DConnors Appraisals IncI cannot speak to this individual's competence as a house appraiser since I ultimately have chosen not to hire him. In healthcare, we have a saying though that often times a brilliant provider can only get so far with poor bedside manner. The same applies to those in the service industry. This individual may be competent at his work (I do not know this to be true based on my interaction); however, he started our conversation with minimal information about the job I was interested in and indicated that I probably didn't want to hire him. He said it would cost me $550 for an appraisal of my property and he would do a very extensive job which others could do for cheaper if I only needed a written value for the house, but "you get what you pay for." When I asked if he could email me his credential and designation information, he became defensive and indicated that he received 5-6 such calls from people like me each day and so he couldn't spend an extensive amount of time on each person and that people typically hired him based on his website and what was discussed on the phone. He also went on to say that he typically work on complicated cases from lawyers that involved multimillion dollar properties or other complicated issues. He actually stated "I do not mean to be disrespectful..." In my experience, if someone starts a sentence with "I do not mean to be XXX," the opposite is in fact true. This is basic leadership communication training. So in a sense, my perception was that a job such as mine was small potatoes for him. Which is fine. If you only take a job that meets a certain dollar minimum or value for property, I don't have any problem with that, but then make that abundantly clear to the consumer, but do it in a friendly manner. Secondly, even if he's the best at what he does and has a skyrocketing IQ, this is clearly an individual who has low EQ and hasn't mastered the art of customer service. It's really unfortunate because his background is in line with what I was looking for, and his quote did not concern me, but his attitude made it clear to me that this would NOT be an individual I would like to work with. What ever happened to showing a little bit of kindness in dealing with potential customers?- Irene C.

AAppraisals GuaranteedThe whole process went extremely well. We found Rick Phillips of Appraisals Guaranteed through Angie's List, attracted by his "All A" ratings from previous customers. We can say without hesitation that from beginning to end, Mr. Phillips' services lived up to that sterling rating. The home appraisal was easy to schedule by telephone, within a week. Mr. Phillips arrived on time; asked very good and detailed questions that would not have occurred to us; and photographed the property from all angles and directions. When Mr. Phillips delivered the appraisal report on a timely basis, it was the most detailed, carefully researched appraisal product that either of us had ever seen. The comparable properties in North Arlington were extensively researched, beyond our expectations. The insights on the property itself and the state of the market in our specific neighborhood were very useful. The bottom line appraised value of the property was fair and reasonable, well within the range we had expected. Throughout the process Rick Phillips was personable, easy to reach by phone or e-mail and transparent. His fee was more than reasonable for the product we received. F360 Appraisals IncI paid $525, though their website listed the price as lower, but has since been removed. Maz Surmaty offered to come either Thursday or Friday but sent a separate appointment confirmation email for Friday afternoon when I would be getting home from work. After the confirmation was made, earlier in the week he asked to come Thursday instead, I told him this no longer worked as I made my plans to accommodate Friday. Then on Friday, he texted me at work, to ask if he could come early. I told him I was not home, but my fiance was there. He walked with my fiance and was finished before I got home. My house, which I purchased two years prior as a 3 bedroom 2 bath; he listed as a 2 bedroom 1 bath. Granted the downstairs bathroom is surrounded by an unfinished basement, so may not count anymore. But the 3 bedrooms upstairs have not changed or disappeared. I cannot find a listing of my house that has EVER listed as 2 bedrooms. Despite multiple attempts to have the error corrected, I am receiving a minimal response from both Maz and my loan officer on the topic. The loan office said Maz lied and told him one of the rooms was under construction. This is not true, 3 bedrooms upstairs are finished, one ADDITIONAL bedroom is under construction in the basement. AI've known Keri and her team for over a decade now, and they are different than any other agent or team I've ever experienced. Their team specializes in each aspect of the business, so instead of getting someone that is okay or good at various parts of the job, everyone is excellent at what they do, and their results show it. We were living out of state when we found out we needed to quickly put our home on the market and needed it sold before the holiday season. Keri and her team coordinated every step of the process flawlessly and were there in our absence to handle everything from inspection repairs to closing. FBEWARE!!! We had an appraisal done on our home in an effort to refinance. The appraisal was extremely flawed! First, Dan did not count the number of bedrooms correctly. Then he ran comps of homes with the incorrect number of bedrooms, which naturally brought down our value. Then after giving him an itemized list of recent home additions and improvements, not only did he exclude my list, he severely depreciated my house because it's "more than 3 years old!" We attempted an appeal of the appraisal through our lender and Dan refused to change his stance. In fact, he was very RUDE and HUNG UP on us when we questioned how and why he wouldn't get the number of bedrooms correct so our comps would be fair and reasonable. We also questioned why he wouldn't include our home additions and improvements and he REFUSED to even discuss our appraisal further. Don't waste your money on this company...by all means request another appraisal company. This company really SUCKS!!!
