    american leak detection
Bob and Kevin were exceptional. They worked diligently to find and fix the leak. It was not an easy task, but they had their minds made up, and were not leaving until the project was done. Four hours later, and the broken pipe was fixed, the hole was filled with concrete, and the whole area was as clean as before they started. Excellent, excellent work. I was a happy camper when I got the quoted bill. Less than I had anticipated for all they had to do.

VanDam & Krusinga Building & Restoration

We had a broken pipe in the upstairs kitchen on 6/15/15 and subsequent flood of upper and lower level of home; we own a bi-level home. Van Dam & Krusinga came out to assess the damage and give a quote on 6/26/15.  Insurance approved them to start working.  It was agreed with insurance that they would clean up the flood mess, tear out specific walls and cabinets and restore the home; mainly the kitchen and lower level grate room.  We visited their showroom on 7/9/2015 to choose flooring and cabinets.  We were given a simple drawing of the cabinets on 7/28/15, only after we begged them three times for something from them.  We met with their "kitchen guy" Steve on 7/30/15 in order to understand the drawing and hopefully get some ideas from him.  He worked the computer and the 3D pictures, but refused to offer up any ideas, even after I stated, my husband and I have never done this and we are not creative.  He just stared at me when I said that.  They ordered the cabinets finally on 8/7/15.  Let me say, the guy in charge of our project, Scott, was not very good at all in returning emails or phone calls.  After awhile, all he would do is text.  Four of us are living in one half of the living room at this point; the only rooms not affected were the bathroom and three bedrooms.  The cabinets took 4 weeks to come in.  During those 4 weeks, the guys sporadically came and tore out cabinets and flooring and did the drywall.  The drywall was not done very well, especially the ceiling. You can still see many imperfections to this day.  The cabinets came in and were installed on 9/8/15.The refridgerator casing was not installed properly, two cabinets had been ordered at 30 inches when we needed 27 inch cabinets, the 9 inch end cabinet was misordered, needed to be larger, they installed the lazy susan cabinet door upside down.  Now new cabinets had to be ordered.   Meanwhile, we are still living out of the living room, 3 months later.  The flooring started to be installed on 9/11/15; starting downstairs first. The installer obviously didn't know how to do this and my husband spent several days asking them to start over.  My husband has continuously been asking Scott for completion dates on all phases and Scott does not answer or give him one.  Electrical outlets had to be repositioned after we made mention of errors.  They put up wall trim before we had finished painting so we had to paint after it was placed.  No professionalism at all or attention to finishing touches.  The flooring was put down and numerous places(at edges) were so not perfect.  Throughout all of this process, people just showed up at our house, NEVER any communication from Scott unless we called him.  This is not an exaggeration, he never communicated with us.  There is no attention to detail with this group.  The second set of cabinets arrived on 10/5/15.  Two cabinets were the wrong shade.  No sense of urgency with this group; we are still leaving out of our living room.  They dented our slider door downstairs, they dented our refrigerator, they gouged the painted walls; no attention to detail.  We haven't heard from Scott in weeks, now it is 10/20/ molding never ordered properly, took weeks to arrive after this.  Scott never called us to tell us things had arrived.  We always had to wait and wait and then call him.  They last came out for finishing touches on 10/28/15 and we haven't heard from anyone since.  No one walked through our house when they were finished to see how the project ended.  No one called to say they were done.  No one called us to ask our opinion of the job.  The people at Van Dam & Krusinga, particularly Steve and Scott, are so unprofessional.  The worksmanship is horrible.   Use them to clean a mess, but nothing more.    p.s. they did the same poor job to our neighbor two houses away after he had a flood in 2015 as well.   I would NEVER recommend them.

    Homewise Inspections
Tom is great at his job and very detailed with his home inspection report. The document we got back had pictures with all of the problem areas. We have used Tom before and plan on using him in the future for our next investment property. The price of service was comparable to other vendors that we had called but we feel that Tom goes the extra mile and is extremely professional. The price quoted was for a 3000sqf multi unit home that had a lot items to inspect. As always Tom rocks and is highly recommended.

    1st Choice Inspection Service
Paul was great to work with.  Upon contact Paul indicated he was booked solid for the following week but offered to come out on Saturday.  Paul showed up early but still spent over 3 hours going through the house in meticulous detail.  He climbed on the roof, got in the attic, crawled under the cantilevered windows, etc.  If it was safe to access he was there with his flashlight.  I have had home inspectors that were knit-picky about silly little things and other inspectors that missed major issues.  Paul had the right amount of detail without freaking out my wife that we were about to buy a lemon.  He also helped with suggested fixes for all the items he found.  By far this has been my best experience with a home inspector.  I highly recommend.

Randy was a pleasure to work with.  He actually arrived early and was methodical as he checked every inch of the house.  He explained issues uncovered to me throughout the inspection in terms I could understand.  He spent over 5 hours during the inspection.  His final report was exemplary.  It contained pictures along with descriptions of the problems uncovered.  I have emailed him follow-up questions since the inspection and he always responds in a timely fashion.  He is well worth the cost.  I would HIGHLY recommend him for anyone needing a house inspection.

    Air Quality Control
I called AQC and scheduled them to install a radon-reduction system in my home. The installer came to my house on the specified day and installed the system. The installation was very neatly and professionally done, and the installer was a nice, personable guy who explained the system to me, told me how to read the gauge and make sure it was working, and left me a couple of test kits so I could test the radon levels after the system had been working in my home for a few weeks.

Thirteen days later I noticed that the system was no longer operating. I called AQC. They told me to unplug it for 24 hours and call them back if it didn't work when I plugged it back in. It did not, so I called again. They said that my fan was under warranty, but that I would have to pay a $149 service fee to have someone come out and put in a new one.

I explained that I felt that this was unfair given that I had just paid nearly $800 for this system, and it had not even worked for two weeks! I asked to speak to a manager, but the person I was speaking to on the phone said one could not come to the phone at the moment. I asked for a manager to call me back. No manager returned my call, and no manager could come to the phone when I called back again a few days later.

On 9/30/2011, after waiting a week to see whether a manager would call me to resolve this problem, I filed a complaint with the BBB of Detroit & Eastern Michigan. On or about 10/21/2011, after receiving my complaint from the BBB, AQC called me and scheduled my FREE service call, and another friendly installer came and replaced the fan in my system on 10/31/2011, and it has since been working properly.

I would comment on the effectiveness of this system, but because of the long wait for complaint resolution with the BBB, this system STILL hasn't been operating for two uninterrupted weeks in my home, so I haven't been able to do a followup radon test yet. *sigh* However, if the radon test is not favorable, I will update this report further.

This company does *not( stand behind their product, and they will *not* willingly fix their systems without a $149 fee, even if it's less than 30 days old! I think that is reprehensible. One should not have to file a complaint with the BBB to get service on a brand-new installation!

I couldn't find this company on Angie's List before contracting their services because they're located in Lansing/Ann Arbor, but they do advertise and do work in the Portage/Kalamazoo area. I *should* have looked this company up elsewhere online before I hired them. There are many reviews around the internet telling of terrible service from this company. I would never hire them again, and I would never recommend them to a friend.

Kevin let me tag along for the entire inspection, which meant it took him longer to complete.  He was at the house for 3-3 1/2 hours, and addressed all of my questions/ concerns.  He is very knowledgable about overall general building practices, and is careful not to go beyond what he confidently knows is correct.  If something in the house is not %100 correct, he will report it no matter how significant it may be.  The Realtors will probably not like the fact that you have hired him, but the Realtors are not the ones buying the house.

The process went very smoothly. Dan came out and did the estimate and was very friendly and willing to answer my questions. I came up with more questions which he responded to promptly each time I emailed him. Their quote was actually more than another company we had out, but I felt more comfortable with the responsiveness of AirCo. We had them remove linoleum, and the plywood it was stuck to due to the mastic also containing asbestos. The whole layer of flooring containing asbestos was underneath ceramic tile which we wanted removed so it was a big job for them. They were able to come out quickly since it was a one day job and the crew was very nice and got the work done quickly and efficiently.

The mold was destroyed. The home did have a very strong bleach oder for several days after the treatment, however I fee this has to be expected. I did have to call several times over the 3 day treatment process to make sure someone came to perform the work. The entire process took about five days to complete.
