  • It went outstanding! I'll be using them again! You should too! The guys were on time everyday, quoted prices that ended up being spot on, explained and detailed what needed to be done and the length of time it would take, were neat and clean and provided an outstanding outcome. My basement was dated and they upgraded with new windows, doors, p. aint, drywall and trim work. My bathroom needed updated cabinetry and replacement of fixtures and flooring and my family room needed some drywall replacement and ceiling work from a leak with refinishing of our hardwood floors. Place looked so good while they did it, I asked for an extra project to be completed ( new windows in the room) that was accomplished perfectly and for the cost quoted.They kept the mess to a minimum, cleaned up every day at the conclusion of it and made my home look brand new.

  • Javier is a dream. We bought a new home and had a gazillion things we wanted to do, and he priced it all out for us. When we realized that due to closing costs we could only do half of it, we worried he'd balk at losing the big payday. Not at all. He happily took on the smaller job, and did it on time and at his estimate. He also responded to my prolific texting and emails promptly. The work was very good and Javier even threw in a few things he thought we needed in (and still stuck to his estimate). We've already hired him for more work. He's prompt, honest, trustworthy, and good at what he does. The members of his team I met were also great. Highly recommend.

  • I worked with Helio Camargo from Graccioli Contracting, and what they had to do was to dig a trench the length of the wall that was leaking.  They added a pipe and ran it to a sump pump and ran piping from there to the existing drain for my home.  They did another trench around the front of my home as well.  This fixed all of the water issues in my basement.  While they were here they also built a tremendous amount of coverage storage cabinets with louver doors.  They also built up a privacy wall for a downstairs commode.  They were here 10 minutes before their start time each day and performed non-stop work every day until the work was completed.

    My only complaint is that there was a great deal of dust in the basement and my belongings were not covered first, so now I have to have some cleaning done.  However, once I pointed it out, they covered everything for me. 

    In addition to their work, I was going to order a wheelchair for my dog.  She was very weak and needed help walking.  I showed him a picture of what I was going to order and he volunteered to go to Home Depot and purchase parts to make one.  In three hours, he had built the wheelchair for my dog and worked with her to help her walk.  It was very sweet, so I bought him some zucchini bread.

  • He was professional, knowledgeable and thorough. His initial estimate was also very reasonable.  Ultimately we selected another contractor; Phil was our second choice but another contractor had more experience with the local building inspectors and got what we were trying to achieve with the renovation.  I would consider Phil for other jobs.

  • Overall, we are very pleased with the final results and the process. When we first interviewed potential contractors, Steve was the most helpful in terms of taking the time to understand what we were trying to accomplish and making suggestions to improve the plan and make cost-effective choices. During pricing, his proposal was sufficiently detailed for us to make informed choices. Construction began at the agreed upon time. During construction, when questions arose, Steve was very helpful with possible solutions and even if we decided to go a route different than his recommendation, he always kept the best interests of the project at heart. When questions or critiques of the work were brought up by us, they were handled quickly and appropriately. Requests for adjustments made during the project were always greeted with 'no problem' and there was no nickel-and-dimming in terms of changes made to the original plan. The project took a little longer than we originally planned, partly due to changes we made and partly due to waiting for materials to arrive. (make sure the windows are ordered early!) and partly due to running into August vacations. The finish cabinetry was very well done. The project was priced fairly and the work provided under KBS was a good value. Change orders were priced very fairly and there we no billing hassles. Steve's recommend electrician, Manuel Galindo, did good work at a good price. HVAC/plumbing was by RAL Mechanical. I am no expert at HVAC pricing, but that cost seemed high to me. However we were pleased with the work Russell and his team provided and he was also fair and reasonable about change orders. My only significant complaint on the whole project was the architect that Steve recommend, Sal Behar. I realize that architects get paid more than contractors, but I think the fees were unnecessarily high for the amount of work required. He did not design the spaces, I have a design background and had done most of that--he just checked code compliance and prepares documents for the city. In addition, most of the problems with the project--delayed window specs, poor coordination with the city about requirements for enclosure of the mechanical area, fill material where the old door to the garage was (2 of which were quite expensive)--were rooted in Sal's work. However, Steve did what could have been done to make those situations better and I only bring this up to make sure that a potential KBS client has a better experience either through a different Steve-recommendation or with their own architect.

  • Arthur Lange works on a time and materials basis. The window installation went smoothly and was in line with estimates. The basement work was more expensive than anticipated. However, the job was more complex than we realized because of numerous mistakes made by a prior contractor. Arthur Lange's work was extremely high quality with high attention to detail and exceptional problem solving ability. He is also very reliable and stands by the quality of his work. Despite the cost, I was extremely satisfied with Artie's work and continue to rely on him for regular minor repairs and general maintenance issues. He is extremely responsive in handling regular home maintenance issues that many large contractors wouldn't bother with.

  • You won the lottery, if George Veader and Ocean State Property Services agrees to work with you. We interviewed several general contractors. OSPS's professionalism, experience, attention to detail and complete reliability were evident from our first interaction. We have not been disappointed. Our only surprise as been how George and his team go above and beyond our expectations over and over again.

  • He had to go back and redo everything that the first contractor did. He redid the entire terrace, the doors had to be rehung, basement stairs installed (cut into the basement)we had mold in our attic by removing the sheetrock and clean it out, treat it, dry it out and spray a foam in the attic and basement. I had a lot of stuff going on. He had to completely reinstall the windows, and the sumppump in the basement.
