    As a first home buyer, I counted on Buddy to inspect the house and let me know of any major issues that were visible so that I could make a good decision about buying and/or negotiate any major problems into the asking price. The inspection report from Buddy indicated that the roof was 8-10 years old and in acceptable condition. I bought the house thinking I had nearly 10 years before I had to worry about a roof replacement. Two months in with some heavy rain I noticed a huge leak. I contacted two roofers and my insurance company to assess the damage and cost. All three people said the roof was over 20 years old and in clear need of total replacement. Not only were the shingles fraying, but Buddy failed to notice the rotted wood that all three of them saw as soon as they looked into the attic. Buddy refused to help in anyway and stood by his initial export that the roof was fine. Cost over 11,000$ to replace. This was a huge oversight and failure on Buddys's part to do what he was hired to do-to find major problems and make the buyer aware. A good businessman would take responsibility. I do not recommend Buddy or his business to anyone for anything ever.

    The Pearce Group Home Inspections
    So I read the reviews prior to going with this Home Inspector. He was actually recommended to me by my Realtor. I was a little hesitant but my Realtor has been very good with me (her name is Leslie) and has not led me astray yet so I decided to use him. I am a first time home-buyer so I will say that I am inexperienced. I will say that he was very upfront regarding cost and also regarding limitations of his inspections. I will say from reading the other reviews I think they made one huge mistake I really don't think they were with him the entire home inspection. I NEVER left his side. Not from a lack of trust but truly from the perspective of this was a major purchase and I wanted to know everything about the house that he knew. We first started with an inspection of my septic tanks. Luckily for me my septic tanks lids were not buried so he didn't have to dig for them. They were easily accessible. He explained in great detail about how the septic system works and some of the things that I should be watching out for and some of the things that I should do to help keep my septic system running properly. Any question that I asked no matter how and quot;crazyand quot; I felt it was, he answered. So while he was looking at my septic tank he started the Water Yield test which definitely took some time. Some of the water from the water yield he used to prompt my septic tank to pump which definitely took a while because my tank is pretty big :-). He explained to me why I have 2 tanks and what they are used for . He showed me what he was looking for and how he was making his determination. While this was going on he next used a pair of high power binoculars to view the backside of the roof. I had read on several different sites about different ways an inspector can inspect the roof (really I just wanted to know how it should be done). We were outside for quite some time and not once did he go inside except to the basement to deal with the water yield test. (He had already gotten samples of the water for that send off test). We then walked around the perimeter and her looked at the structure of my deck He explained to me what to do in the winter regarding my outside faucets. He inspected the entire perimeter and inspected the roof from various angles and even took time to look at the roofs of other homes in the community. He inspected the retaining wall around my property as well. We were outside in the freezing cold (if you have been around for the winters in MD this year you know how cold it's been) for several hours. Once the outside portion of the inspection was done we moved inside. He cleaned up everything from his outside inspection and then moved inside. He brought his own hand held vac---I wasn't sure why until we went up into the attic and even wore shoe covers inside the home. He checked EVERY electrical socket, EVERY faucet inside the home, EVERY shower and tub, heck he even closed and opened all the doors in the home---he respectfully closed some in my face (LOL!) to make sure that there were in good working order, didn't stick or have any issues. He checked my garage and the attic in my garage and stated there were some engineering changes that I should make sure were approved by the home builder! He then when upstairs and checked every room and checked to make sure there was no significant water in my shower. He also checked my second attic and this is where the handy-vac became handy because he vacuumed up the insulation that came with him when he left the attic. Very good attention to detail. Overall being a first time home-buyer I definitely feel I have a great understanding of my new home and have a good plan on how to take care of it.
    I found Jeff Pearce to be very professional, pleasant, informative. He did not make me feel rushed and answered all my questions no matter how silly I felt they were. I even asked him how to zip up my furnace because the zipper was broken! While my father and Realtor laughed at me Jeff just smiled and explained that the zipper wasn't broken and educated me why it was designed that way. I had an overall great experience. I gave him a and quot;Band quot; on price because well I would have loved to get all this done for free but really and truly for the amount of time that he took and the patience that he had and the thoroughness of his report I definitely feel that I got my money's worth. I highly recommend anyone looking to have a thorough home inspection give him a call. He's worth every penny....Gee I hope his rates won't go up because of this review :-)!

    Bob Sisson arrived early and got started right away. He was very personable, professional and knowledgeable. He explained what he was looking for and what he found. The seller was at home during the inspection and he was very courteous and friendly but was clear with us that we were his clients and he was looking after our interest. At the end of the inspection he went over all his findings one by one with the photos he had taken. He gave recommendations on how easy or hard different things would be to fix and what should be priorities. He gave recommendations on what to ask the seller's to fix. He was very thorough and answered all our many questions. At the end we got an organized binder with multiple copies of all the findings. The inspection was mid-November. Since the inspection we have emailed Bob several questions and he was always very prompt and thorough in his answers. I would recommend Inspections by Bob to anyone buying a house.

    Scheduling my appointment was straightforward and efficient, and I received a call from the company telling me that the technicians were on their way. Mike and his assistant Ira  arrived on time and completed the plumbing inspection and water heater flush efficiently.

    They identified one problem: Three toilets had badly rusted  (and, in one case, completely missing!) bolts between their bowls and tanks.  They replaced these during the same visit for an extra fee of $300. It is unclear to me whether this is a competitive price, but the quality of the work was good.

    The entire servicing lasted one hour, including inspection, draining, and toilet repair.

    UPDATE: After reading my comments about the price charged for additional work, an office staff member called me to explained the pricing and offered a $60 refund that she deemed was appropriate after reviewing the work documented on the ticket. I appreciate the company's reaching out to me in this way and addressing my concerns.

    I arranged services with Charlie by phone and via email, and he was very prompt and courteous. When I mentioned that I was going to get a termite inspection at the same time, he asked if I would like him to to do it. I did, and he arranged that.

    It was a great experience. Charlie was already walking around on the roof before I arrived (he showed up a little early), and had already noticed several things outside that he brought to my attention. He was very friendly, very professional, and very willing to answer questions.

    As others noted, he produced a written report on the spot. He made several suggestions, and pointed out a few more serious problems.

    The home inspection was $300, and I also paid him another $125 for a radon check. He set up equipment in the house to run for 48 hours. He immediately contacted me with the results and a report, which showed a pretty high level of radon. I asked a few questions, and he suggested one name for a radon remediation specialist.

    All in all, it was a positive experience and I would use him again.
