    It went well.  His team came early each day and did a good job cleaning up.  Team worked through many of the cold winter days unless it was raining or snowing.  Very pleased with end result and Luis did an excellent job cleaning up after the project was finished.
    I had to have a set of stone stairs that rise 2-stories to my front door
    rebuilt.  I had a structural engineer design the plans and submit them
    to the town.  Got three separate quotes for the construction.  Choose
    Luis as he was the most flexible in working on price with me.  He
    agreed to reuse the existing stone so that so that it would match the
    rest of the house.  His guys came on time and he was excellent in
    cleaning up and making sure the project looked excellent at completion. 
    He even came back 10 days after completion to power wash the stairs to
    remove residual cement dust.  There were a few things that I wanted to
    change once we got started (things the engineer failed to include in the
    plans),  He was able to do these and gave me a very fair price to
    expand the scope.
    Project involved:  Demolition of the existing
    stairs, Digging and pouring a foundation, preparing concrete forms,
    pouring concrete walls and treads, splitting existing granit into facing
    material, facing the stairs, installing blue-stone treads, Underneath
    the stairs was a large storage room which was also coated in stucco.

    It went outstanding! I'll be using them again! You should too! The guys were on time everyday, quoted prices that ended up being spot on, explained and detailed what needed to be done and the length of time it would take, were neat and clean and provided an outstanding outcome. My basement was dated and they upgraded with new windows, doors, p. aint, drywall and trim work. My bathroom needed updated cabinetry and replacement of fixtures and flooring and my family room needed some drywall replacement and ceiling work from a leak with refinishing of our hardwood floors. Place looked so good while they did it, I asked for an extra project to be completed ( new windows in the room) that was accomplished perfectly and for the cost quoted.They kept the mess to a minimum, cleaned up every day at the conclusion of it and made my home look brand new.

    Javier is a dream. We bought a new home and had a gazillion things we wanted to do, and he priced it all out for us. When we realized that due to closing costs we could only do half of it, we worried he'd balk at losing the big payday. Not at all. He happily took on the smaller job, and did it on time and at his estimate. He also responded to my prolific texting and emails promptly. The work was very good and Javier even threw in a few things he thought we needed in (and still stuck to his estimate). We've already hired him for more work. He's prompt, honest, trustworthy, and good at what he does. The members of his team I met were also great. Highly recommend.

    The original inspection was completed for the original cost. The additional work, a check valve was performed on the same day the tech explained that this would prevent the back- up into the slop sink. However as the tech explained this is only a temp fix. We discussed different alternatives and his Boss , mr Fusco was suppose to call me with prices. He never called.
    The tech who came was very polite and seemed knowledgable
    For this reason I would not rate this provider as reliable

    As part of the sale of my 120 year old home, I was required to have my oil tank removed, as the buyer will be converting to gas heat. The huge tank had been put into a small area of my side yard (probably in the 1930s), wedged between the foundation of my home and the sewer line, with a clay drain pipe running over it. In less than a day, Dutchess dug up the tank in mid-February, had the tank cleaned and drained, removed the tank on another truck, installed a temporary oil tank, hooked it up to the existing oil lines, transferred most of the oil that remained from my old tank to the temporary one, and filled the hole with over a truckload of soil. They removed and then reassembled the unexpected drain pipe at no extra cost. Because of the tank's close proximity to the foundation and the sewer line, they had to carefully use their backhoe and skillfully maneuver and lift the tank out. The expertise and professionalism demonstrated by Lou and Keith in doing this was impressive. Additionally, the office coordinator, Patti, was extremely helpful and responsive to my calls. Because of our approaching closing, she helped make sure the paperwork associated with the soil testing was sent to me as quickly as possible. Truly a terrific team.

    C. Commisso & Sons is a third generation, family owned and operated small business.  They are highly regarded locally by both municipal authorities, fellow contractors and former customers.  I was very impressed by their attention to safety.  Their traffic control (cones) and signage was clear and appropriate.  The excavation itself was carefully done with a small backhoe at first and then hand digging as they neared the pipes.  More importantly, the hole was braced against cave in with a system of shoring consisting of beams and metal wales.  The site was kept clean and materials were neatly stored overnight.  The job was completed in just two days.
       Two-way communication with one of the owners was fine.  Not only was their bid price very competitive, but there were no nickel-and-dime extras.  In terms of honesty, they are excellent: when the municipality waived the permit fee, that savings was passed on to me.  I would not hesitate to recommend C. Commisso and Sons to anyone.

    Wayne Sr. the co-owner was very responsive, knowledgeable and contacted me by email right away. he explained the process options clearly, reviewed site and gave me a fair quote promptly.His son apparently now runs the business. all the work was done well in about 2 days and the men did a fine job and clean up. we were well satisfied with the work. The only real negative was in the followup paperwork. In preparing the paperwork the number of my house was typed 69 instead of 67 and then someone tried to write over the 9 to make it a 7 and messed it up. Three phone calls later including a supposed drop off of the proper document has still not resoved this issue as of this morning 10/1. normally a minor point in the review process but if this document is not correct when you go to sell the house and someone challenges this you are now in an old jackpot.hope to resolve this today since I told them very clearly that has impacted my satisfaction level for this review.

    I worked with Helio Camargo from Graccioli Contracting, and what they had to do was to dig a trench the length of the wall that was leaking.  They added a pipe and ran it to a sump pump and ran piping from there to the existing drain for my home.  They did another trench around the front of my home as well.  This fixed all of the water issues in my basement.  While they were here they also built a tremendous amount of coverage storage cabinets with louver doors.  They also built up a privacy wall for a downstairs commode.  They were here 10 minutes before their start time each day and performed non-stop work every day until the work was completed.

    My only complaint is that there was a great deal of dust in the basement and my belongings were not covered first, so now I have to have some cleaning done.  However, once I pointed it out, they covered everything for me. 

    In addition to their work, I was going to order a wheelchair for my dog.  She was very weak and needed help walking.  I showed him a picture of what I was going to order and he volunteered to go to Home Depot and purchase parts to make one.  In three hours, he had built the wheelchair for my dog and worked with her to help her walk.  It was very sweet, so I bought him some zucchini bread.

    The inspection was done at 8 a.m. on Saturday and the report was provided at 11:15pm on Tuesday (Monday being President's Day). The report of O'Hanlon Excavation was a mere 48 words long. It contained no photographs. It contained no sketch. It contained no plan.
    The report reads, in its entirety:
    "Septic Tank
    Septic tank made of brick. All components and water level correct. Very well built tank.
    Septic Fields
    Septic fields are in failure. Large area leaking by road. Performed dye test on fields, leakage appears in wet spot. Leakage appears to be due to sub pump. Exit pipe flooding last field."
    Honestly, the report left me with more questions than answers. I specifically wanted to know what it would cost to address any problems and I used this company to do the inspection specifically because they do installations and repairs and he said he could tell me what it would cost to replace or repair the system.
    I sent Kerry a list of questions about his report and received a response from his wife to leave a telephone number so he cal call me to discuss.

    I was looking more for a "report" than 48 words which could have been texted to me on my phone. And I can't really say that I understand why it took him so long to issue the report that he issued. He apparently told the homeowner that the field failure was due to the sump pump draining into the field and that Kerry offered to extend the pipe for $650 to fix the problem. This is not mentioned in the report.
    I am frankly bothered by the fact that my inspector is offering to do repair work for the homeowner but failing to actually make reference to that fact in his report...not just the fact that he offered to do the work, but failing to even tell me what it would cost to begin to remedy the situation).
    I really did expect more in the way of telling me what needs to be done to fix the problem and at what cost. Kerry seemed to believe that the only thing he was hired to do was tell me if the system was operational or in failure. He did say that he did not know whether changing the sump pump drainage would fix the problem and suggested we put contract language in, to cover the possibility that a new drainage field is needed. But that was all done on the phone after I complained about the 48 words.
    He also said that he did not need to use a camera for the inspection which bothered me a lot since the only reason I was hiring him, and he knew this, was because he said he would be able to snake a camera down to look at the drain field.
    All in all, I am sure he does great work. I just would not recommend him to do an inspection if you expect to get anything that resembles a "report" that can be used for any purpose.

    Update: I did speak with the Westchester Department of Health regarding the information generally, and they confirmed that a camera inspection would not necessarily be helpful in this situation. They advised that once the sump pump situation is fixed, I would have to wait several weeks to see if the problem cleared up and if it did not, further investigation would have to be done. He advised that to repair the system (meaning using the same fields, but replacing the tank and piping) could cost as much as $15,000 but that if it turned out that a new system had to be installed (meaning new fields because were required) it could cost upwards of $40,000 to do). That was the information I wanted from the outset -- turns out I could have had that information for free simply by calling the Department of Health.

    Kerry's report was obviously useful to the extent it advised the system was in failure. Unfortunately, it did little to tell me what my exposure was if I purchased the property and that was the primary purpose of having him go out there.

His initial estimate was also very reasonable.  Ultimately we selected another contractor; Phil was our second choice but another contractor had more experience with the local building inspectors and got what we were trying to achieve with the renovation.  I would consider Phil for other jobs.
