    I contacted IWR about a rental house I own because the city inspector had identified two windows that had broken seals and needed to be replaced. I made it clear to them that one window was on the east side of the house, the other on the west side.

    I had to wait 10 days to get an estimate, but on March 23, they came  back with an estimate of $258 to do the job. Their competitor, Henderson Glass, had come back with an estimate of $404 for the same job, so I went with IWR.
    They did the job on the date and time they said they would, though since I live a long way from the house, I did not see the work myself right away. I was not back at the house until the morning that the city inspector was scheduled to return to do the re-inspection for city rental certification. Upon inspecting the house, I saw that only one window had new glass.
    Several hurried calls to IWR resulted in them telling me that the estimate they'd given me was for 2 pieces of glass, but just ONE window, since they were double hung windows. The estimate I signed showed 2 pieces of glass, 4 vinyl exterior stops, plus labor and a $40 job fee. Since I told them from the start that there were two windows that needed repair, I presumed the estimate would cover the work I needed done. Before I signed the estimate, I sent this email to confirm that my problem with the inspector would be solved (boldfaced is mine, otherwise it's a simple cut and paste of the email):

     "This rental house was flagged by the city of Roseville inspector because he saw that these two windows had broken seals, evidenced by the smokey or opaque glass. I want to make sure that this repair will correct not only the opacity of the glass but also the "seal" issue. Moving forward with a repair that did not satisfy the inspector would be a mistake for me.

    Any insight you can provide on this question will be very much appreciated." 
    Subsequent to this, I was assured by phone by Becky that this would remedy the problem. 
    Obviously, I did not pass city re-inspection the day I discovered this problem.
    A few days later, I had a conversation with Matthew, the owner of the company. He apologized several times for the "confusion" but still insisted he had to charge me $216 to return to do the other window. He agreed to waive the $40 "job" charge to return. Obviously, when added to the $258 I already paid, the $474 total exceeded what Henderson glass would have charged for the entire job. Matthew said this was "just life" and that for an investment property, "two hundred bucks is not a big deal." Of course, he also insisted earlier in the conversation that there was no way he could absorb $216 because of a "misunderstanding," so I guess it's not much money when it's mine but significant when it's his.
    At best, this experience showed me that this company is not careful with estimates and not overly concerned with keeping their customers happy. At worst, they are flat out deceptive. Either way, I would never use their services again and would advise anyone to be VERY careful and redundant making sure you know exactly what they plan to do before you agree to have them do work.

    Gregg came to give me the quote, and he ended up giving me the best price out of all the quotes i got. Very close, but still the best price. I explained to him what I was looking for and responded with the best overall statement of work, again by a whisker. The statement of work and the quotes were extremely close, which is a testament to how good all the providers are, and yet Pisani contracting made the best one for my needs. 
    Pisani Contracting also did some extra work they could not have quoted, and did not change the price on me, which was a pleasant surprise. The porch step replacement could have cost me a bit more, since some of the porch itself had to be filled in, which they did for free. So i'm really happy I hired them. Some others may have asked for a couple of hundred more dollars for that. 
    They came over, and even though it is spring here and we had a lot of rain, they came and finished the work within the expected time-frame and to my full satisfaction.
    So overall they did an excellent job.

    Sent him pictures in advance.  He had shingles that should be close in color (I was not expecting a match).  He thought it might be about $150.  Scheduled one week out.  Arrived on time (fyi, this is a rental I own), called me to tell me he was there, the color was close, said it would be about 10 min work and $75, looking for my OK.  Approved to do it, this was a fair price.  He called when done, re-iterated what he did, added that he used some silicone and why he did it(I know how to do the work but he didn't know that.  His explanation was spot on...the tackiness of the tack strip on the loose shingles was minimal due to age and cold weather...used silicone to adhere them to the shingle above).

    The work went fairly well except it took longer than expected.  They removed all the tile - floor and walls, along with the tub and vanity and stool.  A new tub along with a vinyl tub surround, new vanity and counter and sink, stool along with faucet for the tub and sink. It all looked fairly good, with some issues with poorly fitting vinyl flooring, base, and vanity to the wall.  The problem started almost immediately.  The first time the stool was used it was blocked.  We called the workers back they successfully unplugged the stool with a snake.  It plugged again the next day.  Once more the workers were called. They took the stool off the mount and tried to clear the plug.  They were eventually were successful, but it soon plugged again.  This time I was told I needed to call a plumber.  I did.  He snaked the stool and unplugged it.  Over the next months it plugged time and time again.  I bought a snake and successfully unplugged it numerous times by using the snake and many pails of water to flush down the stool.  It them plugged and after a few days of not getting it unplugged, I called a plumber to come and take care of it.  He did, and after getting it open he put a camera down the stool to see what the problem might be.  He found a piece of the old flange that the Sears works had broken off and allowed to fall down the pipe where it lodged so tightly he could not extricate it with his tools. He needed to cut off the old black pipe past the blockage and replace it with PVC piping.  When he took the stool off the flange he found that the seal had been twisted when the stool was installed.  I have contacted Sears about the problem and asked to be reimbursed for the plumbing work done. I was told by the man in charge of the crew that Sears had approved the claim, but nothing has come through and he does not return my calls.

    Their service was awesome and they were amazing.  The people were all fabulous.  They had to come back because there was a faulty window.  They came immediately.  They have not replaced it yet because of the weather.  But it is not a problem for me to wait until the spring.

    This joker of a guy came into my house and was there for 3.5 hours. Very high pressure sales tactics and very high prices. What really bothered me is this guy tried being my best friend and when I told him I couldn't afford it he got mad. Then my girlfriend insisted we just get the door wall so we told him we would go with it. After that he was still mad because we didn't get all the windows done Nd he was being a complete @ss. After he wrote us up he didn't even say goodbye and just left. I was totally shocked that people act this way. It Probably stems from the owner of the company. I got another quote the next day from a different company and it was the same windows but half the price. I then called and cancelled my order and got a whole earful why I shouldn't go with this company and the guy was a total idiot. The way they treat their customers is horrible and I have no idea why anyone would go with hansons.

    Mulligan Construction Company = Major fail!!! I've been dealing with this company for over 5 months now. They are extremely slow to get the job done. Now I am having issues with their concrete work and getting the final electrical wiring done. I am unable to talk with anyone at Mulligan about what is going on. I get put thru to voicemail, leave a message and no one calls me back. As one other review states: There is no communication once the contract is signed.I have never dealt with a company who ignores their customers and does not return phone calls. I manage a small business. All I can say is if I ran my business like that - I would be out of business in no time.
