  • I had used Harco before at our previous house and had a good experience with them. This time, however, it was less great. John came out when he said he would for a quote. He looked around and even climbed out on part of the roof. We had two roof areas that needed to be replaced-- one complete side on the back of the house, and one lower roof over a single-story extension. Both roofs are low-slope so we knew we couldn't do a pretty shingle-style roof. He recommended a Flintlastic roof, which he said is a rolled material more durable than the standard rubber roof material. He said he wasn't sure if he could get the original layer off the main roof, and if not, he'd have to go with the rubber roof for that section. He also said a skylight had been installed incorrectly and needed to boxed up higher for correct flashing, and included that in the price.
    I signed the proposal and faxed it in to him. He was able to come a week or so earlier than his original date, which was a nice surprise. Right after they started John called and said they weren't able to get the first layer off the main section so they'd have to go with the rubber material.  His crew was there for two days doing the work. At the end of the first day there was stuff all over the ground which was not a big deal as I wasn't living there at the time, but if I'd been living there with my family that might have been a problem as the yard was unusable. However, at the end of the second day they cleaned everything up and it looked just as it did before. Also, the crew that reboxed the skylight left a lot of debris on the floor in the room below and didn't clean it up, which would have been nice.
    At the end of the job, the foreman told me they were done and then we both stood there awkwardly as I asked him what the final amount was (he didn't know). He then called John on his phone and handed it to me, and John wasn't sure either. I mentioned the number he gave me in the quote and he said that sounded about right. Of course, in the moment, I forgot to ask if the rubber roof should have been less expensive than the roof he originally quoted me for. And quite honestly, I still have that nagging feeling like I paid more than I should have. I wish John had come by to check the work of his crew. I kept expecting him to show up but never saw him after his quote. It would have been good to have this conversation in person.
    The roof itself looks OK-- a low-slope roof is not very sexy, after all. There are some ripples and bumps in the rolled material that made me wonder though if it was supposed to look like that. Also, when I climbed out to paint a few of the new clapboards they had added to cover the new flashing on the lower roof I noticed that a lot of gashes had been taken out of surrounding clapboards. The new clapboards seemed hastily nailed on-- we'd just had some clapboards replaced elsewhere on the house so I knew it should be neater. Again, if John had been there I could have asked him about all of this. Unfortunately, all of these things left a bad taste in my mouth.

  • I would highly recommend Ranch Renovations.  The project was extensive with several dormers, vents, skylights, and leaks around two chimney crickets. Despite the challenges, the work was done quickly and efficiently. The workers removed all old materials and left the site neat and clean. Shingles were installed per manufactures specs with clean straight lines in the valleys (no weaving), across the rows and along the hips. They removed and reinstalled Velux skylights per manufactures specs. I was very impressed by their honesty and quality of their work and would encourage anyone in need of a new roof to give them a call!

  • Sales/estimation person (Mike) was very friendly and knowledgeable. No high-pressure sales tactics. Initial estimate overshot by $2600 when I was informed the roof had inadequate venting. I figured this would be a problem and was prepared for the expense but this could surprise some homeowners and Mike was very upfront during the estimation that there could be additional expense. However, the expense was offered as an option and there was no pressure to do the additional work. Project managers weren't always on-site but this didn't seem to be too much of an issue since the crew knew what to do. I tended to keep an eye on things to make sure work was being done as expected so other homeowners might have a different experience. Crew arrived early and worked late (8 pm or so) and cleaned up thoroughly after job was complete.Skylight installation took longer than expected. The carpenters doing the framing seemed to struggle a bit but no retrofit job is ever easy. However, if I had been the project manager I might have sent a master/senior carpenter out after 1/2 day of struggling to ensure quality and keep things moving quickly. The skylights were just a *little* bit off-center in two rooms. Barely noticeable, but picky homeowners beware. My wife and I didn't feel like this was worth making a fuss over and delaying our home improvement schedule. Trim work on the skylights took an additional day but was very high quality and looked great. Some holes/tears in the drywall around the skylights were not repaired but we are having our painters take care of it. Mike made it very clear that they would do whatever it took to make things right. Overall experience was very positive and the quality of work, aside from very minor details, was superb.

    UPDATE 11/21/12 : After several bouts of severe weather, including hurricane Sandy, we have had no leaks on the roof or skylights. None of the shingles or flashing were blown off despite several trees in our yard being damaged. I consider this further evidence of the quality of work O'Lyn does.

  • It couldn't have gone better. Doug was very responsive to our initial call, quickly scheduling a time to meet. He had an advantage in that we'd used his company 15 years ago on another house. He gave us a thorough review and estimate. We had begun with a plan to reshingle the roof, but he was able to create a combined project of roof and new siding, etc that was very reasonable.

    In trying to determine colors, his office was always quick to respond via email. They gave us locations of homes in the area where they had used the siding colors we were considering. All of the details of the work were clearly articulated and delivered, from the date when the trash container would arrive to the date it would be pulled; to describing the steps and what we needed to do to prepare ourselves. The crew amazed the neighborhood with their speed and professionalism. Within 10 ten days the entire project was done to our satisfaction. We called about the inevitable small details and they quickly corrected them. The place looks great! and the cleanup was perfect.

  • Bob O'Sullivan has a great attitude and does wonderful work. He is very honest, fair and charges a great price. He has made small repairs to my roof over the past few years at no cost to me. His crew is all very good as well. After they do the work they clean up after themselves and it looks like they were never there. He does good work initially, so there aren't a lot of problems, but when you do have them he's there to make sure it's taken care of right away no matter how long after the roof was put in. Bob O'Sullivan is the bomb in roofers!

  • We watched in amazement at our neighbors roof being replaced and asked for the reference.  John, a rep for the company, promptly returned our call and gave us a detailed estimate.  We signed the agreement, and were told work would start in 6 weeks.  With much rain this spring, there was an anticipated delay, but Ranch kept us informed.  Despite all the rain, the work began on time.  The company and crew were ALWAYS respectful, clean, informed, and efficient!  During the process, it was found that some siding, and our skylight needed to be replaced.  Bob, the owner, walked me through the process and prices and made sure I was informed about every detail.  The team made easily made adjustments for the extra work that needed to be done.  He and his crew were so respectful of me and my children, and bent over backwards to make sure the work being done affected our day-to-day as little as possible.  The work was completed quickly, and the crew left our yard cleaner then it was when they started.  After the work was completed, some of the gutters needed adjusting, so I contacted Bob and he sent a team right out to get it fixed.  The roof, gutters, railings, skylight, and siding all looks amazing!  All of the little details, like clean-up, painting of replaced siding and railings, and great communication with and respect for the customer are what set this company apart.  It is apparent that this company truly cares about the work that they do, and has a heightened sense of what great customer service is all about.
