    They are terrific.  Always respond to emails within a day or same day.  Always follow through on what they promise.  accounting is always accurate.  maintenance service costs are always reasonable.  just so much better than another Minneapolis based firm we used and another we heard nightmares about.  Highly recommended.

    The experience with Renter's Warehouse did not go well.  They market themselves as a property management firm, but they are not equipped to successfully manage properties.  They have independent Realtors act as leasing agents, who place tenants, then walk away and are completely out of the loop when any problems arise.  We also found that the Realtors would complain about small issues with the properties when showing them, but Renter's Warehouse did not seem able to make small repairs to get properties leased.  We were constantly involved trying to get things fixed and get properties leased out.  For how much work it was, we should have just managed the properties ourselves.  Additionally, Renter's Warehouse treatment of tenants is very poor.  They tried to charge our tenant $200 for a service call on a weekend to fix the furnace.  When the tenant refused to pay, they threatened eviction.  This resulted in us getting brought into court for a lawsuit brought on by the tenant.  Not a good experience.  They currently have 3 of our properties under management, a townhouse, a twinhome, and a house.  We will be moving them all to another property manager as soon as possible.
    Also note, a major difference with Renter's Warehouse is that the lease will be written between you, the owner, and the tenant.  So, when something goes wrong the tenant will sue you, not Renter's Warehouse.  The other 2 property managers we use write the leases between the management company and the tenant, which provides some level of privacy and liability to protection to the owner.

    The service went very well. We have ongoing service with them monthly. The charged $85 in addition to what we pay monthly for the complete property management. I think their pricing was reasonable. They were very transparent in what the pricing would be and what they were going to do. Our interaction with them has been very well and the work they did turned out nicely.

    They are the most responsive, detailed company in the Twin Cities for rental property owners.  Night and day difference from another local property management firm that was absolutely terrible.
    33rd always calls back or returns emails within a day.  They don't screw things up.  They don't make excuses for their staff's mistakes (their staff have not made any mistakes).  They charge a fair percentage.  They do maintenance and repairs and do them for a fair price.
