    In September my husband and I decided to buy additional property adjacent to our current home.  For this purchase we decided we wanted to do a cash out refinance and take advantage of the current low interest rates.   I began an online search of mortgage rates and companies and found that I was immediately bombarded with sales calls, teaser rates, etc.  I began reviewing some of the companies and I found that a majority of consumers were very unhappy with the experience they had had.  The wrote about the months that it took to close, the endless paperwork, etc.  We had also had that same experience during our last refinance and I didn't want to go through that again.  I had heard several friends talk about using Angie's list so I decided to give it a try and am I ever happy I did.  There were several reviews for Mortgage Companies but one seemed to be recommeded over and over, and that was Aurora Mortgage on Leesburg Pike in Vienna Va.  I called on the 3rd of October and spoke with Scott Kleinman.  He was very professional and not pushy.  He explained what their process and how long it would take.  I thought about it over the weekend and decided to start the process on Monday October 8th.  Scott took our application over the phone and then told me exactly what paperwork we would need and that was exactly all we needed to provide.  We weren't called throughout the process to send an additional document or to update the documents we had sent because the process was taking so long.  We actually settled today. October 31st in the comfort of our home, exactly 3 weeks from when we sent our documentation, which was the exact timeline Scott had told me at the beginning of the process.  We got a 2.75% fixed rate on a 15 year mortgage.  Our rate was locked but we had a one time automatic drop if rates dropped more than a quarter point during our process.  We couldn't be happier with the service we received from Aurora Financial.  Everyone we dealt with during the process which included Scott and Marzetta Hamilton the loan processor were professional and responsive.

    Port City Mortgage handled my wife and I's recent home purchase in Wilmington, NC very professionally and with no delay.  We only had to go through a single round of underwriting items so our loan was cleared to close very quickly.  At the last minute, I decided to change my loan amount.  They were understanding and turned the change around within 1 day so that we could close on time.  I highly recommend this company for a purchase, or of course any time you need to get a mortgage.

    It was done within 30 days. I dealt with Jennifer Rawlins, who was very professional. She was excellent. She got back to me when she was suppose to. It was a very smooth process, and I got the rate I wanted.

    The Wortst. First they kept losing stuff that I sent them. Some things were faxed and some were emailed. At one point I Printed out a whole stack of things and said "Come get them -I'm not risking you losing them Again". I would leave messages for the broker. Several days passed no response. Leave a message again no response. Leave a Text message - 3 days later responded but not what I asked for... This happened more than once. They told the Realtor that I was not responding with information in timely manner. ( I sent it - they just lost it!) I would send things then leave a separate message saying " Let me know when you get this!" No response. Then when they had it all compiled. Closing was set for the Tuesday after Thanksgiving. Thanksgiving Night - I get an Email.... " Sorry but we realized that this is a Land Loan and we only do Home loans." The lot was 4.3 acres and the house was 1500 sq feet. This came AFTER they had the appraisal in their hands for 4+ weeks and had already Approved the loan. And they decided this 2 working days before closing?! So I had to take the whole package to a different Broker and start back from scratch. The new guy ( he had been in business 30 years - my broker at Alpha 2-3 years) said that they had overcharged me on the interest rate anyway by .75%. So i did end up with a much better rate - but it cost me a lot of money and time and effort and stress. I had to pay another months rent ($2000) where I was temporarily staying. ... What a pain in the butt these people were. I sent 2 emails to the owner of Alpha and he did Not even respond. The broker never apologized and acted like they had done nothing wrong...

    If rates sound too good to be true, then they probably are. The lender they used charged us $490 for an appraisal. Appraisal came in over $10,000 more than purchase price, we were putting 20% down, and had perfect credit. Our loan was denied because they lender didn't like the comps used, but wouldn't use others either. Lender owned the company that selected appraiser, but wouldn't use the appraisal. PCM lender was very shady and we're out $490. PCM just wanted to switch us to another lender with a higher interest rate, and push closing further out.

    Despite having an excellent credit score and assets, Olympic was not able to provide refinancing through their banks. The Olympic broker was always extremely optimistic that I would be approved. As a result I restructured my income at his request to generate the income that we thought was needed. After applying at multiple banks, some of them twice, I was told my income was “not of the right structure” and did not meet guidelines. In most cases, I received no written explanation from Olympic or the bank. Specific issues with Olympic Mortgage Consultants include: -poor communications: I needed to follow up many times to get answers; I was never contacted by the mortgage processor and needed to ask on many occasions whether they received my documentation (hundreds of pages). Each application took one to two months to work through the process with very limited communications unless I prodded them. -no constructive input was provided on how to address the issues/obstacles presented by the banks. If I truly had an “income structure” issue, it would have been very helpful for this to be mentioned up front along with viable options. -I paid $534 for a home appraisal ordered by Olympic. The appraisal was inaccurate and I needed to have the appraiser come out a second time, at a cost of $120, to update the appraisal. The bottom line is that if Olympic employees had the skills to provide appropriate information early in the process, I could have avoided this long drawn out process, avoided the appraisal cost, and obtained an attractive refinance through another source.
