    The building looks so great that we hired an artist to paint a mural on the building depicting the historic nature of the building. The work has so improved the building that we get compliments from other building owners and get multiple offers to rent space in the industrial building whenever any space becomes available.

    The freeze / thaw action, over the years, had eroded much of the concrete around the windows and on structural columns. Much of that concrete is under a ledge, or on the face of the building, and requires a very special application of materials to make it last. After removing all loose spalling concrete and cleaning down to the rebar, the rebar must then be cleaned and the affected area brushed with a solution that will aid in the adherence of the new concrete to the old surfaces. Then a very high-strength (7200 psi) concrete is applied using forms and allowed to dry. All old cracks are concreted or caulked and the entire building is painted with two coats of paint.

    We truly believe that our historic building is now capable of being an attractive, productive piece of real estate for its second century!!! And thank you to the guys of Approved Construction for bringing it in under budget!

    Ed and his team were awesome. The project was estimated to take eight weeks and Ed made sure everything was completed in that time frame. His crew were all professional and very pleasant to work with. Joe was awesome and helped I so many ways to insure that we were happy with what ever was being completed each day. He was especially helpful on the deck stairs to the driveway that seemed a little steep at first but after he finished with them they were absolutely perfect. The deck was an after thought when we originally started the project and we are thrilled that we added it to the plans. It is great to have coffee on the deck in the morning sun! The work that was done to our foundation was much needed and looks fantastic as well as the new basement windows. It is great to be able to check off the many things that we needed to do to our home before we found Universal. Like every contracting job their are always bumps along the way and Ed was there to help us work through them. He is a true professional! In the end, the finished project far exceeded our expectations! It is a pleasure to walk into our new space ever day! We would not hesitate to use Universal again!

    He responded promptly to the email I sent him regarding a needed estimate. He and his crew were very professional, courteous and hard workers. I met with him several times regarding brick colors for the stairs and retaining wall. I was honest with him and told him I had no idea what I wanted on the stairs but kinda knew what color for the retaining wall. He was so kind and patient as he gave me a few ideas on brick colors for the front stairs. He and his crew worked everyday and finished in less than a week. The crew clean up after themselves every day after they left. I would highly recommend him and did already to my father in law.

    The only thing I am afraid of is the railing that has not been put in yet .... I read a previous review about the railing guy and it does not seem like his is professional.

    **Update 6/2013 - They neglected to get the proper permits, after mapping out the project, left a piece like 'Oklahoma' in the patio undone. Blair's partner promised that they would come back and finish it after the inspection. I PAID for the entire thing to be done, that was my estimate, and that's what I paid for. Over a year later, they have NOT finished it, despite NUMEROUS calls and basically begging them to come and finish the project. Right now, as we speak, I am looking for another contractor to finish this lousy 6 x 8 area of the patio. This guy is my neighbor, no less, and basically avoids me. I gave him a nice chunk of change and left me with an unfinished patio. He asked me to give him a review and I gave him a good one, but after a year, I'm fed up. 


    Blair was great, and his crew was fantastic!  It was a VERY hot few days, but all the work got done, and done well, I just had to keep on bringing out ice water to keep the guys cool! They were troopers!!!  We needed a new back porch, and steps, leading to a paver patio. I chose all of my materials, and they got to work digging the footing to code. They took care of all the permits and the particulars. The steps were done very, very well. Excellent masonry! The paver patio was done very well also, it has a nice freeform curved shape and I really love it! They did everything the way I wanted it, and I have gotten SO many compliments on how nice it looks out there now!

    Kalooky Landscaping
    I have been taken advantage of by a contractor named Ricky Kalooky, owner of Kalooky Landscaping, 4 Parallel Street, Nutley, NJ. In April 2010 to July 2011 I prepaid Mr. Kalooky multiple personal payment checks totaling $85,350 for repairs to the outside of my home and property, which he has not completed to date. The work was to remove several yard trees, replace a retaining wall around my property, replace my front steps, walkway and driveway. Mr. Kalooky did very minimal work before he stopped working completely. I currently have no front steps, my driveway is dug up, no walkways no retaining wall and the outside of my home is all dug up. I have to use the back door to get in and out of my house. I contacted Ricky Kalooky of Kalooky Landscaping in April 2010. He was recommended by my next door neighbor (another senior citizen).  Mr. Kalooky never gave me a contract or scope of work, and I did not ask for one because I did not know to ask for one; I trusted him. Starting, April 9, 2010 Mr. Kalooky would ask me for checks in all different amounts for the work he was going to do around my house ( I have copies of all the checks). I live alone and I never had work done before so I am not familiar with the pricing for the work he was doing and trusted that he was going to get the work completed.  He started taking down trees and digging up my yard, he would show up to do some work every couple weeks or so for a couple hours then he would ask me for another check. He never made significant progress and I didn’t realize how much I was paying him. My property is a mess and it is not safe for me.  Winter is now coming and it will be very difficult for me to park and walk into my house with ice and snow. Also, I am concerned that my neighbors will begin to complain about my unsightly property or someone will get hurt do to the condition that the property is currently in.

    They were good, but we had some problems with communicating what exactly needed to be done. He made the platform for the deck steps way too large and charged me more because of it. He also thought I was going to have everything done at once, and he gave me a great break on the price because he thought it was going to be done all at once, but it didn't happen that way.

    The work was scheduled to be done all together but due to other work being done at the house and winter's arrival, it has been done in sections. Brian arrives on time as promised and does quality work. He is professional and has integrity. I have received many complements on the new landing and walkway. Last fall he was completing the paver walkway and there were leaves all over my property. He and his helpers cleaned the property better than professional landscapers. His written proposals are very concise and he explains exactly what he will be doing, for example, he states how many inches or feet he has to dig for a footing, the psi of the concrete, etc. I will hire Brian again for completion of the work we discussed. It has been a pleasure to work with him on the different projects at the house. I have recommended him to others because he charges a fair price and does excellent work.
