I needed an inspection and a re-inspection on a home I was purchasing under the condition that it pass a certified inspection. Michael Raines performed one, using a drone to examine the roof and chimney areas. He also ran the furnace, gas fireplace, dishwasher, showers, baths, etc., testing for water pressure, cycling, heating capabiliities, etc. Mr. Raines found some items needing to be repaired or serviced, which were supposedly done. After said repairs, I had Mr. Raines perform a re-inspection of the premises. He told me that all the previously unsatisfactory items were now satisfactory, but never provided me with a re-inspection report to that effect. After his verbal approval and given the go-ahead to sign the inspection approval paperwork on the house, the bank sent out their appraiser. My mortgage finally went through. However, after closing on the house, I was unable to live in my "new" home immediately upon closing because a gas leak was found and the gas company had to come out to my house to detect where the leak was. They found that the gas fireplace was emitting gas and had to turn the valves off to it, the the regulator outside on the meter was leaking and had to be replaced, and that the furnace reset switch wasn't working properly. I contacted Mr. Raines, who told me I needed to file an insurance claim that comes with his services for any repairs that I incurred. I did just that, but was told that it had been denied because they didn't have the reinspection report showing that Mr. Raines had approved everything. I contacted Mike's office to get a copy of his re-inspection report and left him a voice mail on his cell phone but I still haven't heard from him. It would be nice to get his reinspection report so that my claim can be reconsidered.
It didn't go very well, and I'm very displeased with his lack of follow-up. I will never recommend Mike Raines to anyone. I'm sorry I jumped the gun earlier and gave him such a great review. Now that I know what he does when there are problems after he performs not one, but two inspections on their home, I will be sure to tell people NOT to hire Mr. Raines to perform their home inspections.
