    My wife and I selected Dana Nilson and his company SDC for modular home construction after interviewing and pricing "stick built" contractors and "wall system" contractors. For us, modular made the most sense because the project could be completed in half the time of a stick built house, was more cost effective than either a stick built or wall system, and will result in a higher HERS (Energy Efficiency) rating than either of the other approaches. Dana helped us design our home, plan the grading as the site has a large hill, work with us on the budget, handle the permitting and inspections, coordinate with Westchester Modular Homes, and act as Project Manager. He has a great sense of what works, especially for a home near the ocean, and a practical approach to solving the challenges that inevitably arise with new home construction on an unimproved lot. Dana also designed and constructed a porch and a two room addition on-site after the modular "boxes" were delivered and set. If I you chose the modular approach, we strongly recommend visiting actual modular houses to understand the true inside dimensions of each "box". It's hard to get a sense of the space from drawings alone. One other item to think about is including insulation between the first and second floors for noise reduction in addition to the insulation "envelope" around the house. Spend time getting the design and drawings right. Dana provided 3D images/renderings to help visualize the finished product. Once the design is accepted by the modular builder changes are very expensive or impossible. While we have all heard horror stories about contractors, our experience with Dana has been excellent. He does what he promises within the time frame he promises. He communicates often and well. During much of this project, I was out of the country and Dana arranged Project Reviews and drawing reviews using conferencing software over the Internet. He also installed a webcam so I could follow the construction progress remotely. In summary, a great experience with an experienced, knowledgeable, honest, and professional contractor. Highly recommended!

    George Yonnone Restorations
    George Yonnone inspected our cellar, foundation and sill and made recommendations about jacking up and fixing the supports on the porch and one corner of the house.  He also talked about the need to fix insulation in the cellar and prevent further erosion by cutting away shrubbery around the periphery.  He offered to cut back an overgrown apple tree in the backyard.  He estimated that the entire job would cost $6,000 but wouldn't give me this in writing.  In emails, he obliquely referred to "the estimate we discussed." At one point he said that I might want to budget up to $10,000 for the job.  He said his rate was $85 per hour for him and his son, plus materials. Even though he didn't provide me a written estimate, I ok'd his beginning the work.  My mistake, but the contractors in Stockbridge, MA have consistently been honest and fair up to this experience. George said he'd start with the apple tree.  He worked from Monday 9/23/13 to Friday 9/27/13.  During that week, I paid $1,216.72 with a credit card for materials he said he needed for the structural engineering. I wasn't on site.  He called me every day to tell me about the progress.  I went to the house on Saturday 9/28/13.  I found that the apple tree had been cut back so severely that there weren't any branches and the trunk was shorter by several feet. George presented me a bill for $5,440 for the week's work.  He is not an arborist so he apparently he had to rent some material.  Of course, I fired him.  His response was: "I was planning to [remove the sign he'd placed outside the house] anyway.  I am not used to working for clients with unrealistic expectations.  I was very clear about my hourly rate.  I gave you a guestimated price.  That was understood.  That price wasn't for all that was to be repaired.  I was clear that the budget should be raiser (sic - should be raised).  We gave you 110 percent.  And it still took a full week to complete the clkmbing (sic), cutting, carrying and cleanup each day.  I am suspect of the company that would charge you 2000,00, for the amount of work that we accomplished for you unless they were bidding low to get the job.  I am not a low bidder.  There is something missing in there, price that doesn't add up." In sum, he performed a job outside of his skills, costing me a great deal for his learning.
