    The work is still going on, but I am writing in response to another review I stumbled across. This customer gave RJ Properties an F and a scathing critique. I can't believe we are dealing with the same company. My experience with Jeff has been the exact opposite on every count. His quote was more than fair; his professionalism is top notch; he responds immediately to any concerns I may have; and you can tell he takes pride in his work. What impresses me is that he makes suggestions that are in my best interest, not with the goal of improving his bottom line. Jeff's employees are all respectful, polite, and diligent. (Example: After scraping and painting the side of my building, they power washed my driveway and front sidewalk.) My project is about halfway done, and so far I am very pleased- Jeff really knows his stuff. I'll write a follow-up review when the job is done.

    The first time I hired him a few years ago he a good job of painting my living room and dining room.  I subsequently hired him for some odd jobs and he did a decent job for a fair amount. 
    Last week I hired him to remove the wallpaper in my kitchen, paint the ceiling, repair the walls, paint the walls, remove the linoleum, then replace the linoleum with a laminate floor.  He bid $650 for the job with me buying the paint and the floor.  the kitchen is 12 x 12, with L-shaped cabinets and a little less than 120 sq feet of open floor space.  
    It was to be a three day job but I subsequently decided that sheet vinyl was the best option and he does not install sheet vinyl.  but that didn't help shorten the job.  At the end of four days he had removed old linoleum, removed the wallpaper, replaced two sections of the subfloor, painted the ceiling, repaired the walls, painted the walls, and installed trim between the kitchen cabinets and the ceiling for $600.  I?m hiring someone else to install a vinyl sheet floor.
    I don?t know what happen between the first time I had hired him a few years ago and this time, but this time was 180 degrees different.  I paid him because I thought he was honestly trying to do the job even though I have concluded he did not have the necessary skills or knowledge to accomplish the task in a satisfactory matter.  At least he did show up and try.  But in the end all I got for my money was the removal of the wall paper, a passable job on the trim for the cabinets, and perhaps an adequate replacement of two sections of the subfloor.  I?m $600 poorer but not $600 closer to completion of the project.
    On the first day, Friday, he showed up with nothing more than a putty knife to remove the wallpaper.  Realizing that would not suffice, he decided to remove the old linoleum floor first, which was a mistake because the subfloor ended up with no protection from the removal of the wallpaper, repair of the walls, and painting.  Moreover, he merely ripped the rubber baseboard off the wall and the cabinets, leaving most of the glue, which he then proceeded to sand off the wall (he never removed the glue from the cabinets.  I subsequently learned that he should have used a heat gun to remove the baseboard and glue together, and the heat gun and a putty knife to remove the residue.  He knew I had a heat gun because I told him I had purchased many years ago to remove some stubborn wallpaper in the bedroom.
    After removing the floor, he left for about an hour and a-half to buy a steamer and some plywood to replace two sections of the subfloor.  When he returned he replaced the two sections of the subfloor, but he didn?t make a cut around the door jam on one side of the stairwell. A piece needs to be put in that small section because otherwise the vinyl floor will have no support and will crack and deteriorate at that spot.  He did not fill in the spaces between the old and new plywood sections, nor did he cover the nails.  I don?t know if that is necessary but it was obvious that it was done when the original subfloor was put in.   I won?t know until the floor installer shows up whether his work on the subfloor needs to be completed or replaced.  But that was only the beginning of my disappointment with his work this time.
    I?m also going to hire someone to fix the walls properly and repaint them.  As the pictures show he left lots of holes and uneven sections in the walls, every wall has paint drips, and he even left a few spots unpainted.  Although he was here for four days, he barely worked 2 1/2 days.  He didn?t show up until 10 am each morning, and except for Saturday, he would leave by 3 pm or 4 pm, and took an hour or more for lunch.  On Saturday he showed up at 10, left at 11 because he was sick, returned about 2, then worked until about 7.  
    I removed about one-quarter of the wallpaper myself on Friday night and Saturday because it was obvious the job was otherwise going to go on forever.
    I also spent about an hour Saturday night cleaning Durabond off the woodwork, cabinets, counters, and sink.  On Sunday I had to chase him down my driveway to get him to come back and clean up all the primer he had gotten on the windows, trim, and counters.I don't know what it will cost me to hire someone to repaint the walls (after properly repairing all the poorly repaired sections) but I do know I can do a better job myself than what I got for $600.

    Marty and his son showed up exactly at the time scheduled.  In less than 4 hours they were done and completely cleaned up after themselves.  And the door looks like it has always been there.  Additionally, Marty willingly helped me with a couple of other very minor carpentry tasks in the garage while he was there, even though I had only asked how it should be done so I could do it myself.
    Marty's approach to the aluminum siding was to completely remove all the siding from the back side of the garage, then cut his hole and install the door, then reinstall the siding, cutting as needed to fit around the door.  It looks perfect.  Though I knew nothing of siding in the beginning, in retrospect, I am sure this is the right way to handle it rather than cutting through the aluminum siding as the other contractors would have done.  And he had the whole thing done in under 4 hours!

    I was extremely happy with the quality and efficiency of the work and have already contacted Marty to estimate a different project.
