  • From the start, during the bid process, Michael was responsive and personable. His prices were competitive and he was thorough in everything he did, from drafting his initial proposal to submitting his final bill. He stuck to the initial contract and subsequent change orders so there were no unpleasant surprises at the end of the project. He sent daily emails with pictures of the day's work so we could see his progress. This was much appreciated given that he was working on a vacation home and we were not in the area to see the progress in person. When we were in town, Michael always made himself available to meet with us to answer questions or go over his work. Michael is also a great resource to bounce ideas off of, as he is extremely knowledgeable in all aspects of home repair and remodeling. Michael's finished product was excellent and we intend to use him in the future.

  • Michael came within a day or so to look at all the known issues I had with rotted wood and poor caulking and started the next day with the intent of allowing me to use the existing contractor to finish the paint job.  While I was trying to support the existing contractor because he came with good recommendations it was at this point that I had to let him go and allow Michael to complete the whole job.
    Why I choose Michael is because he does what he says, when he says he will do it for exactly what you agreed on and if he sees something new that needs attention outside the defined job he is honest and brings it to your attention allowing you to decide how to handle it. 
    MICHAEL WAS ALWAYS ON THE JOB SO NOTHING IS MISSED AND HE DOUBLE CHECKS IT WITH YOU AT THE END.
    Things required and executed exactly as they should be done.
    Inspected my home for problems with caulking and rotted wood.
    Repaired all caulking and rotted wood issues first.
    Properly cleaned, primed and then painted to our agreed specifications.
    Cleaned up and when i was not around provided detailed pictures via email.
    Michael always called if he would be running a little late and always showed up and had the appropriate help to expedite the completion of my job.
    In summary I consider Michael a new friend and highly recommend him for everyone in the Outer Banks needing home repairs, painting or just an inspection.

  • The day before his arrival, we had 19 trees removed from our property.  The tree experts left a real mess, but Mr. Birch and crew worked outside of our original agreement and late into the evening bagging and removing trucks loads of trash and wood chips leaving our yard and new home in much better condition than when they arrived!

  • Needless to say, working with Mike has been fantastic.  He is professional and  talented in all of the areas included in this report.  The best part of working with Mike is that he teams with you on the projects. You get daily photo reports from him on the progress of the work. You are the owner and he respects that first and foremost.  And he is the expert in contracting and contracting on the Outer Banks and actually anywhere he goes(he has completed work for my daughter on Long Island, New York) and with this expertise, he can offer the home owner ideas for a high quality project outcome at very reasonable prices.  He is very carefull about spending the owners money. 

    This all adds up to our ability to upgrade and maintain the value of our home while keeping it attractive for our use and our guest's.

  • The property is a vacation home, so no one was present to supervise repairs.  When I arrived on October 7, to do some interior work and verify that the repairs were satisfactory, I found the roof and fascia board work done satisfactorily.  The gate, however, was too large (tall) and did not fit in with the pool fence.  It was pretty obvious the wrong sized gate was ordered.  In order to expedite the repair/replacement. Mr. Liverman, some of his crew and I agreed that the two posts on either side of the gate could be raised.  Because the hinges for the new gate had to be installed at a different level, there were numerous holes in the vinyl covering the posts - very unsightly!!  When the new posts and new vinyl had been installed, and the gate reinstalled, the work was better, not exactly what I wanted but acceptable.
    The electrician who is Mr. Liverman's subcontractor, Dolphin Electrical Services, was extremely professional and efficient.  The electrical work was done to my satisfaction, and Mr. Outlaw, the electrician, was thorough from the start of the job to the end.  When the county had inspected his work and approved it, Mr. Outlaw followed through when Dominion Power came to turn the power back on.  He checked every panel box switch, all the lights in the house, and all the appliances.  I couldn't have asked for better service.
    Once the jobs were done, Mr. Liverman went on vacation for a week or so and I had no communication from him.  Before he left, I had asked for two separate quotes on some additional work, but I did not receive them.  After his return, I did, however, receive an additional invoice from him for over $970 which referenced additional work on the gate installation and the electrical job.  When I questioned him why I was billed extra for work I thought was included in the quote, he became rather defensive and also went on the offensive stating that if I saw work being done that wasn't spelled out in the quote, i should have questioned it!  One of the items included cutting a hole in the sheetrock under the panel box, reinstalling sheetrock, mudding the sheetrock, sanding it, and finally repainting.  I was also charged for his employee who was the "gofer" coming inside the cottage and opening windows and cleaning out the refrigerator (the power had been off), when our property manager had already thrown out the rotted food weeks prior.   I was also charged extra for the plywood box his crew built for the installation of the exterior meter box.  The original quote which was for $2450 specifically stated, "There will be associated structural work". 
    For the gate installation, I was charged over $750 to pull out the posts, reinstall them, and reinstall the gate. 
    Needless to say, KICZ will not be doing any additional work at our cottage.  While his crew was polite, efficient and courteous, I will not do business with anyone who tries to take advantage of an absentee homeowner.  He seems to have no conscience in this regard.  It was a stressful situation after the storm and the electrical problems, and Mr. Liverman only added to the stress.  What a shame....

  • Theresa and Bill did a great job getting our house ready for the summer.  The spring clean was a thorough as we have ever had, and was much appreciated since we do not live close to the house in Corolla, NC.  Bill also did a few repair and maintenance jobs for us that were needed after the winter season, and these were also done as promised and met my expectations.  It was great to find them thorugh Angie's list since we do not know many people on the OBX.  I will certainly continue to use them for my house cleans and repair work.

  • This was our first season without a real estate company and it went very well with the help of Teresa and Bill. We pride ourselves in keeping our home in Corolla in top shape for our guests and the guest comments have indicated that Teresa and Bill have done a great job in executing our wishes. Being a bit nervous in the beginning, we got lots of good advice from Teresa, a former property management employee herself. Teresa and Bill took care of all the weekly cleaning, and changing of the linens, and kept us posted weekly as to the condition of our home. Pricing was very fair and competitive with the market. Any maintenance problems were quickly and professionally taken care of by Bill and he will be back this fall to take care of some yearly maintenance issues. We're very glad to have found this duo as it's made the transition from Real Estate company management to ourselves managing our own property, very smooth. THANKS GUYS!!! Looking forward to next year!
