    Broker Denise Payne contacted our bank without our knowledge to request a form on our behalf without our permission. She was not given the name of our banker or permission to contact him for any reason, nor did she ask for that information. She used her own contact at our bank to snoop around in our finances because she believed that we couldn't afford to buy a house. She assumed that we were trying to hide something because she doesn't understand how business loans work and wanted an "approval letter" which isn't applicable for business acquisitions. Weichert Realty was completely unapologetic and stated that they "do this all the time" which is a clear violation of our privacy and basic business ethics.

    Susan is an amazing real estate agent. We were unfamiliar with the area, and she took a great deal of time to show us various neighborhoods and areas of town. When we finally settled on a house, she was extremely thorough and was most definitely an advocate for us during the negotiation process. We would absolutely use Susan again for our real estate needs in the future!

    Virginia helped us find a suitable home in the neighborhood and price range that we wanted, and guided us through a very smooth real estate closing process. Best of all, we didn't have to pay a dime for her services-- the seller of the house paid the commission! I really appreciated Virginia's warmth and professionalism.
    We were looking for a very small and inexpensive house, so I know that she didn't make much money on the sale since her commission was a percentage of the sale price. You would never have known it from the level of service she provided, though-- we could have been buying a million dollar mansion, based on the degree of individual help and attention she gave us.
    I would wholeheartedly recommend Virginia Higdon to anyone looking to buy or sell a house in the Columbia area.

    When we first told Dennis we were looking for a house, we discussed price ranges we were interested in and he right away let us know the closing prices that we would need to take into account which affected our range a little. He explained what monthly payments we would be making which made us realize we could afford a nicer house than we had anticipated. Dennis didnt waste our time on sending us information on houses that we were not interested in (such as split level houses, etc). He was always very patient with us when we asked questions and very prompt in returning our text/email/calls. When we were finally ready to make an offer on a house, Dennis worked hard for us to get us the absolute best deal possible (and he did!). We even were able to get a $3000 fridge included in the deal! I would have to say that Dennis has made our house buying experience the best that we have ever had. I would highly recommend him to anyone that I know.

    Mr. Plecher takes a good deal of pride in the recognition he has won for selling a lot of houses.  My impression is that he cares very much about this, as well as about maintaining good relations with other agents, and that he quickly defers to their demands.  This is good for him, but not great for his clients. I will say that he was polite at all times.  We were not completely satisfied with his services, mainly because he did so little to help us find an appropriate price at the outset, then pressured us to lower it on the basis of inappropriate comparisons (and perhaps because he knew were wanted to move on).  I would also caution future clients to be aware that some of the professionals he recommended used cheap materials and were sloppy; the criterion was how quickly they could work, not how well. 
    Were I to do this all over again, I would have looked for an agent that would spend more time at the outset to help us evaluate the market, would work with us more closely throughout the process, and who would be more transparent with us in his/ her thinking and negotiating with potential buyers and agents.  The agent can't control the market or produce a perfect buyer, of course, but honest and open communication goes a long way when one is trying to sell a house in a slow economy.

    I hired Jim to sell an investment property to another investor. He showed the house to many clients and then found the buyers who were exactly what I had imagined. They were going to fix up the property and make it new again. The sale went very smoothly and all information of the sale was divulged to me before the sale-which is very important. I was completely happy with this transaction.

    Sellers and I agreed on a price, no realtors.
    Sellers decided to bring in a realtor for inspection assistance @ a special rate since the realtor did no find the buyer.
    Realtor, sellers, and I spent considerable time negotiating a contract.
    The contract was executed to everyone's delight.
    On the day of closing I was told that the underwriters of my loan would require flood insurance be purchased for the house since its back yard is in flood-plain schematics. The house is much elevated from the flood plain so I flatly refused to execute the contract if this was going to be yet another unexpected payment I would have to face. Jennifer worked hard with the bankers, flood assessors, and title company to get an appeal which resulted in deeming the home outside of the floodplain and therefore not requiring flood insurance. It was a last minute cinch, well done Jennifer!

    I am happy to say that my house sold in June 2012. If I were to sell a house again, I'd go with RE/MAX. Cindy Whitby was on the ball in terms of promoting and selling the house. She did regular open house events, advertisements in the local papers, multi-page full color brochures (we went through a lot of those because my house was in a very visible location), and advised me well on pricing, staging, and other issues. Cindy was great. But I was only in contact with her every few weeks or so, especially during the long months between when the house went on the market and when the house finally sold.
    During these months, my main contact was with the RE/MAX office, because it's the main office that takes the calls from the buyers' agents and confirms the house showings with me, the seller. I don't know how many people they had in the office taking these calls and making these confirmations, but I know that my calls were answered or returned promptly and there was a lot of attention to detail. I think that if I'd worked with a smaller real estate brokerage, there wouldn't have been such strong staff support working with me. I really appreciate all they could do for me.
    It was very hectic for me to leave work constantly and take my dog out of the house for the showings during the time that it was on the market. Looking back on it, I wish I'd had another option, but other options were expensive and the showings were not regular enough to plan around. I often didn't hear about a showing until two hours before it happened, and they tended to come at times when I was busy. However, I worked very hard to make sure that I didn't miss a house showing, and I made sure that my house was clean, smelled great, and was a comfortable temperature every time. When a seller finally signed a contract for the house, it was a seller who saw the house at a very inconvenient day/time, months into the process, and the day before I was leaving for a trip. Of course, Murphy's Law reigns in these situations. The contract came while I was out of town, too!
    Cindy provided a lot of useful advice and I think I can say that I followed most of it! I spent a huge amount of time decluttering the house and cleaning it from top to bottom. This helped a lot. Of course, it also helped that the market picked up a lot as well!
    I highly recommend Cindy Whitby and RE/MAX Boone Realty. I think that together they did an excellent job.
