Pressure Washing reviews in Blue Springs

Real People ~ Real Reviews ~ Real Results

  • They did a nice job of prepping.  Power wash followed by great caulking job.  First coat was sprayed then second coat was hand applied.  The quality of the materials was great.  This particular crew had a great lead who really knew his stuff.  The house looks great.

  • The $249 deal advertised is for a very small deck (200 sq ft )and basic stain/waterproofing.  It does not include stairs, posts or better stain products that work well with a mix of newer and older lumber.  They were very clear about this & the pricing, no pressure.  They had done the trim on my house the year before, the quote was about twice the "deal" price but the work was superb,  pretty much the same story here.  I have an oversized deck, stairs, etc They were booked out a month so it took awhile to get going but again they did a very good job.  I intend to use them to finish painting my house.  Not the cheapest out there but they do it right, move your stuff, clean up and keep their word.  Good company to deal with, just plan on some extra expenses if you have any special needs.  Marcella is a delightful person to work with.

  • Mike Kay, the owner, was great. He not only has extensive knowledge for his craft, but he demonstrated great interpersonal skills. He used face-to-face, telephone and text messages to communicate promptly and coordinate schedules. He made us feel comfortable and spent a significant amount of time with us during the appraisal, during the job and even after the job when we had questions. Mike worked directly with the gutter company I chose to coordinate installation of the gutters. This was very convenient as I didn’t have to play project manager for the different contractors. Mike was also patient and worked around my schedule for some plumbing work.
I did use Angie’s list to find Mike and was glad I did. He was easy to work with and did a great job! Mike worked to do what was right for my house and objectives and didn't try forcing what he would do. When asked he always provided great advice and options.
Now…a review for his workers…Mike’s work crew was also prompt and worked very long days…10-14 hour days seems standard for these guys. They wore white painting attire whenever on site and were very professional. There were 2 crew members dedicated to working on my house and each crew member is a true craftsman.
    So…how was the quality?
** Power washed the house. We had traditional siding and mortar/stone. Damage can happen easily when using a pressure washer, but they cleaned everything without any damage. They were also very cautious about potential entry point of water coming into the house, which can happen easily around doors and seal plates that are not protected appropriately. It looked so good after the power washing we didn’t want to paint it; however, the repairs we needed to fix some unsightly cosmetic concerns were complex.
** Scraped paint and prepped all surfaces. They were detailed in their work…great job.
** Replaced all fascia with new 1x8 cedar. Some of the fascia had wood rot due to leaking seams in old gutters. This was actually some unexpected work that could not be known until after the gutters were removed. Mike handled the pressure from my frustration well and really worked hard to provide options with different pricing.
** Replaced section of house siding near the sliding glass door. There was a portion of siding damaged with no choice but replacement. Mike’s crew matched the existing siding perfectly. You couldn’t tell the difference between the old and the new after they were done.
** Installed new trim/molding around sliding glass door and windows. Mike’s crew cut and installed new trim/molding. Excellent craftsmanship.
** Installed 1x4 cedar skirt on entire rear of house to cover damage done to bottom few inches of siding by dog. This too was an excellent example of the crew’s craftsmanship. The new skirt looked like it had always been there…awesome.
** Patched hole in siding. To avoid replacing additional siding they used wood backing and bondo to fill a small hole leftover from an old clothes dryer exhaust that had been moved. After they finished you couldn’t tell that the hole was ever there. Replacing the siding would have been much more expensive for me.
** Finished prep by applying 40-year caulk and primer where appropriate. They were very detailed in applying caulk to any area exposed to the elements. Looked very nice too, without big clumps of caulk at joints.
** Remounted electrical box for my air conditioner before painting. This service access from my air conditioner’s electricity had been come loose some time ago. They offered to do this for me and of course I said yes. They pulled the external fuse/breaker, making it safe to move, caulked the old mounting holes, moved it over slightly and mounted nice and straight before painting.
** Painted entire exterior, including all siding, foundation walls, garage doors, fascia, gutters and trim.
    House looks amazing!

  • Took a little long to schedule a time.  Gentleman came out and looked at the deck.  Gave me a time and no one showed.  I called to see where the guy was and he was running behind or something.  This was a bit unusual because I have used this company for my Xmas lights and had a pleasant experience.  A guy came out and power washed the deck.  The deck was still grey.  It didn't have that power washed look, in my opinion.  Another gentlemen was coming out the next day to stain.  I decided to buy my own stain and picked up a 5 gallon of this Deck Over (thick stuff).  The guy comes late in the afternoon with a small hand roller.  The small kind.  I'm like, "what is he going to rolls with that".  He starts to roll it out and finds the Deck Over to be too thick and timely to continue.  He leaves and the boss calls.  She explains that this stain would cost more to apply and that she would check back later to see for herself.  She never came by.  I eventually said I would just do it myself, so I called my Dad and Uncle and we finished it.  Unless you have a tiny deck, don't bother.

  • My experience with them was very good. Two guys came out. They cleaned up well afterwards. They did really good. They were considerate of the plants and used a lot of eco-friendly stuff. I have already recommended them to a friend.

  • Originally thought we could do this in four hour $399 deal.  Because of the extensive prep & high ladder work it turned into a 7 hour job.  After a few small miscues from the volume of calls they got, we got our act together.  The painters had no clue what they were supposed to do but that was also set right.
The prep work was outstanding.  My color surfaces were doing OK & will need work in a year or two but the white trim was in bad shape & needed attention to deter further damage.  I'm sure that the trim will be solid 8 years from now.
Leftover mess was minimal, good attention to detail. Our contact person told us about the best deals we could get off peak to finish the job.  She also bought the paint & saved us many headaches & some money

  • Two men worked several hours stripping everything off the deck with a remover and water pressure. About a week they came back and stained the wood. It stained and sealed and preserves the wood. Looks great and no signs of fading.

  • These floors were quite dirty, probably never having been cleaned before, and had a considerable amount of automotive grime. I couldn't find a company in the Kansas City area that specializes in this type of cleaning, so I looked at companies that do power washing. They were also going to have to move and then reattach the washer and dryer, which are in the utility room. Rigdon said they could do it and accepted the job.
The two young men they sent arrived timely, were courteous, and seemed to try to do the best they could with what they had. However, it was quickly obvious that they weren't well prepared for this type of job. They did move things and use a power washer, and they did get the general, ordinary dirt. However, they used some type of general-purpose detergent which was no match for the automotive stains. They did manage to get the dryer back together -- I had my handyman double check their work later in the day -- but I had the impression that was another task they really weren't familiar with. (My handyman added a little aluminum tape to secure one end of the dryer hose, but said they did OK otherwise.)
I called Mr. Rigdon on Monday, and he sent a team on Wednesday afternoon to spot-treat the automotive stains, which according to my handyman required a degreaser. Again they were courteous and worked hard, although I ended up providing a couple of SOS pads because they apparently didn't think to bring steel wool. Whatever product they used did make a considerable improvement.
Overall the garage and utility room floors do look much better. They probably would have looked better still if they had been spot treated before being power washed, when things were moved out of the way. However, I choose not to nit-pick about that, especially since I don't want to have the laundry equipment detached and reattached again.
Garages being garages, I do have to wonder why the first team wasn't better prepared for this task. The company probably does fine on other types of work, and hopefully now that they've done this job, they'll be better prepared if someone else asks them to do garage cleaning again. I'm unlikely to mainly because this is the type of thing I'll do only once.

  • This is the second time Lance has done work for me.  He refinished my deck two years ago, and power washed the siding on my home this time.  Lance is not the best at initially returning phone calls, but when he does return the call and an agreement is reached, he is ver good at showing up at the agreed date and time, and the work is excellent.  He has been a pleasure to do business with.

  • Mike Kay and his team were very professional and extremely
accommodating. The work when scheduled, was done quickly and
professionally. The rehabilitation work was exceptionally well done. Mike
is very creative and easy to work with. I will use him and his team
again and would recommend him to anyone that is considering a quality
