General Contracting reviews in Danvers

  • I would not recommend this guy to even my worst enemy. He questioned every design aspect my husband and I chose and even went as far as making us lay out our tile because he didn't think our patterned tile would look good if there wasn't a border around it. He argued with me about putting white grout on the floor. And he got extremely defensive when my husband was asking why it we went so far over the timeframe it was supposed to be finished. Mind you, we are still waiting on our shower door. He demanded in a text message to me (see picture) we pay him the remainder of the payment or else he wouldn't fulfill his contractual obligations. He also told my husband he is going to take us to court and threatened to put a lien on our house when my husband said we would pay him the remainder once our bathroom is completed to the contract terms. The things that still needed to be completed per the contract when he threatened were the following: -Counter top installed and sink plumbed - Radiator hooked up -Mirror, towel bars and toilet paper holdler - Shower door; although he argues that the shower door is NOT part of the original contract, which is ludicrous The things that were not done per the contract AFTER he received final payment were: - Mirror, towel bars & toilet paper holder - Shower door (again, me arguing that the shower door is part of customer supplied items mentioned in the contract) We never refused to pay this guy, we always paid at the deadlines given per the contract. He just can't handle his customers, who pay a lot of money, asking him questions on why it's taking him so long. His tile work is sub par at best (see pictures). When I pointed that out to him his response was "Well, I waterproofed the shower." Again, another defense when his work was questioned. To add insult to injury, the subcontractors that did our plumbing are apparently not allowed to work on our other bathroom or accept any other job in our house. Be warned, this guy is a hot head with a temperament of a 3 year old.

  • Carlos is fantastic. Super responsive, knowledgeable about the things he does, and his team does solid work. He has great prices (he was 2nd cheapest in the comparisons we made, but not significantly more expensive), and there are no surprises besides the one an old house like ours throws at you. He went over options and made great suggestions. He really helped me become self-sufficient in a lot of houeshold things, and I did some of the extra installations myself. He also goes beyond the contract - e.g., there were hiccups with our permits, but he helped sort that out, and went himself to the city offices several times. He and his team are also really a nice crowd! NB: This is my review, copied from the site I originally found CRJ from.

  • Extremely pleased. Loved the crew and the professionalism. Loved the speed and timeframe the job was complete. Loved the business model and the online experience. Everyone was great and the pricing extremely competitive. I will definitely use again.

  • Bob was quick to respond, quick to get a price, and quick to start. He called and or his crew spoke with us just about every day. As items were being done, I had no problem with pointing out what I was dissatisfied with. It was always corrected and noted.  He used top quality paints from Benjamin Moore, and did a great job. I am super pleased. 17 years of a home that had not been painted, it looks amazing, We've had so many people compliment us on what a huge, wonderful improvement it is.
There were a few items I was not happy with, and he made sure that they were corrected by his crew, and had me approve it before he finished. We continued to have gutter issues, and only until is rained hard one day did we notice that they still were not right. He sent out his crew and work was repaired. He told me if it still isn't to my satisfaction, to call him and he'll go over each area with me until satisfied.
After a few weeks of having everything done, we had a water leak in our house. I called Bob again, and he was great enough to come out and review. He also suggested that he walk the claims adjuster through so that all items that will need to be repaired, are seen by the adjuster.  The insurance company welcomed his input, and frankly took all of the advice probably getting us the right amount to truly fix what needs to be done. We are very excited to have the work start, and will use Bob again.

  • Mike's and his crew were extremely professional, respectful, hard working and diligent. Mike worked with my insurance agent and other contractors to ensure that the job was completely quickly and properly, and to ensure that my husband and I would not have any future problems. It was an extremely stressful situation for us, but Mike was able to calmly and efficiently address each issue and complete the job. My home has been restored and it looks beautiful!

  • I called Jerome Cappadona for an estimate to repair or replace my mother's side entry steps and deck.  The existing steps and decking were cracking and coming loose.  I called Jerome for an estimate and he was very prompt in calling back. We set up a time for an estimate.  He was very  honest and informed me that he could replace the steps and decking, but the railings and lower portion of the deck were in good condition.  He offered two different choices - pressure treated decking or Trex.  Once we selected the Trex and the color, Jerome said he would paint the railings and lower portion of the deck to match the Trex decking.  He promptly sent an estimate and we set up a time to complete the job.  He was able to schedule it within two weeks.  He arrived on a Saturday at 8:30 and worked through until 5:00.  He was very meticulous in his work and worked very hard.  He takes great pride in his work and it certainly shows.  He did a wonderful job. The Trex steps and decking came out great and he painted the railings and bottom portion of the deck, which match  perfectly.  We were very pleased with his work and he is a very pleasant and honest man.  I would recommend him to anyone.  He not only does decking, but he told me about a ceramic tile job he was working on and described the kind of tiles he was installing.  You could tell that he really enjoys what he does and takes pride in his work.  He is also very reliable and promptly responds to calls.

  • When we bought our home in June, there was a sunroom on the back which had been built on top of a wooden deck and the whole thing was badly in need of repair. The concrete footing under the deck had crumbled on one side causing the structure to sag so that the glass panels and doors no longer fitted correctly. All the glass seals had failed which meant the panels had a nasty "milky" look .The sliding doors into the house no longer opened or closed properly and so couldn't be locked which was a huge safety/security concern for us. The wooden decking was rotten in places and the whole room was unusable. Tearing it down completely wasn't an option as it supports the roof one one side of the house. Since the sunroom had no heating and was ridiculously hot in summer, we decided to have the room revamped.
Keith came and looked at the job, listened to what we wanted and gave us some very good advice. After talking to him, it seemed that the best option, both for cost and function, would be to convert the space into a screened-in back porch. The job ended up being a little more expensive than first estimated because of some unforeseen issues (carpenter ants, more support beam and footing damage than first thought, non-standard sizings requiring a custom made door etc.) but Keith kept us informed about all of these problems and promptly provided estimates for all the upgraded work required. Work took a little longer than we had all hoped mainly due to poor weather and delays caused by waiting for the custom door etc. Again, these could not be avoided and Keith did his best to make up time.
Keith did an outstanding job. He took his time over every step and we really felt that everything was done to a very high standard. He is a pleasure to work with, communicated well and left everything very tidy (he even hauled away some extra stuff we needed to get rid of). He turned an ugly and unusable space into a very attractive back porch that we can use almost year round. The French doors are wonderful and we appreciate him taking the time to give us something that would work for us rather than insisting on just replacing the sliding doors which would have been the easier option. Adding the screens and recessed lighting make the room perfect for eating and relaxing without being swamped by bugs. The bead board was an excellent recommendation as it makes the wall look so much better than having the plain white plaster. Our neighbors cannot believe the change and we are thrilled with how it turned out !
All in all an excellent job and we would not hesitate to have Keith come back and do more work for us.

  • In a word: FABULOUS! THE BID: I interviewed several general contractors and also some trades, as I was debating contracting this job myself. Michael was the only general contractor who actually heard my vision for the basement and embraced it. After interviewing trades individually, I realized I would be in way over my head and needed the help of a contractor I trusted. One of the trades I selected from Angie?s List, the highest rated electrician close to me, also happened to be Michael?s sub. He told me he was happy to work for me directly, or to be Michael?s sub, but that Michael was a general contractor who has a reputation of taking excellent care of his clients, and that I wouldn?t be sorry if I used Michael. He was absolutely right. Michael was not only the most prompt in getting me a bid, but he was also the most detailed. My bid included an 8-page contract and a detailed drawing of my basement. I could tell from the drawing that Michael had really listened to me and had a vision for the project, but his price was higher than the others. He worked with me to shave a significant amount off his bid without sacrificing my happiness with the final product. THE PERMITTING: Michael has a personal relationship with the building authorities in my town of Danvers, and even used to sit on the board. Within 2 days of signing the contract, we were fully permitted and ready to go, and it was Christmas week, no less. I couldn?t believe it! THE JOB: Michael is the best. He is skilled and a perfectionist. His communication is excellent. Several surprises came up during the project, and he didn?t charge me extra to remedy them even though he could have. He put my satisfaction at the top of his priority list, and was cheerful to receive constructive criticism from me. Michael?s assistant Rick, his son Tyler, and his electrical, plumbing, plaster, and painting subs are also top-notch: reliable, courteous, professional, and skilled. I have the highest respect for all of them. Michael?s been in this business since the 80?s and has had a relationship with most of his subs for almost that long. His assistants and subs were all great guys who take pride in their work. I would have any of them back. Michael prides himself on being on-time and on-budget. He nailed the budget. He and his subs ate setbacks like repairing improper framing from the previous homeowner and recalled piping in my HVAC system (they actually pulled and replaced it all at no cost to me, even though that wasn?t in my contract) with no charge-backs to me at all. On the few change-orders that I requested after we signed the contract, those line-item additions were reasonably priced, some shockingly lower than I expected. As far as on-time, Michael did his best. We had A LOT of snow this winter, which really interfered with our schedule, along with some unanticipated framing issues left behind by the previous owner. By the end, we were a couple of weeks late, which really isn?t bad, all considered. I started to get really anxious for the project to be done, and fired off a couple of overly-emotional emails to Michael. Gracious as always, in response to the first, he was at my home to talk to me within an hour, on a Saturday night! In response to the second, Michael got his painter to cheerfully put in an almost 18-hr Friday and brought in 2 additional painters just to get the job done in time for the weekend. I was so impressed! I?m sure he was just as eager as I was to be done with my job, but he also insisted that no corners be cut, and that my long-term happiness with the finished product was paramount. Not once did I ever see him without a smile on his face. His subs listen to and respect him, too. Just an all-around amazing guy. THE EXTRAS: One of my favorite parts of the whole project was an under-stairs playhouse for my kids. I came up with the concept, emailed a couple of idea pictures to Michael, and he ran with it. He was just as enthusiastic as I was about it, and he made several suggestions to the design that improved it. Michael is as much of a teacher as he is a skilled tradesman. Several times throughout the project, he patiently and respectfully took the time to explain to me why something I requested needed to be done a certain way. I learned a lot through the process and know that I got the best possible finished product for the price I paid.

  • He is a really nice person to work with. He's very straightforward. He really is a master craftsman. He's a bit of a perfectionist, so he does careful work. I can trust his judgment and assessment during a project. He's very reasonable.

  • CJ Carpentry was reliable produced high quality results in a timely manner. He was not the lowest bidder but could account for every expense in detail. He gave me bottom line up front as had not been my experience with other contractors. In my other experiences work was started and "extras" were added, this was not the case with CJ. The price included repairs done properly not "cover up work" he resolved issues with prior construction. He took time to explain what the work was and what long term results would be, if not done properly, this was the case with my windows. I was hesistant at first why I would need Anderson new construction windows. He removed a casing to show me that on one window there was no insulation and on another water had migrated behind a damaged sill and also a colony of hornets and ants had taken up residence. This was after I had recieved a quote from someone else for insert windows at a lower price. Needless to say, my home being my biggest investment I opted to fix not cover the problem. I have not only recieved multiple compliments on my home renovations, but I have also saved significantly on my home energy bills.
