    I paid this man $65,000 for renovating my house. He took all of my money and ran off, stole all of the supplied that I paid for separately, and then refused to pick up my phone calls. Do not hire this man, he is a fraud and owes money to several unassuming customers in the Buffalo area.

    The work is still going on, but I am writing in response to another review I stumbled across. This customer gave RJ Properties an F and a scathing critique. I can't believe we are dealing with the same company. My experience with Jeff has been the exact opposite on every count. His quote was more than fair; his professionalism is top notch; he responds immediately to any concerns I may have; and you can tell he takes pride in his work. What impresses me is that he makes suggestions that are in my best interest, not with the goal of improving his bottom line. Jeff's employees are all respectful, polite, and diligent. (Example: After scraping and painting the side of my building, they power washed my driveway and front sidewalk.) My project is about halfway done, and so far I am very pleased- Jeff really knows his stuff. I'll write a follow-up review when the job is done.

    We were never told our yard would be "completely flat" and we didn?t claim that, but we were in fact told there would only be a very slight grade so that water can properly drain away from the house.  We were given specific lots on Avian Way as references for what our yard would look like, and none of those yards have a steep grade like we do.  Not even close!  We were told all the lots in our area would be "pretty flat with a slight grade".   While there is over 150 feet on the entire lot, there is only 70 feet from the back of the house to the end of the yard.  We are losing 20 of those 70 feet.  Not to mention, the drop-off at a steep 30 degree angle.  We see our neighbors yards, as close as 3 lots away, with minimal sloping and no drop-off 20 feet in from their property line.  We had the very first choice of lots in the development and stressed the importance of the yard many times, again specifically noting that we do not want any sort of steep grade.  We explicitly made it very clear that we wanted a lot with very minimal grade.  That is what we were promised.  As soon as the foundation was poured, we raised immediate concern and the Vice President of company personally contacted us to again tell us we have nothing to worry about.  His comments to us was that it only looked like there would be a steep grade because there was no point of reference and the large dirt mound that was in the yard at that time.  He told us specifically that once grading was done, we would have a very slight grade like we were promised, and again given certain yards to reference as examples.  None of which are anywhere close to what we now have.  We would have gladly selected another yard if we had been given the correct information and answers to our questions.  We asked the question over and over again before selecting the lot.  We received the same answer time and again, and that answer became very inaccurate.  

    As far as what Marrano has offered us...  the driveway "discount" was not a discount.  We were never made aware that upgrading to a concrete driveway was an option, and only learned that from another neighbor that was building.  It was in fact an option at the upgrade cost of $1,400.  Long before a driveway was installed, we said we wanted to upgrade and would willingly pay that full amount of $1,400.  We were told that since the process had already started, they (Marrano Marc Equity) would give us a blacktop credit and to contact their concrete contractor ourselves to coordinate the driveway.  When we did so, the cost of the concrete from their contractor combined with the credit we were going to receive was going to cost a lot more money than the $1,400 upgrade.  We had to beg to get that price reduced to what the actual price was had they given us that opportunity during the initial process.  We did not ask for anything beyond normal price, yet we were made to believe we received a discount.  We paid the same amount any other customer would have paid.  We were experiencing several other issues with the home prior to the lot even being graded and so this pricing had absolutely nothing to do with the loss of space in our backyard.  (The driveway was poured before the grading was done)  Hydroseeding a yard is $500 and the gift certificate for $1,000, while honorable, does not make up for the space we are losing in our backyard.  We have lost nearly 30% of usable space and now have a 5 foot "cliff" to deal with maintaining and to be a safety concern.  

     We continue to feel heartbroken and taken advantage of by Marrano since we asked all of the questions to get what we wanted, we were given bad information, and now, we have exactly what we were trying to avoid.  We were recently told that they have even changed their policy due to our situation.  We were also told that it was a failure by their director of land that it was not explained that there would be a steep drop off in our yard.  To put this into perspective, the very first thing we made clear was that we wanted the least amount of grade pitch as possible, and have now found out that our specific lot has the most severe grade of all the Marrano lots.  That is the reality they are expecting us to accept.  It is not fair, nor ethical.  Yes, they offered to re-engineer the grade.  Let me give clarity on that.  After it was realized how bad this was, we met personally in the yard with the Vice President of Marrano, the construction supervisor and the owner of the nursery that performs the grading.  An option was briefly discussed to raise the back of the yard slightly, but it would create a steeper drop off.  All 4 parties agreed this option would just make matters worse.  Well, this is what they ultimately did.  Now we are supposed to be OK with it.  Their response was, "We are sorry you are unhappy, but there is nothing more we can do".  I guess we should also mention that the Vice President eventually just cut off all communication with us.  We were attempting to contact him regarding work in the backyard he told us would be completed in the drainage area by another contractor that hadn?t been done more than 6 weeks after the initial re-grade.  Weeks later, we had to find out from another Marrano representative that it was because in his eyes, things were done.  

    This is all on top of on-going issues inside the home.  While things are getting slowly repaired, it now requires taking time off from work, moving furniture and pulling up carpets and flooring in literally every single room of the home (not an exaggeration).  The majority of these issues were pointed out during the framing of the home, but were ignored.  Now, we are being told that certain items may not even be fixed, because they are within Marrano Marc Equity's tolerances.  Physically feeling height differences in flooring beneath your feet throughout the entire kitchen in numerous areas is hard to accept as tolerable.

    Cortese Brothers Constr Co Inc
    Called Cortese for a $ estimate to restore/remodel two bathrooms due to January 2014 Extreme cold weather that froze pipes in upper bathroom. When it was disclosed that it would be an Insurance claim, they wouldn't bother with me. "They said it is their Policy". OK, I won't "bother" with them for anything else.
