  • Excellent!  John is extremely thorough.  He spent almost twice amount the time in the house we were purchasing as the "average" inspector.  He evaluated every nook and cranny and crawled into spaces we didn't think a person could even get in to!  He provided a thorough and detailed report in less than 48 hours and gave us several tips to increase our energy efficiency, which is another area he specializes in.  John is a former contractor and also  experienced with home restoration/renovation, so he knows his way around older homes.  He provides excellent service at a reasonable rate and even comes to the final walk through at no additional charge.   • This was my first home purchase and I was nervous about all the things that I did not know and did not know to ask. Therefore, ensuring that I had a top notch home inspection was a priority for me. I interviewed a number of people and Andy's detailed responses, professionalism and manner won him the job. Within five minutes of meeting him I knew that I had made the right choice.
    He spent 3.5 hours inspecting the 1800 sq ft property and he left no stone unturned or crawl space un-investigated. He managed to get into places that I thought were too small to fit an infant and luckily he did because he identified both termite and chimney damage that would have otherwise gone unnoticed! He was extremely thorough, knowledgeable and took the time to explain everything that we looked at. Most importantly, he was honest and an incredibly clear communicator. Even my realtor was impressed and a little worried that he was too good at a his job.

  • We inquired with Steve for an inspection recently, and he was able to accommodate us within a 48 hour window!  We found him to be very professional, punctual (early!), quite thorough, patient and friendly.  He is great on the phone, and walked us through the process right away.  As first time home buyers, we definitely needed a bit more hand holding, and Steve was just the right person. He explained each issue (large and small) in much detail, and even recommended a few ways we could mend the problem(s)!
    Due to our tight timelines, Steve was able to turn around our report within the same day!  Also, he takes pictures during his inspection which he includes in the report, and they were very helpful for both communication and documentation.  And even afterwards, he was readily available for any subsequent questions we had.  As someone who works in a very regulated/quality assurance industry, I found his work and report to be very clear and of solid quality
    We would absolutely work with Steve in the future, and would definitely be recommending him to friends and neighbors!

  • The inspection was done at 8 a.m. on Saturday and the report was provided at 11:15pm on Tuesday (Monday being President's Day). The report of O'Hanlon Excavation was a mere 48 words long. It contained no photographs. It contained no sketch. It contained no plan.
    The report reads, in its entirety:
    "Septic Tank
    Septic tank made of brick. All components and water level correct. Very well built tank.
    Septic Fields
    Septic fields are in failure. Large area leaking by road. Performed dye test on fields, leakage appears in wet spot. Leakage appears to be due to sub pump. Exit pipe flooding last field."
    Honestly, the report left me with more questions than answers. I specifically wanted to know what it would cost to address any problems and I used this company to do the inspection specifically because they do installations and repairs and he said he could tell me what it would cost to replace or repair the system.
    I sent Kerry a list of questions about his report and received a response from his wife to leave a telephone number so he cal call me to discuss.

    I was looking more for a "report" than 48 words which could have been texted to me on my phone. And I can't really say that I understand why it took him so long to issue the report that he issued. He apparently told the homeowner that the field failure was due to the sump pump draining into the field and that Kerry offered to extend the pipe for $650 to fix the problem. This is not mentioned in the report.
    I am frankly bothered by the fact that my inspector is offering to do repair work for the homeowner but failing to actually make reference to that fact in his report...not just the fact that he offered to do the work, but failing to even tell me what it would cost to begin to remedy the situation).
    I really did expect more in the way of telling me what needs to be done to fix the problem and at what cost. Kerry seemed to believe that the only thing he was hired to do was tell me if the system was operational or in failure. He did say that he did not know whether changing the sump pump drainage would fix the problem and suggested we put contract language in, to cover the possibility that a new drainage field is needed. But that was all done on the phone after I complained about the 48 words.
    He also said that he did not need to use a camera for the inspection which bothered me a lot since the only reason I was hiring him, and he knew this, was because he said he would be able to snake a camera down to look at the drain field.
    All in all, I am sure he does great work. I just would not recommend him to do an inspection if you expect to get anything that resembles a "report" that can be used for any purpose.

    Update: I did speak with the Westchester Department of Health regarding the information generally, and they confirmed that a camera inspection would not necessarily be helpful in this situation. They advised that once the sump pump situation is fixed, I would have to wait several weeks to see if the problem cleared up and if it did not, further investigation would have to be done. He advised that to repair the system (meaning using the same fields, but replacing the tank and piping) could cost as much as $15,000 but that if it turned out that a new system had to be installed (meaning new fields because were required) it could cost upwards of $40,000 to do). That was the information I wanted from the outset -- turns out I could have had that information for free simply by calling the Department of Health.

    Kerry's report was obviously useful to the extent it advised the system was in failure. Unfortunately, it did little to tell me what my exposure was if I purchased the property and that was the primary purpose of having him go out there.

  • I called True View Home Inspections on a Monday afternoon, looking for an estimate to do an inspection on a 3-bed 2 bath co-op apartment, which we are signing contracts on shortly.  Justin immediately answered and was extremely helpful in giving an estimate for the home inspection and going over everything that he would look at and cover in the inspection.  I decided to go out on a limb, since I could only find the one other review on here, and I have to say I was VERY pleasantly surprised.  He was almost immediately available and was able to do the inspection that Wednesday morning.

    When I met Justin at the apartment, he was actually EARLY and was waiting for me to arrive to start.  He was very courteous, friendly,  and professional upon first introduction.  You may be surprised by how young he is, but don't let that fool you - he REALLY knows what he's doing!  He is fully licensed, has plenty of experience, and he owns the company.

    Armed with a tablet (iPad) device, a digital camera, and a variety of other tools, he set to work immediately and didn't waste any time.  He was extremely thorough for just looking at a simple co-op apartment, and I really appreciated that he led me through the whole inspection and called me over to point out everything that he came across as an issue.  He also gave some very helpful suggestions on what to keep an eye on for future problems, and small things we could do to improve the systems in the apartment when we moved in.  He continuously recorded all of his observations on his tablet as he went through the inspection so that he wouldn't forget anything later, and documented everything with photos.

    Justin prepared a very thorough and professional report for us, which was clear and concise, and organized in a well-thought-out manner as to what needed immediate repairs, what may need repairs in the future, and his suggestions for future work.  He sent the report to us via e-mail by 5:30 pm that very same day.  I know some inspectors will give you a report on site, but he told us that he likes to sit down and really go over everything while he prepares the report, as opposed to rushing through it on site.  I certainly didn't mind waiting a few extra hours for a report that covered everything as well as it did.

    On a side note, I am a female structural engineer, and sometimes I have difficulties dealing with men in the construction/home repair industry who assume that, because I'm a woman, I don't know anything about buildings or building systems (so not true!)  I really respected that Justin immediately treated me as an equal and wasn't condescending in any way (and I never even mentioned that I was an engineer!)  Women should have no qualms about hiring him!

    In short, I wouldn't hesitate to hire Justin from True View Home Inspections again.  My real estate broker, who was also at the inspection, was impressed as well, and I hope she's able to pass along some business to him (she took a bunch of his cards to have handy at her brokerage).
