    Straight Shooters General Contracting LLC
    We needed our entire first and second floor remodeled, it included, two full baths, kitchen, dining room, living room, front porch, back porch, and three bedrooms. It was a large job, very time consuming, and Sean and his crew did a first class job. It was very easy to communicate with Sean on what to expect for that week or month. They started the first floor first, and once that was completed, they moved up stairs. The guys were very polite, and incredibly easy to converse with. We have had work done in the past when it seemed like the contractor or workers were annoyed or very short with either me or my wife, but nobody on the crew was like that. They enjoyed taking time to answer all of our questions, and they never were shy about giving advice about what might look better or be more functional. All in all, it was a very pleasant experience, and we will be using Sean and his crew again.

    All was completed within 3 weeks, as predicted by contractor.  Workers were excellent, especially Mike and Phil.  Keith, the electrician, did excellent work and was always on time.  Jack  honored all work that we had discussed even though every detail had not been spelled out on the contract.  We really appreciated that since that has not been our experience with other contractors.  Our experience with Jack Silverio and his team is they are very fair, honest, expert in what they do, and overall a pleasure to work with.

    Paul's Construction
    We were given Paul's information from a friend who owns numerous rental properties in Winchester to contact about making renovations to a new home we purchased in Reading MA. Initially the scope of the work included a kitchen renovation and leveling a family room floor that was sloped because it used to be a garage and a few other minor repairs. He acted as our general contractor and connected us with the necessary sub-contractors to perform electrical, plumbing, plaster, paint jobs and custom cabinets as needed. We had our own preferred HVAC and flooring contractors who Paul worked with. He sat down and gave us sketches of several options for our family room and kitchen updates and gave estimates for the cost of each. He scheduled all work so that we could move into our new home after all the work was complete. As the work started we found a number of problems that expanded the scope of the work to include a full bathroom rebuild, adding additional support under our master bedroom and reinforcing the roof in our family room.
    We ended up being slightly behind schedule due to the expanded scope of the work. But all work was on budget and we were able to move into our new home on the date we were promised. We have had Paul back to do additional jobs and we could not be happier with the way our home has turned out. It has been a pleasure working with Paul and we will continue to use him when we have additional work to do on our house. We also now go directly to his sub-contractors with pluming and electrical work.

    Blackdog Design Build Remodel
    I contacted the owner in February of 2012 through word of mouth around the neighborhood.  Specifically, we talked with someone who had used them twice, which is always a positive sign.  The owner was happy to give me a rough estimate range.  From there we scheduled time for him to come to the house to further evaluate.  He sold me on their internal designer.  An architect for our type of project would cost somewhere in the $5,000 range.  Using the internal designer was $1,500, and we had a pretty good idea of what we wanted.  The internal designer ended up being a terrific value, as he came up with a great design.  I was very pleased with how the owner truly listened to our preferences and dislikes and challenged the designer to come up with a winner.  We were pretty much sold on the first design, with just some tweaks to the kitchen layout.  Once the design and final estimate were complete, we realized that we were spending quite a bit more that we had originally planned, since we had increased the scope a bit.  We decided to pursue a competitive design and bid from another very highly regarded local builder.  During the process, Blackdog was very professional and extremely responsive, to the point that it became clear that we felt much more comfortable with Blackdog and felt that they would deliver exactly what they promised at the price they promised.  You will not find a more responsive and professional owner in this field, and he demands that same level of professionalism from his entire workforce.
    Weather looked a little iffy for the start week, but they decided to kick off the project since they had a lot of experience dealing with weather.  The roof was completely removed on day one.  Day two was the removal of the entire roof frame.  Then, wouldn't you know, the heavy rains came.  The house was completely tarped and sealed up, since the rain was in the forecast.  During the storm that night, we noticed water coming into the house in a few spots.  We called the emergency number provided, and one of the carpenters was there within 20 minutes to fix the issue (poor guy.... thanks, Rich:)  The next day, Blackdog surveyed the areas breached and reassured us that they would remedy any damage.  I had the insurance company come just to ensure an independent assessment.  All issues related to the water were resolved.  As the project progressed, it was clear that we were dealing with a very professional group of workers onsite.  They showed up every single day like clockwork, always kept us well informed, and worked hard to keep our house clean.  As they progressed their way through the project and room-to-room, we made our way into the finished basement where we were able to live for almost the entire project.  
    When it came time to do the tile work for all the bathrooms and master shower, we realized that we would not be satisfied with the materials in the estimate.  A clear lesson learned for us was to spend more time figuring out product and material preferences and to not leave any TBDs in the contract.  Turns out marble is much more labor intensive!  There was a bit of sticker shock with the tile work, but we were able to get that refunded and bring in another party to do the tile work at a lower cost.  That transition was handled very professionally, even when the two parties were required to coordinate with each other. 
    We made several other upgrades along the way (added a porch slider door, upgraded hardware, upgraded to solid core doors, etc.) and had one surprise when we tore away the porch siding and discovered rot.  That ended up being the only "unforeseen" expense, which in fixed contract terms means, the homeowner pays instead of the builder eating it.  Very lucky for us that this was the only surprise.  I think there is a misconception that Blackdog is "expensive".  The project ran into a few delays and there were perhaps some productivity ups and downs, even with everyone showing up every day as planned.  In the end, this large project finished 6-8 weeks later than planned, but their fixed price bid came in at only 1.2% over.  How confident are you that your best estimate can do that?  There's an old adage that says....... on time, on spec, on budget...... pick two.  Well, for us, we got on spec and on budget.  Isn't that what you would prefer?  At the end of the day, it's not about making sure nothing goes wrong.  That's almost impossible on large projects with subcontractors, weather, product delays, and all the moving parts.  It's about how you respond when things go wrong. 
     
    If you're an Angie's List member, it's probably because you've had bad experiences or heard horror stories.  Unfortunately, most people are only motivated to write reviews when they have an axe to grind.  These guys deserve the absolute highest praise and I would gladly hire Blackdog again, and knowing that good companies like this do exist, I would feel confident buying a house needing work and bringing them into a renovation!

    7/5/2014 update
    It seems Scott couldn't install the flashing above the side door properly despite having installed the for twice. This morning I found door swelled up again only this time water poured out and onto my head. Upon I inspection we found the siding and header above the door completely rotted from water infiltration. The flashing doesn't extend under the siding. Scott's team hid it by covering it with caulk and painting over it.


    Scott's crew not only managed to tear off the tar paper/house wrap causing water to leak in behind the siding, but he also failed to properly install the ice/water shield. He admitted to tearing the paper during his hearing with the state of Massachusetts. He also stated, under oath, that he installed the ice/water shield in excess of code and that if the ice/water shield had not been installed then I would have water leaking into the house. He's right. I have water leaking through all the eaves and into the walls. I'm currently collecting estimates to have the room replaced AGAIN as well as replacing the tar paper and re-siding and re-insulating. Hopefully we won't have to do full a demo job. Thank you for trashing the house Scott!

    Called company thinking my septic line was broken because a specific area of back yard was constantly moist. Once they started digging, they quickly determine that the pipe leading to the drywell was actually the problem, and therefore the fix would be less complicated and costly. Problem was fixed in less than three hours. I was more than pleased with work and professionalism.

    Pete Zanni was referred to us by another contractor who did not have time for our job.  We called Pete, explained the job, and he was at our home for an estimate that night.  He provided a quote in a timely manner, which happened to be more competitive than other quotes we received, although that was not the driving factor in choosing Pete: we felt comfortable he had the skills to complete our job. 
    Once we signed the contract, Pete came back one more time to take final measurements.  He ordered the custom door, which took several weeks to arrive, and as soon as the door was ready, we agreed on a build date.  He arrived at 8am on the build date, and was done by 3pm.  He and his team cleaned up the worksite very well and removed all of the debris from the demolition. 
    What other contractors told us was a complicated and difficult project seemed to be easy for PJZ, and we remain totallly impressed with his craftsmanship and business skills.

    Between J & K Construction and the plumbing company what started out as a nightmare was bearable.  I highly recommend and do planning on using this company again when I remodel the kitchen.  This company is prompt, clean, accomadating and professional.  The bathroom came out beautiful.

    Over all the work was quick and not very accomplished.  The destruction of my kitchen plate, glasses and my filing cabinets was totally unprofessional.  The crew was proud of the fact that they created a huge mess daily on the job, very little work was done to keep the construction dust from the rest of the house.  I would not recommend Rich Construction to anybody looking for a contractor.
