    RJ (owner) did a good job from initial contact to completion of project of explaining the costs and method of construction. I explained what I wanted and Fairless delivered. Fernando (Fairless coordinator/overseer) did and outstanding job of coordinating and listening to my concerns. Fernando and Wilber worked tirelessly either directly participating in constructing my casita or assisting the subcontractors completing the project. Fit, finish and construction materials were first rate. I would recommend Fairless.

    The contractor did an excellent construction job. Halfway through the project, the contractor informed me that the planned deck had to be reduced in size and functionality and the golf cart driveway had to be demolished to comply with the Anthem Sun City HOA rules.  So, I took over the dealings with the HOA, requesting for a zoning variance and  got the project approved, after attending several hearings at the architectural committee.

    Advice: get the project approved by your HOA before embarking on a remodeling project.

    I have worked with quite a few architects before but Ann is the best.
    1. Extremely knowledgeable about building code managing to get a supposedly impossible design approved by City.
    2. Have the plans approved in 4 days after submission without any changes.
    3. Anticipated & addressed all my concerns in designing the expansion. I have not made a single change in her design.
    4. Extremely cost-conscious, she tried hard to minimize building costs unlike most architects that seem to prefer the most expansive designs
    5. I am surprise that the final bill has no incidental charges e.g.printing. I paid exactly what was agreed
    6. Her fees are very reasonable for a licensed architect

    We worked with Leo and he got us a prompt quote and was able to start the work immediately.  The work was excellent!  We were so happy with the results.  Our kitchen cabinets were a ugly yellow oak and they sanded/primed/painted them white.  They also installed our new handle hardware.  We were so happy with Clark County Builders that we are using them again to install a built-in shelving unit as well as a brick fireplace!

    I chose the vendor based upon the reviews in the Angie's list and based upon the recommendations of the management at Sun City Anthem HOA.  The price is only a tad higher than the low bid, but the quality of workmanship is significantly better than similar conversions performed by other contractors on the same model Sun City home (Trenton).  I am attaching several pictures.
    The main project 1 and 2 finished in 36 days, within my tolerance of the quoted time of 1 month.  The contractors run into problems with the HOA's architectural review committee,but did not inform me until the project is well under way.  So, I took the matter into the HOA's architectural review committee and got variance approved, after spending a lot of effort.

    Overall he did a good job and we are pleased with the final result. But, he tended to want to follow his own vision, and we had to be assertive on what we wanted to do on some aspects of the design. Two issues that arose during construictuon that should have been caught during the design phase and corrected: First, the roof truss/framing design was not coordinated with the mechanical/HAVAC design, so that there was no place provided in the roof trusses for the forced air equipement. Consequently, we were forced to design a drop ceiling into one of the rooms to provide a space for the forced air unit. Second, his mechanical engineer sub-consultant specified an electrical forced air unit rather than gas. No one caught this until we were ready to install the forced air unit. This cost us a lot of money to change and put us behind schedule 3 to 4 weeks because we had to redesign the system and re-submit it to the building dept. for approval before the construction could proceed.

    Anne kept to her cost estimate even when her hours ran over. I rate my wife and I as hard to work with because our wants don't match our budget and Anne was patient guiding us to identify the remodeling that would produce long-range energy savings with design features that fit the budget. She provided the info and we made the choices. Very nice.
