Land Survey-750$; 4 Corner Stakes: 500$' Staked property line stakes every 10feet: 300$
Was referred by my lawyer (who I consider to be excellent) when closing on a house. The quote he gave me was a little on the high side (750 + 500 for stakes I needed to revise fencing) but he assured me they would be prompt and do good work. All dealings with the company were through him. They did the work about a week after I signed the estimate, and I received the completed survey about two weeks later. Once I received the survey, I noted that a lot of detail I wanted was missing, and am attaching a copy of the ACTUAL survey they did for me. Of note, some of the key missing thing I find myself NEEDING a month later, that they left out and should have included:-The distance from the back of the house to the rear of the property line-The distance between the property line and fencing on the right side-Dense shrubbery overgrowing from the neighbors yard onto my property in the space on the right between the fence and the property line-Distance of edge of inground pool to closest property line.-Dimensions on a LOT of the common "hot" spots on the property (pool, fence, corner of houses) So, I noticed detail missing, but I needed it for fencing, so I didnt really say anything. No big deal, right? Fast forward a month later-I call back, ask them to give me a quote on laying more stakes along a property line. First off the lady who answered the phone---yelled at me--really bizzarre, felt it was unprovoked--dunno---maybe she was hard of hearing?-okay..., so I move on. I ask her how much each stake costs, so I can tell her how many I can afford within my budget. She tells me she cant tell me that. and will instead have to send me a completed estimate later in the day ---uh....okay, so what you charge is a big secret? What the heck is that? I got the estimate at the end of the day--300-450$. Oh and they cant do the work for another 2 weeks. Crap...Oh well...-- All in all, not stellar, but not the worst... UPDATE: For the repeat work they initially gave me an estimated 2 weeks to complete the job. I relayed it was urgent. They did it the next day. So all in all--I have to say, they were responsive, they did good work. Price---well initial survey was on the higher end, but the re-survey was competitively priced...So--where it comes to the actual work, I have to say, they were good, professional, and responsive. They aren't the cheapest, but I have to say, this is one job I am glad I did spend a little extra because I did get what I paid for...changing to a solid B+/A-
