    Work was accomplished in a timely and professional manner -  This guy knows his stuff -  Basement has been dry since he installed drains and sump pit and pump,  and he figured out a way to repair the  front door landing of the building which is both functional and attractive. - He was a little more expensive than a couple of other quotes I got - but his excellent work was well worth the difference..

    Thompson's Basement Waterproofing
    There are cracks in cement that they poured.  The dehumidifier has not worked properly for the past three months.   Both are under lifetime warranty but the company is being unresponsive for the last three months.  There is supposed to be a yearly maintenance which has never been done.  I haven't heard from anyone yet.  I have sent a letter to the BBB.

    As a former contractor I will try to stick only to the provable facts of the services provided by Stone Patio Professionals. Due to knee injuries, I was unable to do this job myself and interviewed approx. 6 contractors. They certainly had a good salesman. That unfortunately is were anything "GOOD" ended. The company, Stone and Patio Professionals  , AKA, CMS Masonry Inc,AKA, CMS Waterproofing, all operate as independent companies known as CMS Construction Group, owned by Charles Szarawarski. One foremen is named Scott. They did change their offices physical location while they were working on my home. I say they, but they, CMS, never did any work.They did not even obtain the proper work permits from the county, but rather changed the scope of work contracted without even informing me. Charles showed up and intended to install the new pavers on TOP of my old cracked concrete. This was impossible as it would have made doors impossible to open, stairs incorrect heights and drainage problems everywhere!  I took 2 trips to the county to explain the job and get the required permits. They had a great salesman and what looked like a lot of good reviews on Angies List, but boy was I misled. To keep it short and to the point is difficult. I hired them in May to begin work in July installing pavers which was supposed to take 5 days. I deposited over $1500 dollars in May to begin a patio job in July that would take 5 days.They finally showed up in Sept. for more money, as contracted (approx,$4,400.00) and to begin the work. No one from CMS ever worked on my project. Charles Szarawarski showed up to collect money, introduce me to each of the new sub-contractors he hired, but never spent more than 10 minutes on my property at one time. Charles Szarawarski hired sub contractors to do the work. The first 2 sub contractors both worked 2 or 3 days then walked off the job due to lack of payment from CMS and the inability of CMS to get materials to the job site. The first contractor walked off the job after they went to pick up materials and CMS and Charles Szarawarski's credit cards were denied at the supplier and he apparently had no line of credit with any other suppliers to get materials making it impossible for the sub contractors to continue working. He informed me that this was "normal and he could only get materials at the beginning of the week after he paid off the credit card at the end of the week". I had to personally pay for the load of supplies over the phone with my credit card to keep the subs working that day. This, after I had already paid them enough for all the materials and all the labor. I confirmed this by talking to the sub contractors, whom all gladly shared what they were promised to be paid by Charles Szarawarski and their personal experience working for him, including the money owed to them for work completed on other jobs. By the end of the day, the sub contractors decided they were walking off the job since Charles Szarawarski had not returned mine or their  phone calls, or shown up, as promised, to pay them. They literally stopped working at 2pm, started loading up their tools, and unloading all the construction debris around my property! Frantically, I had to ask my neighbor and my wife to stop what they were doing and help unload almost 2 cubes of pavers and construction materials from their dump truck before they drove away with the materials I just bought for the second time!!! More time passed, many, many phone calls were made and not returned by CMS andCharles Szarawarski, but he finally found a 3rd sub contractor to come and work , but they were going to walk off the job as well on the first day. They were told by Charles, if they showed up, there was only 4-6 hrs worth of work to complete my project. After working a full day it was clear there was at least another 2+ full days of work to complete my project. All these contractors had the same story, that they were all owed significant amounts of money from previous jobs and refused to work any further on my job. The owner Charles Szarawarski refused to answer his phone or return calls from me and calls from his hired sub-contractors. He only showed up at my home 5 or so times over a 6 month period usually only to collect money and "promise everything would be finished in a couple days". Remember the job was supposed to be completed in 5 days, and from signing the original contract until the job was completed was +6 months. In addition to damaging my home, the patio was laid improperly and had a huge puddle in the middle when I let the waterhose run on it. This had to be torn out and relaid by the 3rd contractor. I had to buy materials out of my own pocket again and again that I had already paid Charles Szarawarski and CMS for.  In total I had to pay for materials 7 times to keep the project in motion. I had to negotiate and pay the 3rd contractor out of my pocket (which I had already paid Charles for) to keep them from walking off the job and to get the job completed. CMS and Charles Szarawarski, in no way shape or form supervised or did any work other than show up to collect money and lie time and again about, when they would show up for work. Charles Szarawarski time and again supplied totally ludicrous excuses the few times he did return a call or picked up a phone. I am filing claims against CMS and Stone and Patio Professionals with the BBB and the State Attorney Generals Office, and will also be seeing them in civil court for the money I paid twice for materials and labor, the work I physically had to do to get the job completed, the tools that had to be rented, the damage to my property. After talking to the State Attorney General's office, they informed me that there were "more than a couple complaints already filed against the company". I didn't ask how many I just asked how to file my complaint. Charles Szarawarski proved to be a consummate liar and dodge artist while working on my home,, he did absolutely nothing as he promised , appeared to have little or no knowledge of the local building codes, and his unsupervised subcontractors ended up doing about $2,000 dollars of damage to my new asphalt driveway and the stucco siding on my home. Left my yard muddy and full of construction rubbish for months. A 5 day job = 6 months of misery. The final contractors were a few guys who were, according to them, owed approx., $7,000.00 for prior jobs they completed for CMS, and I had to negotiate with them independently to stay and help ME finish the job, and promised I would pay them myself as they had given up on being paid by Charles Szarawarski I don't know what he did with my money, but it certainly did not go towards paying for more than approx. 1/8th of the materials on my project and none of it went to the subcontractors. Thank goodness I had contracting experience and was able to complete the job, and have the parts done incorrectly torn out and completed properly with the help of the 3rd sub contractors. Had they been hired by my mother or anyone else unfamiliar with pavers and brick installation and pricing, grading and pitching for proper drainage, proper building codes and other construction knowledge, they would have been outright ripped off by CMS and Charles Szarawarski on a similar project. The sad part is, a crew of 4-5 men could have easily completed my project in a 5 day period, instead Charles Szarawarski held my money hostage, destroyed my property and made it unusable for the entire summer, and just flat out quit returning my phone calls. Charles Szarawarski and CMS Construction Group violated our trust in every conceivable way. I kept a daily log from the beginning of this project, until it's very bitter end, this review was written using daily notes made over course of this project and can be reproduced, and will be submitted as evidence to the State Attorney General's Office.

    The provider arrived on time and performed a detailed assessment of the Basement. Recommendation was to install french drains but that required some removal of wooden panels on basement walls. The quote was also not affordable to me so didn't go ahead with any further work.

    Effective Basement Solutions
    Franco really knows his stuff, and is very personable. He has very good knowledge about basement waterproofing and sump pump installation.Franco and his team did an awesome job. Very nice and neat work, our home and belongings were well-protected, and cleanup was thorough.
    Bottom line: There are a lot of companies out there who will try to sell you a major basement system that you don't need, or that won't solve your exact problem. Franco talked us through all the details and variables, and he recommended we try the easy and less expensive solution first.
    We are very hopeful it will solve the problem, but if not we will not hesitate to hire Effective Basement Solutions again.

    We had signed up for the Inspection Package. We had some issues in the basement that we were worried about, ie possible water leak and mold. A look through on cracks, that our home inspector told us to keep an eye on las year.
    Mike Acierno from Dema Waterproofing came right on time on the scheduled day. He was very professional as we did a complete walk through on the exterior. He took time to explain things and listened to our concerns and gave us practical advice luckily all minor issues. Then we did a full walk through of the basement, again Mike was very thorough and took time
    to explain everything . He was very professional and again gave us pointers on some minor things to do , no hard sell just practical advice. Defintely put our mind at ease, no major issues were found. I would defintely recommend Mike and Dema.

        I recently purchased a home with an unfinished basement which was more like a dungeon than anything! My fiance and I knew that it wasn't going to be an inexpensive renovation, due to the fact that it had severe water problems as well as a ton of other issues. We had met with about four other reputable contractors in the area as well as some contractors that were referred to us by friends and family. Needless to say after meeting with everyone we obviously knew the project was much too complicated for any "side job" handyman. and it was more important for us to have the job done properly ONE TIME, instead of us cutting corners and risk us having to hire someone else to fix a botched job. We had decided that we would be hiring an established contractor. Out of all of the companies we had met with, we were only able to find one company that had owners that were going to be at my house everyday to oversee the job,  as well as perform all of the work instead of having some salesman come in and hire "sub-contactors" , unfortunately this company did have the highest price tag. After all was said and done we had spent a lot of money on the entire project but it was well worth it!  The project was completed within the time frame promised and they stayed on budget without any unforseen expenses. We will definitely be calling them again when we have enough money to re-do our kitchen.

    Crew arrived on Monday at 9:AM and proceeded to work.  The job was completed by 11:45AM, as well as clean up of any dust and debris.,  My basement floor showed no signs dirt or dust.  I have to wait for the cement to dry before anything can be moved back into the area that the work was done.  But overall, I was totally impressed with the quickness of job completion. 
    I did call on Friday night to confirm some questions that I had, and although the answering service accepted my call, the Service Manager returned my call within 10 minutes of that call.  WOW!!

    This job went extremely well except for a small hiccup after it was completed which I will explain further down the road. I decided to go along with a suggestion DJ made about having the job done on July 4th, since I needed to be home and wouldn't need to reschedule my work schedule to get the job completed. This worked perfectly and the cost was slightly discounted for allowing the work to be done on a holiday.
    DJ's brother I believe his name was Dillion (can't actually recall) and another man I believe Tommy would be the project leads. Both men along with about 4 other workers appeared at my house at exactly 8:00 AM as they stated they would. They immediately began to take out the old drainage system. They took the time to call me downstairs to show me what it looked like and just as I thought the system was coiled around the surface of my basement rather than placed straight and correctly. Based on what I saw, water would not for much longer had been able to flow properly to the sump and carried away from my home.
    The guys worked diligently and appeared to focus on their specific job which made the entire job go quickly without rushing and doing it poorly.  With the help of two additional workers that came midway through the process, the work was completed by 11:30 AM. Everyone was able to head home and enjoy the rest of the holiday.
    Only two small issues occurred that I wasn't expecting. One, was that one of the drainage plugs for the sewer pipe was cemented over, although I was initially told it would not be. However, it didn't appear to be heavily covered and at least I know it's there and will be able to get to it.
    The other issue was with one of my basement windows. In order to get the materials needed into the basement rather quickly, one of my basement windows was removed to do so. When it was put back in, it was not placed back properly, so I was unable to open. I didn't notice until a day later. Because of the strong odor coming from the mold and mildew paint, I needed to let the basement air out so the odor would go away which it did rather quickly.  Although I was walked through the work that was done, I failed to check the window. I just saw that it was back in position and assumed it was good.
    I had to call back to the office to tell them about the window. It did take a couple of days before someone actually came out to see about it. However, he could not fix it. After a couple more calls, Tommy came back to my home and worked to get it fixed. It was a bit of a pain, but all-in-all it got resolved.
    Since Select replaced my old drainage system, I have not had any water issues and there have been some significant rain events and storms. I think they did a terrific job!
