    Sucked, this guy is lazy does not do his job looks for nothing within the researches on other homes sold==nothing just wants his money. Now the events; I have been building my house for 3 years. The first appraisal I hade before completed was 225K. I needed money to complete, a small loan to complete the house. Once completed had the final appraisal completed 277K. At this point I was going to take a loan out with my credit Union, then I thought I would take and use my VA Loan instead and be all set. The VA sent this guy/company/joke out to my house. After waiting I finally got the results 90K under the appraisals already completed 2 weeks before he came out. WHAT???? This guy is lazy and does not need to have a license I am working on that now. I am doing a congressional I am retired Army I have a master’s degree and I am sick of lazy people like this. Now I am 6 months into the process to get a loan. I want his license removed. Done

    services were OK, but there were major delays. After the services were requested by the bank I waited several weeks without being contacted  (my cell phone and email had been provided) Finally I had the bank contact the service and the appraisal was scheduled. He did arrive on time and was polite & professional while here. After the on-site visit, I again waited weeks and made several attempts at contact (leaving multiple voice mails and emails) before the appraisal document was completed. Again - the appraiser was prompt (once scheduled) and both polite and professional while here, but clearly far overcommitted.

    Beacon Appraisal Company did a thorough job on the actual appraisal. What they failed at was how they arrived at the final product. The original fee due for my appraisal was $575. The final bill was $950. That is an increase of $375 or 65%. I had to pay 65% more for poor management decisions that occurred in the appraisal process. Here is what happened: July 30th - Offer accepted for home purchase & application made with mortgage lending company August 9th - Appraisal ordered (Anticipated closing date of Aug 31st) August 10th - Beacon Appraisal Company received the order August 16th - 1st appraisal attempt; partial appraisal done, but appraisor unable to gain full access to property August 20th - 2nd appraisal attempt to finish (gained access); Appraiser unable to complete process again because water was not turned on August 26th - I was made aware that the water was not on and the appraisal could not be completed; I immediately contacted Portland Water District to activate water under my name. Appointment made for change over on August 30th. August 30th - At 10:30am my realtor met with PWD to turn water on to property. My realtor & I planned to meet at 3:00 pm to turn on the water in the house and assess for leaks; until then, main water valve remained off. In the meantime, appraiser returned unannounced at 11:30am for attempt to complete appraisal & check water. Because water is still off, appraisal fails completion for 3rd time. August 31st - 4th and final appraisal attempt successfully completed (closing delayed) This is how they charged me for one complete appraisal $950 Appraisal $575 Each additional visit $125

    The appraisal was ordered on 11/22 on a rush basis. David holster, the appraiser, did not go out until 5 days later. Our loan officer had to Call them 15 times to follow up that it was being done. When we finally got the appraisal it was missing basic critical Information necessary to close the loan. Having the mls number put on the documents took several more days. He also failed to indicate that the utilities were on and operational. This took more time to revise. As a result we missed our closing date. This in turn created a host of scheduling problems with our contractors and movers. One person not doing their job correctly set off a chain reactions of problems that was the most stressful situation I have ever been in. When I called their office to complain, the vp of quality control was rude, defensive and did not apologize. In turn he tried to put the blame elsewhere. This is the most unprofessional company I have dealt with and I would not recommend using them

    A woman came in the middle of a snow storm to walk and appraise 15 acres of land located on 1200 ft of frontage on the ocean in Mid Coast Maine.  My husband took the appraiser out on our 4 wheel drive to look at the area.  She took no pictures of the view from the many sites that are there.  She did not take into account that we had sandy beaches for our campers and she could not see the fire rings and in some cases the picnic tables at each site.  This appraiser did not even get correct who the grantors were on current loan...she listed a neighbor as a grantor..yikes!!!!  Her analysis of our income and our expenses was way off track.  Needless to say she cost us lots of money for the most useless appraisal ever produced.  By the time we received it, it was to late to get another one and we had to close on our loan...we did so to a great personal loss to us personally.
