    Not a professional organization--top down. Very poor and inaccurate communication at best. Did get the feeling they were working for the buyer instead of me the seller who was paying their fee. As a post script I have worked with other Century 21 locations with very good results. This JC franchise is to be avoided.

    Seller Home Inspection.  Jim Rizzolo from this old house home inspection arrived promptly at 9:00am as agreed.  He carried a bag of tools that he used throughout the inspection.  He spent 2 1/2 hours and inspect our home.  Our house is build in 1890,  three stories plus a basement and three baths, a front porch and back deck.   He started his inspection on the outside of the house looking at the conditions of roof shingles, chimney and siding as well as foundation noting things although small that a buyer might want taken care of before buying.  We went inside, he checked all the receptacles to be sure they were grounded,  found something electrical we had been living with, that was missed on purchase home inspection, that need to be fixed.   He pointed out  shoddy workmanship on a ceiling in one of the baths.   He checked the electrical box in the basement, the boiler, hot water heater and outside walls for dampness or leaks with his dampness meter.  He checked all appliances to be sure they were in working order. He turned on every faucet to be sure all plumbing was in order.

    Jim was very professional, knowledgeable and a great sense of humor.   I would highly recommend Jim.  Doing the pre-sell inspection showed us some things a buyer inspection would have picked up, leaving room for haggling over price because of repairs.   His fee was reasonable, especially for all the information we received.

    Bill Graber was the transaction broker for an apartment rental in the Heights neighborhood of Jersey City, NJ.  Bill is very familiar and knowledgeable about the Heights and the Jersey City real estate market.  He was efficient in finding us a suitable tenant and moved quickly through the credit check and lease signing process.  Bill always was attentive and available, and moved things along at our pace.  Although I cannot speak for her, I think the tenant would also agree that he was fair and attentive to her needs as well. Bill was great about communicating updates along the way, and his thorough emails always kept me up to date on our progress. I would definitely recommend Bill for any real estate needs in JC: buying or selling a home, or for a tenant or landlord.  He was very professional, and respectful of all parties.  Bill does not hard sell. He lets his work, integrity and knowledge speak for itself, so it is very easy and comfortable to work with him.  My next real estate needs are outside of Jersey City, I wish I could use him there!!!  I cannot recommend him enough!

    Donna found me a place through a well-developed plan which included her personal data on apartment owners.  She used a proactive email blast technique to these owners summarizing my needs and then lined up an impressive list of showings which allowed me to find a place the first day.  In a tight rental market like NYC, finding the right place is not easy, especially on budget.  Donna made this difficult task much easier.  Very good in handling lease negotiations and has a strong legal  knowledge.  She was also a good source of local insight to help me acclimatize to the area.  Highly recommended.

    The experience was HORRIBLE.  The marketing for my home looked amateurish at best, was literally a piece of paper with block printing on it.  No glossy pictures, or professional verbiage.
    The agent had an issue with me wanting to be in my home for the showings.
    When I interviewed a different agent from Villa the manager had an issue with the fact that I did an hour long interview with the agent.  She told me that was way too much of that agents time to waste and that real estate wasn't rocket science.  If anyone out there does not have a thorough interview with a prospective agent I think they are foolish, you should always know what you are getting into, which is where I dropped the ball in the first place with using Villa.
    When I asked for an unconditional withdrawal from Villa the manager literally screamed at me with staff in the office like I was one of her minions.  She said in all her years doing this job she has never had anyone ask for a withdrawal...I find that very hard to believe, unless she intimidates unhappy clients into staying by raising her voice.
    My experience was completely insane.  The lack of professionalism in that office was horrendous, mainly from the manager.   The marketing needs to be much stronger for a property that a buyer pays mansion tax on.
    I would have to think there are competent agents in this office, but my feedback comes from having one that may not have had mansion tax properties before (hence the poor marketing) and because the manager is completely UNPROFESSIONAL.

    Donna helped my wife and I buy a condo in the Hoboken/JC area. From the very beginning she was very informative and upfront. We ended up putting in an offer on a building right before storm Sandy. Needless to say the closing took a long time but Donna was always on it. Many lenders were afraid to close right after the storm because no one understood what insurance would or would not pay for and the buildings went into 2013 without having budgets in place right away for the same. Donna followed up relentlessly with our lender and offering recommendations on other professionals that could help. Since we went under contract in September and closed in June, we ended up with a lot of equity and thanks to Donna, we were able to keep the seller interested in selling to us while we worked out the financing. She is knowledgeable, hardworking and personable. I highly recommend her.

    The first tenant that was brought to us, signed the lease and the paperwork and then backed out of the lease. We lost several months of rental income while the lease was being worked out and it took a few more months to find another tenant.
    Several times Mrs. Donohue showed the apartment and left the apartment door and front door to the home unlocked after leaving.
    The second tenant that Mrs. Donohue brought to us has signed a lease, provided a security deposit and moved in. This tenant has been living in the apartment for about 25 days. I have over 40 e-mails and 30 calls from this tenant, all laundry lists of complaints. Our apartment is clean, well maintained, fully equipped with new appliances and freshly painted. Without going into detail the complaints are of things the tenant should be taking care of for themselves or providing for themselves. When I told the tenant that I will not provide what they are asking for; like an electric garage opener, window treatments, etc. I was accused of harrasment, racism, discrimination and so forth.
    The tenant will be moving out, I hope! I have let the tenant out of their lease, because I can't stand the constant complaining and being verbally assualted.
    I told Mrs. Donohue that I was unsatisfied with both of the problem tenants she brought to us. I asked her to return 50% of the first months fee. I thought that request was reasonable, since we will be losing several more months of rental income because of the bad tenants she is pushing our way. She said denied our request. I told her that I will have to take my future business to another realtor. She told me she didn't care.  
    It's my opinion that they just want to run a quick background check and give you whatever tenant walks in off the street who might be able to pay the rent. They just want to get paid and not provide you with a reliable, sane tenant to rent your apartment.

    I first met Bill after a cold call on may part to Remax. He met me at my home and I immediately felt comfortable that Bill was the right realtor for me to sell my place. He presented a great packet of information that helped me understand the market and where it may be headed. He presented honest ideas of the best way to present and sell my place to prospective buyers.
    Bill was extremely helpful throughout the process. He has a great little team of people that helped me stage and make my place look the best it has easily looked in the nine years I owned it. The stager was by no means expensive, and with how good my place looked I recouped the cost easily!
    I know when I was getting ready to sell I was worried that I wouldn't find an honest, upfront realtor that knew the process and would help me maximize my sale. Bill was amazing and was exactly that. He always responded to any phone call, text or email. He was great in keeping on me to get information. He also was extremely helpful when I moved before my sale in keeping things on deadline.
    I would ABSOLUTELY 100% recommend Bill to my family and friends.
