    Palmas Construction LLC
    Not good. Connie Thomas, owner of Palmas Construction started out seeming pretty good. She gave the best quote for the work we needed done.. We had windows replaced in a sunroom and a complete kitchen remodel to include knocking down a wall. The window replacement went in pretty smoothly. When they went to replace the paneling on the window walls they put up paneling that didn���t match the other walls. When we inquired about it and she said they couldn���t find a match so they put up what they could find. We were not consulted about the different paneling and we���re surprised there was no communication about it. You���d think you���d inform your customer so they can decide to go with mismatched or redo the whole room; which, is what we wound up doing. We replaced all the paneling with bead board and had several problems with it bubbling/warping. After many asks they came and fixed it. Except, now we have noticeable seems and a lot of little nail wholes that weren't coved with spackle paste and caulking that still needs to be completed. We paid $550 to have the room painted and that was never done, nor did we receive our money back. Then on the outside of the house they did the same thing. They put up mismatched siding to what we originally had without so much as a word about it, we noticed it and questioned why they would do that. Connie���s response was the same. We couldn���t find a match so we put up something close. We went out to try and look ourselves and they no longer made our siding. We went with another company to do that, because at this point we didn't trust them. Palmas Construction also did our kitchen remodel with many issues there, too. We asked repeatedly if they knew how to install our flooring as our floors are an uneven cement pad and we know it was difficult for our flooring company to get it right throughout the rest of our home. They assured us they knew what they were doing. Needless to say they didn���t. We had to asked them to put leveler down in one area and another area the floor joints are uneven. We mentioned the unevenness on several occasions Connie said it would be fixed. Pat O'Dea the installer, literally, said in front of us he kept it like that because he didn't know how to fix it. How to fix it would be to tear up the floor put leveler down and reinstall. It never was fixed. We had appliances delivered and I said I���d be there to accept them and was told every time don���t worry about it Pat O���Dea will be there to accept them. Well, he accepted them and my fridge was dented in 2 places. He installed it into the custom area. I noticed a small dent that was showing and when we pulled out the fridge there was another very large dent. I called my appliance supplier and lucklily could get it replaced. When the 2nd fridge was delivered the appliance delivery people called to say there was no one there to accept it. Well, comes to find out the workers were asleep in their van and Pat O���Dea the receiver wasn���t even there. I had to race home to accept the delivery. 3 of our custom cabinets drawers were installed improperly and do not work, correctly. Again, assured they would fix them and they didn���t. Didn���t install all trim and touched up custom colored cabinet with a paint sample they got from Home Depot; which, you can clearly see is not the same. Connie Thomas said she'd order a new skin to fixed the area where it was painted and didn't match. Talked to Pat O���Dea and he said she after a month she never ordered them and evidently wasn���t planning to. So, that never happened. We have circular vents in the ceiling of our home and 1 in the kitchen. When I asked Pat to ensure a circular vent would be installed to match the rest of our home, because again, at this point we felt like we had to babysit them. He said he couldn���t find circular vents, so he was going to install a square one. I went online and there are, literally, 100���s of circular vents. He installed a larger vent then was needed so you could see the air event whole itself. When asked to please fix it so we don't see all the rough edges of the air vent he said your just tall; no one else can see that. WHAT? How ridiculous is that? It took 3 or 4 asks before he put white duck tape around the rough edges. It does not look good. There was constant trash/nails and debri left in our driveway. The 1st time she apologized. The 2nd time I got no response. I had a lamp broken, a dent in our metal fire pit, paint marks on my new flooring from their shoes, they sanded the walls in my laundry area & didn't bother to clean up any of the dust. It was all over my brand new washer & dryer etc, they didn���t put plastic covering on our furniture while working etc. When told about these things she either didn't reply or told me, " well what do expect you���re living in a construction zone." I expect not to pull into my driveway and not run over a nail. Again, unbelievable response coming form an owner of the company. I came home in the middle of the day to find her worker asleep in the van and when I told her there was no response. When they painted my kitchen they didn���t bother to take the outlet cover off and painted on that. We have paint marks on our new cabinets and trim. And the most infuriating of all is when they replaced the kitchen window they took the cement block and lumber from the area they took out and threw it in our woods and under my deck. When I told her about it she said they would come and get it and never did. We had to pay someone to go into the woods & thorn bushes to get it out. There is so much more incompetency and unprofessionalism it���s unbelievable. This project started in January and I'm no going to say they finished it, but stopped coming back and responding to texts and phone call over the last month. So, that���s 6 months to redo a kitchen! I then contacted Pat O���Dea the guy who did the kitchen and flooring he appeared tried to be helpful, but as usual blowing smoke, and told me on more than 1 occasion that she was having a lot of person problems and that���s why she wasn���t responding. He informed me that the trim and skin for our kitchen that she said she was going to order still wasn't ordered after a month. He said he told he to do the right thing and she apparently has decided not to. Which is strange considering the things that need to be fixed and the sun room painted are minor. We have now after a month given up on Connie Thomas/Palmas Construction. We're contacting the BBB, MHIC filing a claim, and spreading our negative experience so it doesn���t happen to someone else. The complete lack of communication, professionalism and unethical business practices are unfortunate and it���s a shame considering anyone with a good business sense and customer service responsibility could be a rock star the renovation business.

    Valerie and Michael were so helpful and really great to work with. They guided me every step of the way helping me coordinate my decisions regarding drapery fabric and style, paint color and wood flooring. I couldn't make up my mind because there are so many options to choose from and they were so patient and understanding with me.     Annapolis Coatings finished painting the interior of our home last week. The work took 2 or 3 days longer than anticipated, but part of that was that I added some scope to the project. The work was excellent, our home looks very good, and they were very thorough with the setup and covering of furniture, etc. The price was very reasonable also.

    Ijust moved into the area and needed my interior walls painted and I needed it done right away.   Mr. Greenwell of Fresh Coat was able to fit me in and his staff started the following week.   I was very pleased when the job was finished, my walls look flawless.   From start to finish, Mr. Greenwell communicated with me everyday while his staff was painting my house.   He made sure I was satisfied.   I hired a lot of painters in the past but I would say that was the best experience I have ever had.  I would look no further, in the future if I have any other painting needs.   Definitely, would recommend highly "Fresh Coat"

    I cannot believe that all of the write-ups on this business are good.  My experience was not pleasant and the painting quality was terrible.

    The sales person for the company, ���P���, came to my house and we discussed, in detail, exactly what I wanted done. He wrote up a proposal and quoted a price.  When I reviewed the proposal, I called, and had some of the detail of what was to be done added. Work was supposed to take 3 days to complete drywall patching, nail hole fixes and painting.

    Day 1 ��� Two painters showed up ��� ���J��� and ���Earring���.  I had been told that if I had leftover paint cans with the colors of the walls and trim I wanted painted, I could give them to the painters and they would take them to the paint store and match the colors for the paint they were going to use. Day one was finished at 3 o���clock. When I looked around after they left I noticed problems.  The living room window blind was  tangled up in the cord on one side and I noticed the wall paint  was on one side of the frame for the white/wooden Venetian blinds. The edging between the walls and the ceiling was wavy and not a straight edge. Where the living room wall met the stairwell wall there was mocha paint on the stairwell wall which was a fern green, and there was fern green paint brush swipes on the mocha living room wall. There was mocha paint on the white baseboard trim in the living room, which was not supposed to be getting painted.  By the time I got upstairs to the bathroom I was overwhelmed. I couldn���t get in the bathroom.  The painters had stored all of their things in there ��� ladders in the bathtub, paint cans, rollers, brushes, drop cloths. The wall cabinet had been taken down to paint, was sitting on the floor, and on the top were rags, roller holders and handles and caulk. There was no way we could use our only full bath for showering the next morning to go to work.

                   I called the sales person ���P��� and told him what had happened and he came to the house.  The first thing he said was ���they aren���t finished yet���.  I showed him all the issues I had and he said he would be here the next morning and we could discuss the issues.

    Day 2 - The painters showed up first and the salesman had already talked to them. The senior painter ���J���,  said he had taken the venetian blinds down to paint, but when he was putting them back up he got some paint on them and he would clean it off. He also stated that I had told them they could store their stuff in the upstairs bathroom. I had, but they had already shut the door and I did not see the bathroom was packed with stuff, and they had even filled the tub and we couldn���t use the shower. The sales person ���P��� showed up awhile later and basically tried to smooth things over. The two painters went to work. Later as I walked past the bathroom ���Earring��� was getting ready to paint the bathroom window and the screen was still in the window. It is an interior screen because the window winds out.  I stopped and asked him to please remove the screen before he started painting because if paint got on the screen it would be difficult to remove and it could damage the screen in the process of trying to remove the paint.. He never spoke or turned around to looked at me.  I started showing him how to remove the screen.  He turned around and said to me ���we do this all the time���.

                   They finished at 3 o���clock and said that they were done. I looked at the blinds, the trim, the walls that a had brush stroke from the other paint color on them, and it looked fixed. Later that day I sat in the bathroom and the living room and looked around - there was white paint on the screen in the bathroom. The drywall over the shower had started to bubble out. The wood trim on the framework, wainscoting, and the bathtub wood frame had semi-gloss paint that had little lumps in it. The paint on the wood had puddled in the corners and the outside corners around the door frame had globs of paint hanging over the edge. Paint had been dripped on the shower tiles, etc. The front door had mocha paint on the side of the door frame, on a side that was not visible unless you were on that side of the living room. I started putting little pieces of blue painters tape all the bad spots. Then I called ���P��� to tell him what was going on. "P" came out and in addition to the spots I had found he started marking additional spots that he saw with his own roll of blue painter���s tape.

                   ���P��� said that he was going to send out ���E��� to fix things because ���E��� could make even his mother-in-law happy. ���E��� wasn���t available to come out until ���

    Day 5 ��� When ���E��� arrived he looked around at all the marked spots and found a few on his own. None of the nail pops on the stairwell walls had been fixed.  He started to work immediately fixing nail pops, sanding and painting in the bathroom, and cleaned the window screen. I was impressed.  Then he went to lunch.  He was gone almost two hours because he had received a call about another job where the painters couldn���t reach a peak on a house they were painting, and he had to go there and do some work. He got back to work at my house, and then about 4pm he started packing up all his equipment.  I said he could leave it until he came back on Monday, but he said he may not be able to come back on Monday because they had lined up a bunch of other jobs and he may have to go to one of those.

    Day 8 ��� ���E��� did not show up.  After about 2 hours I called ���P��� who seemed surprised because he said he had seen ���E��� leave in the truck much earlier.  He would call "E"s supervisor and call me back. The supervisor called me back and explained that ���E��� had come into work but that he had been sick, and had some personal problems to take care of and had to leave work.

    Day 10��� ���E��� showed up and had another painter with him ��� a much older man that never spoke English, that I will call ���O���.  ���E��� was working up in the bathroom and ���O��� was downstairs working on trim (??). ���O��� spent most of the day running upstairs to talk to ���E���.  12 o���clock came and went, and ���E��� and ���O��� never broke for lunch. So I said something to ���E��� and he said they were going to work straight through and leave early because they had something else to do.  He also told me that the previous painters had used my old can of semi-gloss paint to paint all of the wood and that was why it looked like there was gunk in the paint. Then ���O��� started going upstairs more often and staying up there much longer and the conversations involved a lot of laughter. At 2 o���clock they both packed up and they left.

                   I went around the house and saw several things that had still not been done. I was so disgusted with Annapolis Painting Services I didn't even want them in my house again. As the days went on I noted the things that needed to be done still: The attic access wood in the upstairs ceiling had been painted with ceiling paint not semi-gloss and the metal piece that holds the wood top had ceiling paint on it.  The rim of the ceiling light had been taped for painting but there was still paint on the rim. None of the nail pops in the upstairs hall had been fixed. There were thick swipes of paint on the hallway wall that needed to be sanded and repainted. The back of the spigot on the bathroom sink had white semi-gloss on it. There were still paint drips on the wainscoting and the trim on top. The linen closet door had been removed.  Part of that painting had been done and the door had been put back but there were big black hand prints on the inside of the door. The list goes on.

    I found out later when explaining to a friend what had happened, that this company had a terrible reputation and the owner had been charged and fined in the past for having about 45 illegal aliens working for him and had provided very crowded living quarters for them while they worked for him. They were not ���professional��� painters and got their training on the job.  Angie���s List has a paragraph about the charges for Illegal Aliens, but it is not on the page you go to when you key in Annapolis Painting Services.  You have to search on Illegal Aliens to find the information.     Morgan Building & Remodeling LLC

    Tony visited our home to provide an estimate. He reviewed our ideas and added some of his own about the design. The estimate, including illustrations came promptly and was in line with other providers but we liked Tony's forthrightness and professionalism so we chose him. He promptly provided contact information for vendors who were very helpful in selecting the tile, fixtures, paint and other materials for the job. We also selected some of these from home center stores and Morgan readily approved these selections..

    There was about a 60-day delay before work could begin but that just indicated to us that Morgan's services were in demand and we had no pressing need to start right away. Once work began, they moved the work forward steadily, including a few weekend sessions which Tony sought our permission to schedule.

    All of the staff were both competent workmen and likable people. Everyone interacted well with our large, active dogs. All of our questions were addressed promptly and the inevitable challenges were smoothly addressed without recrimination or ill will.

    The work was completed as expected even though two snow storms that might have been a valid excuse for delay had occurred. The final invoice was within 1% of the original estimate despite some unforeseen work being required. Throughout the project, Tony stayed in communication with us, sometimes several times a day and he addressed all of our concerns fairly and in a timely manner.

    Handy Husband Remodeled my bathroom. I love my bathroom, to this day! :D He was very ethical and had me pay in 1/3 rds as parts of project were completed. A separate electrician was brought in to move electrical outlets and what not. One of the things I really like about this company, was the initial discussions on the project. When we talked budget and feasibility, he would share his opinion if something was a good idea or not. I think it takes a lot of hutzpah to disagree with a client. I appreciated his honesty. Anyway, in the future...when I've saved enough, I hope to hire him to do my kitchen. Kind regards -Fran
