Keith and his crew did an incredible job. We are so happy with our new bathrooms, deck and kitchen. Everyone was very professional, attentive and responsive. Keith was so easy to work with and very accessible. His pricing was fair and finished on schedule. We needed additional work done - hardwood floor refinishing, new indoor railings, new counter tops and the subcontractors Keith recommended all did a great job and were just as easy to work with. Would definitely recommend Built-well. again.

The job took two days to complete due to the many imperfections in the drywall and ceiling that had to be repaired and sanded before the actual painting began.  It looked amazing before the paint even went on the walls.  They did such a great job!  I will  definitely recommend them to my friends and family.  Jack, the owner, is a joy to work with.  His attention to detail was greatly appreciated. We had Greg and Pete on the job too and they were also excellent workers.  I can't say enough about these guys.

    Finest Home Designs LLC
Terrible, terrible, terrible.  However, I understood that going with Joseph Peters was a risk.  He was the 2nd low bidder out of five bidders.  Luckily, I structured the contract & payment schedule accordingly to protect myself and therefore did not lose too much on the deal when I fired him although considerable re-work was required.  As in all reviews, don't take my word for it, photos never lie.

A few words to the members & Angie's List staff before the review.  It's extremely important to know who you're dealing with.  Who's selling the job, who will be overseeing the job and most importantly know the company you sign the contract with.  I deal with contractors frequently, and I've seen too many times a quote from company A but a contract from a similar sounding Company B.  Huge red flag.   Angie's List is invaluable for reviews, but it doesn't stop there.  I check outside reviews, BBB status, date the NJ company was founded, if multiple companies similar in name are founded in same town or by same principal, and status of the HIC license against the information provided.   Does the HIC license match?   For instance, Joseph's Angie's List profile states he's been in business since 1965, however the current company "Finest Home Designs LLC" of New Milford was only founded on 4/26/13.  This is a potential red flag which could mean he may have gone out of business a few times in the last 50 years or perhaps it's just an administrative change.  I would later find out from Joseph that the business is NOT in his names but rather his wife's.  This was news to me & also a potential red flag.

I consider myself very lucky that Joseph's crew didn't show most of the time.  This allowed me to inspect the minor amount of work completed and uncover considerable faults & deviations from our contract & the approved plans.  Both the underlying construction + the final finishing options are important, however finishing can always be replaced.   The most important aspect is the underlying "foundation" of construction materials for long lasting quality.  This is where Joseph skimped.

Joseph knows construction.  He spent a good amount of time coming up with a solution for a few projects I had in mind.  However, his quotes were astronomical and I chose to test him with the fireplace project.  The price for the doghouse was reasonable with a moderate amount of profit .

Schedule & communication: Another reviewer noted that Joseph was impossible to get in touch with except for text message.  This is very important I would come to find.  Joseph said the work would take 1-2 weeks, I gave him double that and he wasn't even 30% complete.  Joseph never responded to calls, voicemails, emails and only a handful of text requests at his choosing.  He never once provided a schedule or even a heads up of who/when folks would be showing up at my house.  He personally showed up at my house once only at 6:15am unannounced, luckily my wife saw him and I was able to speak with him.

Homeowners don't realize how important it is to get a "Broker certified, Certificate of Insurance (COI)" listing the homeowner as an insured on the contractors policy.   The homeowner needs to be listed as an additional insured to be fully covered & to ensure the policy isn't cancelled mid-project.  This was a requirement of our contract which Joseph & his crew never fulfilled.  What's so important is that Joseph used (2) non-english speaking immigrants to do the work.  This in & of itself is not a problem, they did decent work if somewhat messy, but they were not covered by his policy since they were not employees.  If anything happened to them, it would be on my home owners policy. These guys couldn't afford to buy a $35 extension chord, they're lucky they didn't die or get seriously hurt using this modified chord  (See attached photo).

Quality: These guys cut corners to save effort & pennies in materials, literally.  Rebar never installed in footing, CMU not properly installed nor did end result match existing color (grey vs. white) coloring additive would have cost a few dollars, anchors not installed correctly, framing for fireplace were wrong dimensions.  Instead of properly cutting my existing vinyl siding, they tore it all off along exposing my home to the elements for 2+ weeks.  They also pulled a LIVE ELECTRICAL WIRE outside the house & left it open to the elements.  (see photos).  Once Joseph made sure my house was open to the elements and he assumed I was vulnerable, he pulled the oldest trick in the book & decided he wanted to renegotiate the contract.

In the end, I asked Joseph to my house to review these issues & refused to make the 2nd payment install for "framing".  He only performed 1/2 the framing (much of it incorrectly) and did a terrible job with the CMU & wanted to be paid.  The completion date of 3-weeks had already passed and Joseph hadn't purchased a single finishing materials (Sheetrock, insulation, vinyl siding, caulk, nails etc. etc. ).  Joseph then came to my house & unexpectedly brought his wife, apparently the owner.  They wanted payment of which I refused many times until work completed & issues fixed.  We met in my dining room with the fireplace framing 6' away, they both refused to review the work.  THEY NEVER REVIEWED THE WORK!   They also asked if I would write a blank check or call Lowes & authorize credit card purchases on my behalf with my card number.   In the end, we went our separate ways.

Joseph refused to relocate a single electrical outlet which was clearly listed (as item #1) of the contract.  Joseph said that he wasn't going to comply with the contract unless he received substantially more money than originally negotiated in the contract.  Lastly, Joseph attended a meeting with the fireplace unit vendor in which we made 1 or 2 changes.  A written recap of the meeting was circulated to all parties to confirm what was discussed & a no cost impact for these minor changes.   Joseph performed the changes (redux in scope) that were in his favor & did not comply with the additions in scope & tried to play a game.  I finished the fireplace without him (see photos).

In summary, I took a calculated risk with Joseph.  The risk didn't pan out but the contract & payment terms were structured in a way as to not hurt me vert much.   Lastly, don't ever rely on "Town Approval" of certain conditions.  Joseph had received "Approval" for footing & framing inspections.   However, he didn't meet most of the contract conditions.   Towns in Northern NJ usually only check to make sure you're not building with Popsicle sticks.   In this particular case & the inspection I personally scheduled, no one asked for approved plans & the inspectors go by first names only.   There's no documentation except for a sticker with no identifying marks for town, permit # or inspector credentials.   Building to code is the most minimal/terrible standard you can build to and should not be accepted.  I've heard way too many times a contractor say "It passed inspection" so you must accept it - So what? No I Don't have to accept it.  The Inspectors aren't reviewing the approved plans many times let along verifying that you're contract requirements have been met.

    Mr Painter
Jeff was wonderful and an excellent painter.  I will definitely hire him again for my next painting project.  He is a perfectionist, which I appreciated and was so thoughtful and considerate.  He provided me with his professional opinions and suggestions, which I gladly took.  He has an amazingly steady hand along the ceiling/wall line!  Jeff was so helpful with moving the furniture and odds and ends that I forgot to pick up.  He made sure my favorite chair was back in place so that I could watch t.v. on those evenings that he had been working on the family room...that little detail really mattered!  I enjoyed meeting his wife Carmen and appreciated her quick painting of the trim and helping me pick out colors, especially with the railing of the spiral's one of my favorite things!
I had been dreading all the chaos that goes with a job of this magnitude.  Jeff made all my worries disappear.  It was a definite positive experience to have him work on my home.  He is coming back to paint my unheated foyer as soon as the weather warms was way too cold in February to do the job.  It will be good to see him again!

    New Face Construction
Chris is reliable, dedicated and hard working. He shows up on time, is very neat and is methodical in his approach. He will not leave a job until he ensures that it was completed perfectly. He has a wide range of talents and will take on small jobs (such as minor repairs) to major construction projects (involving building in HVAC systems, plumbing, electrical and sheet rocking).  He is priced fairly and very honest. He is a highly talented cabinet maker and was able to construct a massive storage system in my garage. He is extremely responsive to calls and concerns and has real pride of workmanship. A rare find in the field!

    Ultimate Home Services
My experience with Rick Weber from Nova Home Services was a wonderful one from beginning to end.

Rick responded very quickly to my initial inquiry. I emailed him on a Sunday evening and he called me the very next morning.

When Rick came to my home to assess what needed to be done, I felt like he knew exactly what I wanted. He said all the right things. I really felt that there was a meeting of the minds.

I received Rick?s estimate that very night. It was very professional. It spelled out the specific work that would be done and it included every detail that we had discussed earlier in the day. Nothing was left open to interpretation. It was clear and easy to understand.

Rick?s price was slightly less than the other two prices I got for the same work. His payment terms were very reasonable, and they were also clearly spelled out in the estimate.

I was very pleased with the actual work that Rick did. He is a perfectionist (like me) and a true craftsman with a serious attention to detail.

After installing a new storm door, Rick spent an additional half an hour adjusting the closing speed of the door and adjusting the door latch mechanism so that the door closed perfectly every time.

The sheetrock patches that Rick did were seamless. When he was done, I could not tell where the old sheetrock ended and the new sheetrock began. He even repaired and painted the water stained window and floor trim in the same water damaged areas as the sheetrock patches.

Rick also installed a couple of interior door knobs for me. These were problematic because of the age of the doors. However, he had the perfect tool for the job and he made short work of the installations. Here again, he spent a good 20 minutes after each installation adjusting the door latch to ensure that the doors closed perfectly.

Rick used drop clothes where appropriate and he cleaned up behind himself as he completed each project. He even mopped the hardwood floor in the room where he did the sheetrock patches.

I felt very comfortable with Rick. He was courteous, knowledgeable and professional.

I plan on hiring him again for the many other projects that I need done.

I have no compunction about recommending him to others.

    Jeff Sauerman Contracting
It was a pleasure to work with Jeff and I plan to work with him again in the future.

When Jeff met me at the house to get the explanation of the services we contemplated so he could draft an estimate, he arrived on time and took detailed notes. When we received his estimate, it was detailed and thoughtful. He had paid attention to the things that were important to us and clearly considered the costs when developing the estimate. Other estimates we received did not have the same level of detail so they didn't give us confidence that the price accurately reflected what it was going to cost. Jeff's estimate was indeed accurate.

Once work began, Jeff was easily reachable for any concerns via cell, text or email. He was enthusiastic about taking my calls and addressing concerns or new/revised requests. He patiently explained the work he was doing or having done and made us feel comfortable about asking him to have work refinished or fixed on the few occasions it was necessary.

Jeff understood how we wanted to approach our projects as well. We wanted to take a practical approach to our renovations and have the work look good, but we didn't want to make unnecessary expenditures either. Jeff never tried to push us to do something we didn't want to get done or to give up on something we decided we wanted, but at the same time, he tactfully advised us of options for addressing issues without incurring unnecessary costs. He probably could have made more money if he advised us differently but I think he wins more business longer term as a result of the way he approaches things.

We were very satisfied with the quality of the work done by Jeff and his team as well as that done by the subcontractors that Jeff selected. There are some additional projects we have had done where Jeff introduced us to specialists to handle the projects and left himself out of it rather than artificially creating more business for himself. I think that is a standup way to do business and a good way to build long term trust.

As a new home owners, there were times where we had an issue and didn't know what to do about it where Jeff would be a very helpful with ideas. For example, we had a pantry closet where the shelves were old, unsightly plywood shelves and we wanted to have new shelves made. I asked Jeff for some ideas, and he suggested getting some inexpensive Elfa shelves from The Container Store that he could install. It was the perfect fit functionally and for our budget and we had never heard of Elfa before.

One thing to keep in mind is that Jeff will inspect the quality of the work, but at the end of the day the home owner needs to pay attention to the details to ensure you address every issue that may come up. I think this is true for any contractor.

Overall, it was a great experience working with Jeff and I look forward to working with him again.

    RJT Custom Builders
Rob and his team of subcontractors did a whole slew of work at our property.  Including, a brand new kitchen, complete interior painting, hardwood floor restoration, deck repair, bathroom upgrade and electrical work like installing ceiling fans, chandelier and lights.  I was very impressed with Rob as a contractor & a project manager, he has a very good understanding of what needed to be done and in which sequence to optimize / reduce the project time.  I was also impressed with the quality of work by all of his subcontractors, they were all very professional and did an excellent job.  One thing that I was very impressed with Rob was his responsiveness; even though he was managing multiple jobs he was always responsive to my calls and took care of anything that I brought to his attention.  He always aimed to make sure that we were happy with the result of the work and took corrective actions if we were not completely satisfied with any aspects of the work.  I would certainly use Rob for any future renovation / remodeling job and I highly recommend Rob without any reservation for remodeling projects big and small, he is an excellent contractor.  As testimony to the quality of his work many of my relatives loved the kitchen he built and took his number to call him for their projects.  Good luck to Rob and his team and continued success.  Keep doing the great work and being responsive to your customers needs.
