    TERRA APPRAISAL SERVICES
    She arrived on time, spend less than 40 minutes looking at the property. She reported to the Bank that there was mold in the basement. I was with her during the home appraisal and she never got down close to anything. There is an old water stain in the basement that she assumed was mold. Thereafter she refused to discuss the issue with me or come back to reassess her work so that she could see that there was no such issues as she wrote.

    Suzanne G. Marino Market Value Appraisal Company
    The appraiser Ms. Suzanne Marino arrived late, after rescheduling the appointment. She did not pull a tape measurer to assure square footage, but instead made small talk for much of the session. She took pictures, seemed very friendly, and assured me that if there were any issues where she could not find value, she would let me know. I told her I was worried, because this area doesn't have many sales in my range and lakefront homes are difficult to appraise due to location adjustments. Being that I have been a real estate agent in another state, I am very familiar with the technical side of the appraisal industry.  Ms. Marino finally completed her work and submitted it to the VA (uploaded) on Friday of the MLK weekend. Disregarding the rule that states if an appraisal is short, the appraiser should notify the lender client to see if there are any other comps that could be used. Once I had a chance to review the appraisal, I could see that her reason for insufficient value was purely due to using inferior comps from locations on ponds, or small lakes. For example my lake location is a 532 acre lake, whereas the lakes and areas she was using were 30-50 acre lakes.  She came in $40,000 short, and would not adjust, and became belligerent towards myself and the lender. VA finally reviewed her work and found that she was incorrect, and the appraisal was corrected.  We were under contract for the property to close by 31 January. If it closed on or before 31 January, the seller was to provide a $5000 closing concession to our family. It was going to be used to pay some of our closing expenses. Since we were fighting for the appraisal to be corrected it took too long. We were unable to close on the loan until Jan. 10, 2012.  The stress MS. Marino's incompetence caused was great. I hope she gets the Karma she deserves one day! Should you discover that your lender has selected her, encourage them to find ANY OTHER APPRAISER!

    Ganley Appraisal Services
    The guy showed up 40 minutes early to our house and my wife and newborn child were barely out of bed. Then he completed a poor quality appraisal and sat on it for over a week. I had to call the mortgage broker who finally called Ganley a number of times and received the appraisal about 10 days after it was complete. Then it came back and was clearly a poor appraisal. He didn't include recently sold homes, including the one right next to us, and he made huge quality of construction adjustments without seeing the comps in the area. Didn't consider the lot or accurately assess the neighborhood growth trends. Then when I called to complain, he didn't care and said to "go get another appraisal". Had no interest in reconsidering or admitting it was a low quality appraisal. He is sloppy, works out of his house and was completely unprofessional all the way around. I would never do business with this guy again!

    TWO APPRAISERS PRESENTED. ONE OLDER MALE AND ONE MIDDLE-AGED FEMALE. MY PROPERTY IS TAX ASSESSED FOR THE TOWN AT ABOUT $143, 000 (rural area, slow market). I PURCHASED THIS BANK-OWNED HOME IN 2009 FOR $132,900 AND IT WAS APPRAISED AT THAT TIME FOR ABOUT $148,000. THE PROPERTY, WHEN BUILT IN 2004, SOLD FOR ABOUT $194,000.  OUR HOUSE IS A MODEST AND HOMEY 2 BEDROOM RANCH IN AN EXCELLENT NEIGHBORHOOD. I HAD PRELIMINARY APPROVAL FROM NEW DAY USA FOR A $156,000 HOME EQUITY LOAN. i WAS GOING TO PUT THE DIVIDENDS OF THE LOAN TO PAY-OFF CREDIT CARD DEBT AND A SIGNITURE LOAN WITH THE REST GOING TOWARDS THE HOUSE ... PAVED DRIVEWAY, INTERIOR PAINTING AND 1,100 SQUARE FEET OF NEW CARPETING OR HARDWOOD FLOORING. AGENDA: WHEN THE MIDDLE-AGED FEMALE APPRAISER MET MY WIFE HER DEMEANOR AND AFFECT CHANGED INSTANTLY. MY WIFE IS AN EXOTIC LOOKING ASIAN BEAUTY. THOUGH I AM 56 AND SHE IS 36 SHE LOOKS LIKE A COLLEGE SOPHOMORE; AND I AM SUBJECTED TO GLARING LOOKS AND COMMENTS FOR ME TO OVERHEAR. I ADAMANTLY INSIST THAT A DOWNWARD APPRAISAL WAS MADE BECAUSE OF THE FEMALE APPRAISERS DISAPPROVAL.      HOMES.COM APPRAISED MY PROPERTY, AS OF FEBRUARY, 2014, AT $146,400. THE TOWN TAX ASSESSOR HAS US AT ABOUT 143,000. THE STANHOPE GROUP APPRAISED THE PROPERTY AT $112,000!    A $30,000 DISCREPANCY! IT PULLED THE RUG RIGHT OUT FROM UNDER THE HOME EQUITY LOAN.  M.S.D.

    I started receiving emails about a year ago from a couple of companies about real estate projects that have nothing to do with me. I trashed them for a while, fearing a phishing attempt. This year, I got fed up and looked up the company for one of the people emailing me. It was a legitimate company, so I replied to all on that email that they had the wrong email address. The sender apologized and explained that my email address (jen.rich@------------) is very similar to their client's address (jen.rich1@------------). Everyone on that email chain, except Mr Essa, updated their records and I have not heard from any of them again. Mr Essa, on the other hand, continues to send emails to me instead of to his client. I reply each time with his client's address and ask him to update his records. My frustration continues to rise with every email I receive from him. I still have my requests dated June 28 and July 14. His reply to my July 14 request was that I should calm down as it was just a mistake. Yesterday (Aug 15), I received three more business emails from him that were intended for his client. I replied again in very strong language, saying that his refusal to update his records borders on professional incompetence. His reply was "Change your E mail address if you so upset." I have set a filter on my email to automatically trash emails from him, and decided to post a review here about his extremely unprofessional attitude. He is not someone I would ever want to do business with.
