    Okay - to clear up  something that 'Angie' forces me to semi-mislabel - I did Not get to spend ANY money. - But - I expect that if this deal went through - I would have to pay Her to sell this house I 'attempted' to buy.
    And this was February of 2016. A neighbor in financial trouble listed their house with Addie Finley of Starwood.
    I did a walk-through - and made an offer in writing. - Addie both talked me into HER representing Both  parties. (Not good!)
    And - she talked ME into Upping the offer (odd as - she was representing Both of us - how was this in MY interest?!)
    The seller signed the agreement - and I had it 'subject to inspection'
    I had an inspection done (house has Many More issues!) - and (over the phone) dropped my offer the phone.
    She and I - both knew it should have been in writing. - The seller initially said 'Yes' - then the next day backed out!! : (
    She claimed this seller was advised (by a lawyer) to let it go to Foreclosure.
    It was a hassle to get my dept. back - over a week!
    There were times - that it was clear that Mrs. Finley takes care of herself - and Not necessarily  the seller or buyer.
    She was dropping paperwork of at my house in the bitter cold. - Her car was in front of my house - she called via her cell - had me walk outside - to see her walking down to the seller's home to get a sign. (I went back in for 5 min.)
    Then she was over at the seller's home - and (via phone) told me she was going to hand me something. - I said - I'd rush over Without a coat - grab it and come back home - FAST! - When I got to her - she handed me Pages of things
    she Forgot to have me sign. - Burrrrr!!! - It was COLD out there - and she Didn't care!I
    I told her Several times - I am Still interested in that house. - She PROMISED to update me - if ANYTHING changed!!
    Today is May 6th - 2016- and Now (as I type) there is an open house going on - There - with people coming and going!!
    I know  Real Estate is NOT easy - but this  is just misleading me. - And -
    what about that agreement that we BOTH signed??!!! - How is she working in MY interest??!!
    I'm a very Nice guy - but I think I'm being treated as if I'm Stupid and Disposable!!
    *Note - All Realtors work #1 for themselves, #2 for the Seller - and (maybe) #3 for the Buyer!!
    Addie has NOT worked in my best interest here. - Watch out for her!!!

    I was introduced to Liz Skinsacos - via a former acquaintance.
    Liz is Very Personable and bubbly. - A Very Likable person.
    I will start by saying - I'm Partially at fault for this failure - but Not the primary culprit here.
    I was in a Strong position to buy and replace my starter home. I gave Liz a list of 10 potential towns and, house and land sizes.
    What I Needed, wanted and what would break a deal for me.
    One thing - I HAD to have enough Land and Zoning to but in a Huge Garage. (Like a 6-10 Car garage)
    She just Faked listening. She NEVER went herself to preview Anything!!
    I told her I Did NOT want a Cape - she'd send me to look at a Cape. I want a Quiet street - she sent me to look at one that Abutted Rt.3!! She'd tell me she was looking for 'my cape' - I reminded her I Don't Want a Cape!!
    She was obsessed about Kitchens and counter-tops - which in R.E. - women seem to drive sales  and kitchens sell.
    I kept telling her - I Don't give a Crap about Kitchens!! - It Didn't phase her - on and on about Kitchens!
    Towards the end she kept sending me on wild goose chases - of properties that could NOT hold my garage!
    I asked her to meet me in Chelmsford - just to SEE one of these garages - she Declined. : (
    In retrospect - she not only ran me in circles and Wasted my time - I Wasted my time by hanging in there for OVER a year and a half - looking at CRAP. - I'm also Mad at MYSELF!!
    She kept insisting - "I'll find you that house!" - And I was Stupid enough to hang in there.
    Now it's 2016 - the market went back UP - and I No longer have resources to buy want I need.
    If I had it to do all over again - I would have listened to what others said - and Liz 'Whispered' - that another $50k -
    and I might have what I wanted.
    She's a Delightful person. - But - This is Real Estate - Not popularity contest.

    Jay worked very closely with us throughout the sale of our home.  He worked with us to set a price, and put together all of the marketing information including hiring a stager and professional photographer.  After 2 days of private showings and no open houses we had overwhelming interest that resulted in 7 above asking price offers.  He worked with all of the interested parties to get the maximum price and strongest offer.  The sale of the home couldn't have gone smoother, and it had a lot to do with the advice we got from him and his team.

    Deb is hands down the best agent. We've worked with her twice. The first time was several years ago when we bought our townhouse. She was so incredibly patient and knowledgeable. We turned to Deb again several years later to sell that townhouse. Deb is an incredible agent to work with when selling a home. From start to finish, she made our home shine and helped us get a fantastic sale price in a very tough market. First of all, she knows how to make homes look good for a sale. She worked with us to ensure that our listing attracted as many buyers as possible. Second, she knew our market and was extremely honest about the challenges we faced which took away a lot of the surprises for us.
    Another reason we loved working with Deb was her use of the internet to market our home. In this day and age, internet marketing is everything and Deb absolutely understands that. From professional photographs to a customized website for our listing, I felt like our home really stood out among several other similar listings. Further, she also made all of our paperwork available digitally. Simply put, her use of technology streamlined the sale process for us. Her services are really unmatched.
    Finally, Deb's personality makes her an incredible agent to work with. She is upbeat while always remaining honest and to the point. She was very communicative throughout the sale process and really helped two first time sellers navigate the sale process. Her guidance allowed us to confidently list and eventually sell our home.

He was incredibly responsive and really made us feel like he was looking out for out interests. RIch was also able to recommend a great home inspector and mortgage loan officer.     I'll try to be chronological here.
    As of this writing it is late Aug 2013 - and I have been looking off and on to buy a home for about 3 years.
    part of my frustration lays with the market and myself.
    I find the New England real estate market to be bewildering - what I want - might be out of reach.
    I was told by a different Realtor - I needed to come up with Another $50,000 to be in the game - or range of getting
    what I want.
    I am mad at myself - that I didn't comprehend - accept this - and I am a part of why 2-3 years later - I have Not made this
    purchase - and the market now seems to be pulling further away from me.
    Now on to Sadie Guichard - of EXIT ASSURANCE REALTY in Groton Mass.
    I was out shopping in Pepperell Mass.  met a friend of Sadie's who listened to my tales of whoo - about Realtors, the market and my resources. Then she pointed me to Sadie.
    I found Sadie to be very likeable and personable.
    I explained what guidelines I want and a list of many towns I am interested in. One key is Land!! -
    I went to look at a listing she had not seen - and the backyard - plummeted down.
    Sadie and it met for coffee - 2 or so times - this was directly under her office - so I did the driving.
    She put me on the auto-listing thingy - where every day my email account would receive the current days listings - which usually was empty.
    Once in a while Sadie and I would talk on the phone --- but in Less than a year - Sadie stopped taking my calls (which were Not often). At the beginning of 2013 - she emailed me like a batch of --- what else can I call them? - Crap shacks?
    Like her New Year's resolution to sell some houses.
    I kept asking if there was any other ways to obtain a home - hidden listings etc. - But no real ideas.
    I think she/we should have explored and attempted to just put in some low-ball offers - but that never happened.
    What really burns me up -- was earlier this year - she would contradict herself - about getting together to update and strategize - she'd suggest it - I'd say yes - time would go by - and she'd either say yes again - or Not answer (over MONTHS). She STOPPED TAKING AND RETURNING MY VOICE MESSAGES.
    And about a month ago - the daily email - listings were shut off.
    I sent her an email - asking point blank - if I had been dropped as a client - she responded 'NO" - that she was out of town in Connecticut - would return soon (days) - check on it and get back to me.
    I have been dropped - like a cold potato - without a word!! Very Unprofessional!!
    An odd way to get rid of a client - especially one who still wants to buy a home!

    Paul Dunton -
    It started when I received a letter in the mail - asking me if I'd be interested in selling my two-family home to this Real Estate Agents client - a private investor who buys multifamily homes in North Billerica.
    I called him (Paul Dunton) and he was enthusiastic and said he did  Not send this letter out to many housholds.
    He personally drove down my street and choose my house as one he knew his investor would be interested in.
    I told him I was only interested in showing it - if we First had a predetermined price.
    Paul got back to me - with a figure. I reviewed it - and found it to just be an average value of what I could sell it for to anyone.
    I explained that I would have to find a new place to live and had much to move.
    He said time was not an issue and his client is a cash customer.
    I told Paul - the only way I'd sell now - was at 10% above his offer. He drove his client by my property and later called to say that the outside was suitable. They agreed to this fixed/set price - conditional only on a satisfactory  walk-through inspection by this  buyer.
    We set a day and time. Paul was about 10 minutes ahead of his client (I had thought they'd arrive together).
    Right away - Paul asked to reconfirm my 'Asking' price. I reminded him - it was NOT an 'asking price' - we agreed on the selling price (verbally) on the phone - when we set the appointment - and as I was told - taking tour of my property was more of a formality (as I had understood - he had been clear about that).
    Then he asked how "I" was going to pay him 'HIS' commission.  I said, "Well you approached 'Me' - I understood you are working for 'Your' client.
    He then told me - he expected 'ME' to subtract from my selling price - His commission. - I told him - he'd just have to add it to the sale price - and tell his client. His reaction was one of - 'Oh now what am I going to do?!'.
    I would presume a professional Real Estate Agent - would be right up front about his commision and what he expects (as was I).
    His client (identity withheld here) arrived - and for the most part - silently toured my home (both apartments).
    Paul had asked when he arrived about the stove in my rental apartment. I told him - IF I were to keep the house - eventually I'd replace it. - He translated this to tell this  'buyer' - that I would replace it  FOR the buyer. I had to correct this.
    Need I say - this 'Buyer' did NOT buy - and Paul NEVER EVER got back to me one way or the other.
    NOT very professional!! This was all a big fuss - and big to do about NOTHING! A waste of time!! - Mine!
    He painted a picture of a straight forward deal - which tuned out for me - to just be 'smoke & mirrors'
    I am left with an impression that this agent - throws a lot of 'prospective deals' out there - to see which ones 'stick'.
    NOT my way of doing  business!!

    We were very pleased with them. They were great. They were professional and they had a very good marketing process. They worked well and they listened. They talked about what a good strategy would be and it worked out very well. The people we worked with were great to work with. The price was five percent, which is pretty much the standard so it was pretty good. They were responsive and punctual.
