"It went great! The crew chief was very helpful in walking me through the process to establish expectations, and then at my request he let me tag along with him" during part of the lift. I have a much better understanding of this process now and it's not as scary as people think it is. They did a great job to protect the vegetation around where they did the work, fixed the grade up against the foundation all around the house, and then cleaned up very nicely. The chances that I will use this company again in the future are very high because I will continue to buy rent houses.

"If you have foundation/settlement issues, do not do what I did. I should have gotten a report from a structural engineer ($300-500) before contacting and contracting" with foundation repair companies. Instead, I got bids from 3 different companies that I picked out of the Yellow Pages (Angie's list wasn't really on the radar at that time). Those 3 were probably the worst possible ones I could have randomly picked. They all quoted a higher price than what I found out later was a reasonable, normal amount for that kind of work
was the one that I felt best about at the time. They took them a long time to do the work ( more than a week). I have a feeling that was because they hoped to "justify" the too high dollar cost. The work was rarely supervised by a boss- a variety of workers showed up-it was not a consistent work crew . The work and its results were complicated by the fact that while the holes next to the foundation were dug and left open, a heavy rainstorm caused lots of water to fill the holes and consequently flow into our basement. When the work was finished, May had to return twice to actually truly complete the repairs to their promised standards . And, although the work was finally completed, I absolutely got the feel that I had gotten "screwed". May----Too high a price, so-so work and less than adequate communication during the process. In 2015 I had to do more repairs (4 more Piers). I did it right. Structural Engineer's report (
Seig Engineer, an excellent choice) Used an excellent company (Pier Magic- a reputable company) The 4 pier job was efficiently completed in ONE day.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

Had a good visit with the engineer. He was very thorough and told us what we needed to fix and what we didn't. Put us at ease by explaining foundation problems are extremely common in the area and that he had seen many worse than ours.
The crew came out on time and were fast, quiet (considering they had to jackhammer), and courteous. They even finished a day ahead of schedule. Follow up was very good. If I had questions or needed paperwork they were quick to get back with me.

I was very impressed with everything about this company and the work performed. This company was very upfront with all the details on this job and gain my confidence immediately due to the honesty and straight talk used to explain everything. They understood my needs with getting this project done timely. I was in a position to need this project done before very short deadline due to this property was being sold and I needed this to be complete before closing. They not only adjusted their schedule to meet my deadline they completely the project within two days. Once the crew started I can tell you every employee clearly showed work ethic being they all demonstrated that they clearly knew what they were doing. The crew clearly shown there experience and that they were focused on job. Everyone on the job was super polite and all were whiling to talk to me about the project had how it was going. By far the best group of guys I have ever worked with in this type of project. Once the project was completed the whole crew went into clean up mode and I have never seen anything like it. They were extremely detailed in the cleanup of the project which mirrored the detail they put into the actual work. I really can’t say how extremely impressed I was with everyone at the company including all the crew members on the project. I would highly recommend this company and the fact they are part of the WAFRP puts this company far above the competition.

When an inquiry is made of any company by a potential client/customer, that action alone indicates the problem or concern is enough for the individual to stop whatever they intended to do, research and contact this company. Receiving no response from them to an inquiry as compared to other contacts made in the same industry; reflect directly upon the company's professional standing, responsiveness and quality of services provided.
I definitely shall never contact this company again or recommend them to anyone, other than to share my bad experience. I can understand if they had some type of situation preventing them from responding, yet as a business in this competitive

, the use of an auto-responder email explaining their circumstances or phone voice mail would be the best way to handle this situation.
I am sorry I received no response as they might have been the company best suited to handle my problems and concerns. Again, they might have an unknown situation preventing them from responding or following up of which I am unaware. I have no way of knowing the answer to that question and this is now a lost opportunity for both of us.

The job was okay but follow up was horrible. They had no communication and were completely unprofessional. Their phone is always busy and they never call back. They have no actual office address to check up with either. I have been trying to contact for over two months and they will only respond by text and not give me any information. I just need them to sign a paper stating that the work they did was paid so that I can sell my property. I am not able to close on my house because they will not answer my calls or help me

There was only one issue that was cleared up, but they worked under another name (Structural Systems) that was confusing, but they explained that they also advertise on the radio and other places. They did a very good job. They were good about explaining what they were going to do and they cleaned up the area when they were done. He even shoveled the driveway for us so we could get out! I was very pleased with them and amazed at the work that they did. I would recommend them to anyone who needs basement repair.

Had 3 companies provide estimates. IFR was 1/2 the cost (price included the city permit, plumbing inspection and structural engineer final report). Although they were going to do alot less work. I was concerned about that at first, but they convinced me that I didn't need as many piers and that concrete would be fine for my situation. In fact, one of the places that the other 2 said I needed piers, IFR said was actually due to a rotted seal plate and the tree roots growing next to the house and recommended that I cut down the tree. When pressed on it, they said they'd be happy to sell me more piers, and more expensive materials if they thought I needed it, but they didn't want to sell me something I didn't need.
They used a large crew and installed the concrete piers and leveled the beams of the house in half a day. Immediately upon leaving, I realized that they didn't repair the seal plate. I called their office who got in touch with the foreman, and his crew came right back and repaired the seal plate the same day (he had overlooked it on the work order). While under the house, he noticed that there was another section of seal plate on the otherside that also had issues, and that he wanted to replace it. They did so the next day AT NO ADDITIONAL COST.
Although they filled the holes from the installed piers with extra dirt, after the recent rains we had, a few of them sunk below ground level by about 1 foot. I called their office, and they had a guy come out the next day and refill the holes.
All in all, very pleased.
