    Patrick is exactly what his business says upfront; a buyers inspector. While the upfront cost might seem a little steep he is worth every penny. Thorough does not even begin to describe his inspection. Lights, windows, appliances, electrical outlets...you name it. He even dons his monster outfit (protective suit / mask) and climbs into the attic to assess the framing / roof etc. Without him I would have been on the hook for a new roof. I was able to get the owners to kick in half saving me almost $14,000. It was not an obvious call to demand a new roof but with his diligence the seller had little choice but to agree. I couldn't recommend him more highly. Oh, yeah he's also a pretty cool dude.

    Overall the inspection was worth the price.  I called Patrick on a Sunday and he agreed to do an inspection on short notice the following Sunday.  Given that I was calling him on the weekend, he was good about it.  
    I was buying a house with a "new roof" as advertised by the seller.  Before the inspection Patrick looked at all the city permits related to the house and discovered that the roof had never been officially approved.  Later, at the house, he took the time to crawl through a confined attic and go on the roof to check on its condition in detail.  Although new, he discovered that the roof had been done very poorly by an amateur and had already been leaking.  He then verified this further by noting a somewhat concealed fix in the living room where water had begun to damage the ceiling.  Due to his observations, and well written report, we obtained a $7,000 reduction in price on the house to compensate for the roof.
    Patrick does take a long time to go through a house.  It will take 6 hours or more during which he will point out every possible problem and defect in every corner of the property.  His opinions are intelligent and well reasoned, but one should be prepared to become relatively depressed in the process.  In addition to not pulling punches about any defects he sees, his "bedside manner" leaves something to be desired.  He is rather gruff, and will probably (inadvertently) insult you a few times during the inspection process.  I should also say that his long inspection time will lead to a thorough report, but is also probably still longer than necessary.  Of the ~7 hours he spent looked at every corner of the house, about 2 hours of that was spent on the phone talking to other customers and giving somewhat longer-winded lectures on smoke detectors than was necessary.
    Get Patrick if you want the job done well, but come prepared!

    Jeff is amazing. He inspected a home I was selling a little over a year ago, and I had never seen such a detailed, clear inspection report. (I have hired home inspectors 4 times.)  I vowed at the time that if I bought another home in the area, I would ask him to inspect it. This month I am doing so, and I asked him to inspect it. He loves his job, explains everything he is doing (was happy to let me follow him around), and was more than happy to do extra investigating. (For example, I found an extra set of double-glazed storm windows in a storage closet, and he carefully looked at them, measured them,   and was able to determine that they are replacement windows for ones that appear to be fogging up in the master bedroom.) Jeff was on time - he actually came several minutes early - and was both efficient and thorough. I HIGHLY recommend him.

    Elliot gave inspected the areas of the house (exterior) that we had noticed were rotting.  He than inspected all of the exterior (at our request) and found additional rot.  He gave us an estimated that was very reasonable.  We told him that there was no hurry to get the job done.  He scheduled the job at a specific date, showed up on that date and finished up in a timely manner.  At all times he was courteous and explained exactly what was needed.  He encouraged us to go with a more inexpensive option (plastic), which looks identical to the original wood.

    Because we don't (yet) actually live in the city we are purchasing a condo in, I was not present for the home inspection.  First Priority did put together a detailed report, using a 10 page form, and this was particularly helpful for us since we weren't actually there, and our realtor scanned it in and emailed it to us.  I had briefly toured this condo before and hadn't noticed any problems with it - First Priority found twelve, ranging from a kinked water line to the refrigerator to evidence of a water leak under a bathroom sink.  They also tested the appliances, running the dishwasher through a whole cycle (which tells you that they spent at least that long inspecting this condo unit).  They also found that the heater was only sort of working, and was unable to raise the temperature over 61 degrees despite the fact that it ran the whole time of the inspection - good information for us to know! Since I wasn't present, I did call Jeff afterwards to discuss his inspection, and learned some additional things not included in the written report.  (The report said the furnace wasn't working right - over the phone, he gave me his guess as to what the problem was and the cost to fix it.)  He was very helpful. Total cost of the inspection was $200 - I really have no idea if that is a good price or not.  We went with First Priority based on the recommendation of our realtor.

    The best way to sum up the experience is that Accurate Inspections takes the time to make sure the client knows exactly what the good and bad of a property are, inside and out. They make sure to listen to the clients concerns and question the client about how handy they are in order to assess if the client can potentially save some money by fixing some of the non-contractor items on their own. They make sure the clients REALTOR is fully informed of the issues in and outside the property. Best of all, they will call you back when you have questions about items pertaining to the property.
