The inspector, Louis Rubino, performed very thorough and detailed inspection of the house we are planning to purchase. He gave us a lot of very helpful information about the house condition and the work that needs to be done.

We hired Lou to perform an home inspection and he did an amazing job. He was punctual, considerate of our time, and he provided a very detailed and thorough inspection of the property. His approach was very professional, and he was helpful in relaying his findings and answering any questions or concerns we had. I highly recommend Lou from Inspect This - Home Inspections LLC, to anyone looking to hire a home inspector because he very knowledgeable and can be trusted.

Lou was terrific! Even before the scheduled time for the appointment, Lou was on site inspecting the exterior and had already taken many pictures and notes. He let me tag along during the inspection and was a wealth of information and advice. He was a pleasure to chat with and was quite patient with all of my questions. When issues were spotted, he had no problem letting me know what I could fix myself and when I should hire a professional.

He inspected everything in the home and it was easy to tell that he has a lot of experience and knowledge. I received a complete report, with pictures, through email the same day. I have used Lou twice and hand up buying the first house he inspected.

I would definitely recommend INSPECT THIS  to anybody and I will hire them again in the future.

Steven did an excellent job. He explained a lot to me and was able to go in and out and find tons of issues that I did not realize. He is very professional and definitely knows very well about home inspection. He was able to identify the several main problems including the double roof structure that will add the cost of replacement, and a few others that I was able to mention those to the owners.
It was a great experience because I really learned a lot from him. He actually climbed up to the attic, which was pretty hot during
the day and check everything there.
He also provided a 30 page report afterwards detailing all the findings with photos, instructions and estimated cost for reparing.
In the end, the agent was so impressive that she wanted his cards, so she can recommended to others.

Courteous and professional, 6 month guarantee.  One of two sewage drain caps was partially covered with concrete on one side which had to be chiseled out and although not a lot more work it was something that I would not be surprised if another plumber might tack on fees to do or might not take the time to open the second cap and do a complete job.  Minimal mess.  Not cheap but also no add ons one might find with a cheap up front fee and then a lot of up charges.  Definitely would use them again.

First, Steve is punctual and professional.  He's also a down-to-earth, friendly guy that we were comfortable with right off the bat.
Second, he was incredibly thorough.  The home we bought was built in the early 40s and the previous owner had neglected it for probably the last decade if not more.  Now that we have purchased the home and are having contractors look at it for renovation, we've noticed that the contractors are missing things that Steve did not.  When we point them out. they say "Oh, yeah... I didn't even see that."
Third, Steve is highly skilled.  He was able to determine whether the problem he saw were past issues or current issues.  He also explained why he thought so.  He gave great explanations and was very patient when I asked things twice.
Finally, and most importantly, Steve saved us thousands of dollars!  He noted that many of the huge trees very close to the house were either dead, rotting or badly damaged.  He said many were in danger of falling on the house and causing damage.  His estimate for removal was about $7-10K.  While we were still negotiating with the seller, we called several tree removal companies to take a look and their quotes ranged from $7K to $15K.  Based on Steve's assessment, we felt very strongly that of all the issues, the trees presented the biggest risk and we wanted the seller to remove them.  The seller was not agreeable and proposed reducing the house price or giving us a credit at closing so that we could take care of it after taking possession.   We refused because we knew that if the trees fell on the house while in contract, it would be seller's responsibility to remove them/repair the house and we would be able to get out of our contract.  Two months after signing, Hurricane Sandy hit.  And sure enough, down came the trees.  We were very lucky that the way they fell missed the house...but ultimately, the seller had to take care of it and that saved us money in the end.
Also, in his report, Steve provided ROUGH estimates for what an average cost of repairs/replacements/upgrades might be for the various items he found.  He also called out what issues were most critical versus what could wait a year and what was strictly optional.  Now that we are in the home and getting estimates for repair work, we are are easily able to determine which quotes are way too high and which are more reasonable.   We still refer to his report, five months later.
We highly recommend Steve and Primo Home Inspectors.  I would use him again in heartbeat!

We found John through Angie's List. The folks here who raved about him were so right - this man is EXACTLY what we hoped for in an inspector: punctual, prepared, experienced, no nonsense(ok, he cracked one or two small jokes), clear, methodical, careful, and refreshingly forthright. I loved the fact that he reached into his car and pulled out a vest with a dozen pockets to carry his flashlight, poking stick, outlet tester thing, electric screwdriver, etc. !!! My spouse peppered him with lots of questions, and he answered them all. Nothing was too geeky nor too dumb a question. We liked everything about his easy going, calm, yet totally professional manner and genuine reaction to every item that needed examination. He put us at ease throughout the entire process, which was neither too fast nor too slow. I can't think of a single fault in his performance. We are so happy that John helped us make this one part of home buying easy. As the others had said before, THIS GUY IS WORTH EVERY PENNY. HIRE HIM. YES, IT WAS THAT GOOD. WE CONCUR!
