AMagnolia Home Remodeling GroupWe had a three “room” project completed in November 2020: Framing - Removed back wall of house and part of the roof, rebuilt ceiling, installed beam, and rear wall Kitchen/Dining Room - Full gut job….new electrical, insulation, walls, floors, backsplash, appliances, paint, fixtures, etc. Deck - New from scratch. 17x17 with a pressure treated frame and timbertech composite decking, rails, balusters, steps, etc. ...since they were going to be replacing the roof where the new section was built, they also replaced our entire roof. The cost was reasonable relative to what it would’ve been to replace just the smaller portionn of the rebuilt roof. The subcontractors were all very professional and quality was high across the board. Here are the important points: -Communication - Stellar for the entire duration of the project (negotiating, permits, selections, day-to-day, inspections, etc.). Vic was our point person but had another person help when needed (permits, payments, etc.). When I needed something, it was Vic I worked with. We worked almost exclusively by text but got on phone calls when the situation called for it. -Schedule - Before we started the project, Magnolia claimed the project would take 4 months. I believe this would’ve been projected to be 3 months if we weren’t operating in a pandemic but the materials were a concern based on the initial plans the architect drew up. The entire project ended up taking 9 weeks from demo day 1 to the final inspection. Very impressive. -Pricing - Magnolia is not cheap but you’re paying for a contractor that’s experienced and proven in certain areas (e.g. kitchens, roofs, etc.) and has established relationships with the subcontractors they use. -Subcontractors and quality - Kitchen designer was flexible with what we were looking for but we had another kitchen that we used as a near mirror-image of what we wanted. The one thing that may be a concern here is that if you don’t know what you want, there might be a lot of back-and-forth to arrive at a final design. Roofers, tile/paint crew, etc. were all top notch. Overall a great experience. This was a high anxiety experience going in and Vic was professional and kept things moving very quickly and well ahead of schedule.- Anthony D.

AAmerican Home Remodeling IncWe are very satisfied with the promptness, professionalism, quality, plus listening and making sure our concerns were addressed. We had built our home's addition, plus complete roof ourselves. Mary handled the architectural requirements plus building supplies while Jake and other family members who pitched in did most of physical work. This firm is only the second time have hired someone to do work we use to do. Roof that initially put over deck 35 years ago was high end Tyvek. Would have gone that way again except since unable to acquire the same high-quality rubber bushing aluminum nails that had stood 35 years of vicious storms (Sandy plus others) in our area made it impossible to do so. Went with asphalt shingles. Again, Allied listened when pointed out to them what was pulled on us with kitchen roof. That builder (not Allied) substituted the new style of a cedar shingle look rather than the 3 tab look which we used on whole house. It looks terrible and so out of sink with rest of house. When we can afford it, will have to redo kitchen roof to 3 tab look which is perfect for this house. And yes, Allied will be in the top running when we are ready.- Jacob & Mary O.

ADeck GuardianAfter a ton of estimates that I got in 2020 for demolishing my old deck (not up to code, poor construction) and constructing a new deck, Deckguardian was by far the best and most detailed estimate that I got, very detailed and a very good price all inclusive. This end of January when I decided to go through with my project, they were very responsive, very professional, we had an appointment to set on the final details before starting and it all went great. After we signed up, the materials were delivered within a couple of days, once snowstorms passed, the workers showed up on time every day and did an amazing job. My deck was ready in 5 business days, the workers asked me any questions they had or confirmation they needed and everything was done as agreed. ADeck GuardianDeck Guardian (DG) removed my old 600+ square-foot two-level deck and in its place constructed a new one using a similar layout. DG hauled away the old materials. I am completely satisfied with my new deck, which surpassed my expectation. I would rehire them for similar work and highly recommend DG to others. My only change is that I would require notice from DG before DG placed materials or a dumpster in my driveway. I was trapped in my garage for a day until DG made a path for me. This was a minor annoyance. During the sales process, a salesperson made stylistic recommendations, such as light-colored floorboards outlined with a darker color, which I accepted. He provided a detailed contract with pricing. Before the start of construction, I settled on a payment schedule for the contract. DG handled the permit process with my township. To begin the work, DG prepared a new blueprint. The upper surfaces of the deck were Trex materials and metal railings supported by a lumber base. I expect that this more expensive choice of surface materials will be maintenance-free. During the work, I could call or send email to the project manager and talk with him immediately or receive a call-back the same day. The two men who built the deck were meticulous and perfectionists. They courteously answered all my questions during construction. DG completed the deck within the time frame set out in the contract. They cleaned up all materials after they finished with construction.- Edward C.

FDear Fellow Homeowner: DO NOT HIRE A PLUS HOME SERVICES of Cortlandt Manor unless you enjoy living in a nightmare. We hired A PLUS on January 31, 2020 to build and install a custom pergola on our small (175 sf) terrace and perform some related cabinetry and woodwork. After signing contracts, Marlon of A PLUS asked for a 60% payment upfront (red-flag #1). From the beginning, we told Marlon we would like to have everything completed by July 4th which he said would not be a problem. Months later, and even after allowing for the pandemic related moratorium, we have been left high and dry. Promises to show up repeatedly broken. Workers improperly showing up late at night with no supervision and doing improper work. Proper insurance certificates never provided (another red flag) The job has been plagued by slipshod workmanship. Design and materials changed without approval. Materials were improperly measured indicating this was not a custom job as promised. Workers showing up without required materials. Repeated texts inquiring when he would return to the job or refund our money ignored. Adopted a belligerent attitude when pressed about not showing up or poor quality of workmanship (another red flag) Essentially A PLUS has abandoned the job which to date is completely unsatisfactory. The true name of the company should be F MINUS HOME SERVICES. Marlon seems to open new businesses often. His other companies are SS Express, Safe & Sound Security Solutions so beware if you are considering hiring him. Unless you enjoy sleepless nights, looking at an unfinished job, and having to go to small claims court at night to recoup your money, do not hire this contractor.

AErick Fajardo was responsive and knowledgeable. He worked with us to come up with a plan that fit our budget. We painted the stucco, replaced and painted rotted trim, replaced rotted decking on one deck with great-looking and long lasting composite. To save money, we stained but did not replace the rails that were in good shape and deferred more work on a second deck. When the rotted window, one of a matching pair, turned out to be no longer available from the manufacturer, Erick painstakingly rebuilt the window in his shop. While they were working on the house, Erick's crew cleaned the gutters and made some other minor repairs. The quality of the work was excellent and the cost very fair. I would highly recommend Fajardo General Contracting.
