain.

I would not recommend listing your house with them since no one will answer interested buyers.
    1 star.

I hired this company to take care of my property in Syracuse since the last company closed down right after I signed and paid the contract fees. I was hoping that this company wouldn't give me any stress about the property. First off, they haven't been responding to my emails on time especially urgent ones. Also, when there were new tenants whom they signed a lease with and never informed me about until I asked about it.  Recently, the property manager told me about some problems about the property for example, the broken window. Of coarse, I had to pay for the repairs and everything but I requested for pictures or some evidence for the problem so that I can have a peace of mind. However, even after three to four times that I mentioned to him, I never got the evidence or pictures that I wanted. Another problem arose which is even more expensive than the last, not only did he not give me proof of the repairs, I was also losing money that month because of a $1,250 repair that I had to pay for. It just makes me very uncomfortable to be paying that much money for some problem that he could've made up. On top of that, every time I spoke with him over the phone or via email, his attitude was unfriendly and instead of helping me out with the property, I was having more stress.

    Flynn Management Group
Flynn Management Group was hired to manage one of my rental properties.  I liked the idea of them because they were cheap and did not offer any services I did not need.  After about 2 months I realized that they were cheap for a reason.  They did not respond to any phone calls or emails.  Also, I told them several times that a tenant was not paying their rent and they should be evicted.  After 2 months of no responses to my inquiries into the status of the eviction they said they did not start the eviction because the tenant told them they were going to pay.  They might be good at maintenance (I'm not sure since they did not do anything), but they need a lot of work before they become a reliable property management company.

    Mel & Jay Management, LLC
Property Management company who said all the right things at first. However as soon as we had signed contract the problems began. My tenants at the time that already lived there for years prior were sent non-payment eviction notices the first month. This was an administrative error they said after the tenants called me in a worry and i called Jay. The next month the same letter went out. When i sounded frustrated with this happening I was told to stop answering calls from my tenants and they were just over reacting. After a few other calls from my tenants; incidents with maintenance issues not being addressed timely,  I cancelled my contract. Mistakes happen, but to have them repeated and no acountability that was not acceptable.  I do believe Jay and his daughter mean well, but that doesn't cut it in property management, no attention to detail.

    BELLA PROPERTIES LLC
They rented the apartments to tenants who moved in at least 4 room mates to each unit. In many instances they issued the last set of keys to tenants thereby loosing total key control. Then they charged me hundreds of dollars for non existant paint jobs. Whenever a refridgerator would fail they would do me a favor and replace it with a good used avacado or harvest gold colored refridgerator for only $300. I can get a brand new one at Lowes for $400. For almost two months I did not receive rent rolls, and they didn't answer the phone or respond to Emails. At one point they pocketed a tenants security deposit and even intercepted a tenants rent after they had been fired.

I would not work with them in the future and would strongly encourage others not to.
