    TOLL BROTHERS
    How did it go? Not well. This is a continuing update on the quality of Toll Brothers products, specifically my house after several years. From others I have heard that many of the Toll Brother houses have had leakage from rain, etc. into the living areas. And now I have direct evidence of that occurring in my house. It has occurred in the office, garage, and above the exterior door from the kitchen. The office area is the worst. Water entered from the top of the bay window, and wet the drywall all along its path, even lifting the paint from the construction material. Stains are clearly evident through the ceiling area. We encourage those considering a Toll Brother house to ask them how they have remedied these workmanship issues to prevent problems over the life of their homes.

    Scott was timely, professional, and priced within our budget. I did not experience any delays. They were there on the day and time the work was scheduled for and made sure everything was completed and to my liking. They were neat and cleaned everything perfectly when they left. They were careful to not scratch our existing floor or walls. I will not only hire ATZ again, but I will also recommend them to any one needing any remodeling, additions, remodels, or home improvement/repairs.

    Blake and Mark were great to work with.   We had done some major remodel work previously with another company, and we were leery of jumping in again, but it was a really good process.  Like any construction we had some hiccups, but Mark and Blake were excellent at responding to our concerns and problem solving issues as they came up.

    For me the most telling part was that several months past our final walk through and original punch list, my husband and I realized there was an issue with the plumbing.   We contacted Blake with our concerns, and they were extremely responsive and had it resolved very quickly.

    Quality of work plus responsiveness and great customer service are a winning combination for me.
    So details:   We live on 5 acres of heavy woods in a 20+ year old house with septic and well.    We had them clear woods and level a section of our property to add a large detached garage with one bay of conditioned space for a workshop,  And two bays of unconditioned space for cars and equipment storage.  The garage also has a separate entrance to conditioned space above with a small wet bar area and full bathroom. 

    We had them remove our original stoop and build out a covered front porch with fans and recessed lighting.

    We also had them cut new driveways to access the garage and then pave them all to make them more user friendly.
    The process started with Blake coming out and walking through with my husband and I to talk through our ideas of what we wanted and getting a free estimate.   We did go through the process of receiving multiple bids and finally chose Blake and his team.    The initial process involved him and his partner Mark working through the specifics and giving us detailed drawings of what everything would look which was fantastic as we are great on functionality of what we want, but neither of us can visualize what the final product will be  and the drawings helped us.
    Initially, we were only going to have the above conditioned space framed and roughed in, but partway through the process realized we were ready to bite the bullet as we were happy with the work being done and at ease with Asa Stanford completing more work for us. Blake and his team, shifted gears and adjusted their planning and rolled with it.   
    We are very happy with the final product and have recommended them to friends and would be pleased to hire them for any further work we do in the future.

    Riddle Construction Co
    The provider quoted $212,000 as the estimated price but said it might be less and encouraged us to do the contract on a cost-plus basis.  Even so, the contract required provider to get written agreement (change order) for any additional cost items.  Construction started at the end of January.  The builder initially said the construction would take less than 90 days but used 130 days in the contract to cover delays beyond his control.  Some delays were to be expected but by July they were still not done, despite lower than normal precipitation.  In late June they assured us they would complete the project within budget but within 2 weeks they sent invoices that took them over budget.  At no point did they ever provide written (email) change order requests as required in the contract.  One change item was discussed and agreed, pending additional detail which was never provided (no cost estimate was provided).  They made several choices to exceed requirements without asking or providing estimates, saying they were in any case under budget.
     
    In two separate cases they clearly over-billed us by approximately $10,000 ($20,000 total), with neither "error" being found until after the costs came into dispute. 
     
    They never finished the project as originally bid.  By the July timeframe we told them to stop work except for a limited number of specific items.  We paid $232,362 in total before we began a more thorough review of all details, refused to pay any additional amounts and requested that part of the overrun be refunded.  They claim that we owe them an additional $16,603 for work performed. We estimate they would have charged an additional $10,000 to $12,000 (above the $16,603) to complete the work as quoted but of course that is difficult to estimate exactly.  All told, the estimated cost to have completed the project per their $212,000 quote would have been approximately $260,000.  If the "errors" had not been discovered, this would have been approximately $280,000. 
     
    They demanded payment of the $16,603 and placed a lien on our property.

    This is the second major project Jeff Hiltz has done for us.  The first was an even larger renovation in 1999.  The most recent was completed to the same satisfaction we experienced the first time.  Jeff provides a combination of his own work, others with specific construction expertise and sub-contractors.  He was always on the job monitoring the work being performed.  He met with our architect and was willing to work closely with us to incorporate the products and materials we wanted.  He provided cost saving alternatives and practical suggestions.  The 1999 job included a master bedroom/bath addition, a screened porch addition and a detached garage, among other features.

    BMZ was wonderful to work with. Nervous about making a large purchase I knew I need and unbiased professional to walk me though the home building process. BMZ provided me with realistic insight and tips to ease my concerns. Working with Bill Adams gave me the confidence to approach my home builder and guide the build to go in my favor. Bill was friendly, patient and available though out the entire process. He is very thorough and explained every step of the build in language that I could understand. He showed us things that we would have never been able to find on our own. Bill was a true advocate for my family to get the most out of our dream home. BMZ made an amazing consultative partner during the past year. Armed with the education that BMZ provided we felt like we were on an even playing field with our home builder. I would highly recommend Bill Adams and BMZ for any of your home building needs.

    We interviewed 3 builders based on Angie's List ratings here in Charlotte, NC.  Jeff Newton (owner) was head and shoulders the best man for the job.  He provided references and had us look at communities he's constructed.  He has worked with our architects/design.  He is incredibly punctual, does his homework and brings choices/solutions.  The lot has been cleared and the footers have been poured.  I will provide additional detail as the building process continues into the summer.

    Palmer Custom Builders
    Palmer Custom Builders built us a beautiful new custom home on our wooded lot in Waxhaw. We began planning in August 2012 and completion date was projected to be mid-June 2013.  There were numerous changes to make it exactly what we needed, a custom retirement dream home with adaptations for my handicapped husband.  Halls and entries are wider, the garage is at kitchen level, the showers, sinks and toilets are equipped for handicapped persons.  It is truly a dream home, easy to maintain, room to entertain our family and friends, and so light and airy.

    Communications with Gary Palmer went above and beyond all expectations.  He promised a completion date and he stuck to it, in spite of unprecedented rain this year.  He was working with a new building code which went into effect in January and he had to make some revisions and schedule additional inspections.  He still maintained the schedule he had set with me.  We lived four hours away but he kept in touch with photos and drawings in between our visits to the site.  He planned far ahead so I didn't have to make a lot of decisions toward the end of the process.  As part of the contract he included a wonderful designer who helped me with the design decisions.  I love the results as I continue to make decorating choices.

    My decision to use Palmer Custom Builders was greatly influenced by their extensive website.  I replied to several builders and never heard from any of the rest.  I heard from Gary Palmer the day after I submitted my online inquiry.  That speed and efficiency was his way of working from start to finish and I can't say enough about the quality and care all of his own staff and his subcontractors showed throughout the project and after our occupancy as we encountered  only a few very minor problems.
    After this experience I consider Gary and Pam Palmer trusted friends.  My son was so impressed that he had Gary Palmer do a renovation project at his home a block from ours that turned out beautifully for their family with minimum disruption to their daily lives.
