Frank R Cardarelle Land Surveyor Inc
Mr. Cardarelle was recommended by two different fence companies, I can only imagine because he is by far the cheapest surveyor I found for the services I needed.
Here is what you get, however: no office, website or email, just a phone number that may or may not be answered in order to leave a message that may or may not be returned. After two tries (without response), I finally got him on the phone. He was a harried, distracted individual who ostensibly took down my information and said I would go on "the list" but he was unable to tell me when he might show up, or even confirm that he would show up at all.
I waited four weeks, with multiple attempts to re-contact in the interim, and have finally given up.
    Caveat emptor.

I submitted a request via their website last night and they had a proposal back to me before 10 am this morning.  They said they were 5 - 7 days out to do the work.

Very professional quote, and very responsive.  I found someone to do the work for the same price sooner so I went with another company

good  I called and left a message last night with info about what I needed.  frank called me this morning shared his price and said that he had an opening and could do the work today.  We settled on 1 pm as a start time.

1 pm - Frank & his team member showed up and got to work.  They found the markers - the "iron" - in the ground and showed me where they were.  Then put stakes with flags on them for the fencing company ( coming soon) to reference.

    Very  nice...knowledgeable...would use again.

Kim Reaume was responsive when I called.  He told me the week he would be out and then informed me by cell phone exactly when he would arrive.  Other surveyors did not even return my calls.
Kim made a real effort to get my survey exactly right with a very sophisticated piece of equipment.
I also felt his pricing was very reasonable for the amount of time he spent all around my neighborhood checking other property lines that related to mine.

Kim explained his process during an initial phone call and the work was scheduled. There was an initial potential problem because of the adjacent 2' utility strip that is somewhat common in older Minneapolis neighborhoods, but that was resolved. He confirmed the date and time by phone and arrived on time.
During the actual work, Kim located the metal stakes and marked the corners with a wooden lathe. He also installed a new midpoint stake to mark the property line.

I was pleased with the quick response by phone and also completion of the job. Frank was very professional and offered for me ot call any time- in addition to what he provided in writing. The price seemed costly - but I was happy to get the job done quc

Kim provided excellent service and information. We have an electrical pole behind our garage and a fence line that isn't straight. Not having had this service done before, Kim was very informative and personable about explaining how the property lines work and how he could handle our request since we only needed two stakes marked. He also took the time to be careful with existing landscaping while marking the property. I would definitely recommend him!

Called on Friday, was told the job could be done the next day, which was great. Wasn't sure what time it would happen, but as luck would have it I was at home when he came by. Worked quickly and efficiently. All set to get my fence installed now.

They did it next day after being contracted (it took just one phone call). About 6 hours a technician spent to survey 16000 sq.ft. lot to find monuments, elevations, location of neighboring houses etc using the special GPS technology. And two days later I got the certificate of survey - very professional looking, done with the latest software
Price actually was better than three other bids, though it went up a lot since 2002 when
I also had to do survey (of another, smaller lot). Probably land surveyors don't have
enough work to keep them busy every day so they compensate it by hiking prices.

Our 30 year old townhouse association was planning to do additional planting of trees, but it was impossible to tell where the boundary of our property is in that area. Frank was available promptly to do an estimate and came on the day scheduled to do the survey. They located two existing markers and installed a new permanent marker on an inside corner (the boundary makes a 'z' on the north side) and staked the other corners so we now know exactly where the boundary is. Frank came personally to do the estimate and the actual survey, and also provided a paper map with the lines marked. He didn't try and sell us more than we wanted, and listened and did what we needed. Since we learned that we had planted a tree on the neighbor's property in a previous year this was well worth it.
