  • Patrick Hourican was the person who stopped by in person and gave me the estimate and with whom I communicated about the project beforehand. 
    The day of the job, however, two other guys showed up, one who was the plasterer and a guy who was the helper/cleaner. 
    They did a good job laying down paper and plastic to protect the floor and woodwork on the walls and the built in china cabinet.
    I wish I remembered the plasterer's name (he was Brazilian and a soft-talker so I am not 100% sure of what he said his name was) because he was awesome. Very friendly and professional.
    Patrick was able to give me a referral for a painter he trusted, but I decided to do the work myself, so I can say I inspected every square-inch of the ceiling up close, and I can verify that the plasterer was a freaking Michelangelo.
    Total mirror-smooth plaster finish and not one spot to knock down, sand, or touch up anywhere, and the joint between the ceiling and wall was perfect everywhere, which made painting a breeze.
    Easily one of the best outcomes I have ever had when hiring a contractor over the last thirty years.

He responded within hours to my call, came the next day to view the problem, and was candid about what he thought the problem was.   • I own a luxury condo  in the South End which I rent out. Recently there was a Pipe break in the building and about 10 units were flooded with water.
    ServPro as the immediate response, removed water and prevented mold -- which meant they had to take out the ENTIRE beautiful bamboo floor, walls and ceilings were cut open and in some areas completely removed.
    We called Nick and he sent Jimmy in right away. I had an estimate and a call from Nick within couple of days after to go over the details. 
    It took some time to get the actual Permit from the City of Boston, but once that was done - it was a totally stress free for me. Jimmy as the PM took care of everything within the timeline they estimated it'd take. I didn't need to chase anyone, or even be there. 
    Nick is always a pleasure to work with - he is straight forward, honest and down to earth.

  • I had signed up with another water damage mitigation contractor who cancelled w/o reasonable explanation ("I'm leaving for Oklahoma").  I called Newton F&F from Angieslist quite late in the day and he could not come right away but put me in for 5 days later (today).  The next day I found a contractor who could start right away and as of today my kitchen is gone, the cabinets are stacked two high in the middle of the floor and I am writing this while being squished between dining table and stove.
    In all that mayhem I forgot about Phil until I looked up today's appointments at 1pm and found the mysterious notation "F&F 2 to 6". It took me the next 20 minutes to figure out what F&F was.  I called, Phil answered, and he was disappointed because he had worked me into a tough schedule.  But he stayed calm and pleasant on the phone and did not get upset at me.
    I've complained often in the past about contractors who do not show up -- it seems to be a specialization in the Boston-area.  It is only fair that I express my appreciation when I choose not to show up...

  • We had water damage to our condo from water that came from our patio and leaked under our subfloor. We were unaware of this damage until our next door neighbor noticed that his floor was sagging and suggested that we check our floor. John O?Brien was hired by the condo association to investigate and it turned out that a large area of our kitchen and dining room floor needed to be removed along with the subfloor and be replaced. However, the first order of business was to prevent future water damage. We hired John and his company Construction Enterprises to do the necessary repairs inside our condo and the condo association hired him to stop the leakage from the outside. This was quite complicated involving us, the condo association, our insurance, etc. The patio stones had been replaced five years ago. Evidently the membrane under the stones was leaking and water was getting inside. On inspection the outside wall wasn?t properly sealed either. John called in a representative from WR Grace the company that made the membrane before deciding how best to address the problem. Also, the wall facing the patio was a load bearing wall supporting the four story structure and, in addition to be sealed needed to be reinforced. John developed a plan to seal the wall while strengthening it by replacing the existing flashing and using a construction grade cement along with new pressure treated wood where needed. He carefully water tested the ?fix? before starting on the inside reconstruction. The damaged sub flooring was replaced and then a new floor for the dining room and a porcelain tile floor for the kitchen were expertly installed. We were extremely happy with the results. We also had him install a new sliding patio door and new windows throughout the condo.
    John has over forty years experience in construction and he carefully supervises his very able workers. In addition he is easy to talk to and quite willing to explain exactly what he is doing and why.

  • First of all, the new porch/deck is beautiful and solidly built.  Fernando and his workers have a very good eye for design and a very thorough attention to detail.  Our painters complimented the work they did, saying that most carpenters leave them with lots of gaps to fill and joints to caulk up, but with this porch they barely had to do any patching because it was so well built. Throughout the whole process, Fernando kept us well informed of what he was doing and was very proud of the extra touches he put in to improve the stability and longevity of the structure.  This is a porch built to last.
    Fernando's estimate was the lowest of three we received, by several thousand dollars.  The final price did go over the estimate, but for all of the extra costs, Fernando only charged us the cost of the labor and materials - and he showed us receipts for all of the materials, making his billing extremely transparent.  Fernando was great about responding to our questions quickly and thoroughly throughout the process.
    A big reason our project went over estimate was that, once the original porch was demolished, we discovered areas of our house that needed to be repaired.  Fernando's team identified and fixed those issues promptly and thoroughly.  When the lumberyard made mistakes in the lumber delivery, he and his team creatively found a way to repurpose leftover decking to use instead of lattice.  Fernando and his team proved themselves to be very flexible, thorough, and skilled carpenters.
    That said, the construction process had some frustrations.  There were several big issues that were left to us to handle at the last minute, when we feel Fernando's team should have dealt with them or at least notified us earlier in the process.  For instance, our contract included electric work, but Fernando's electrician dropped out at the last minute, and we had to call another electrician on short notice so we wouldn't delay the framing inspection.  We also had to remove a tree on short notice when we found out it was in the way of the construction.  At the end of the project, the bottom stair was too high off the ground, and we had to find masons to re-grade our walkway to pass inspection.  We feel Fernando or his designer should have identified these issues to us at the outset; instead, we had to deal with them ourselves in a hurry, at the wrong point in the project; they led to delays and greater expense than if they'd been planned for in advance.  
    The project was estimated to be 4-6 weeks, from late May to mid-July - but due to the various delays and Fernando taking another job, the construction ended up being 10 weeks, from mid-June to the end of August. We were still dealing with issues left over from the porch construction until mid-October.  Not all of these delays were Fernando's fault directly, but we feel many could have been avoided if he had been more proactive about identifying problems ahead of time.
    In short, we found Fernando and his team to be excellent carpenters and builders.  As an overall project manager, there were some things that could have been planned better and we were left with more of the burden than we had been prepared to deal with.  But in the end we have a beautiful, well-engineered porch built to last - which we will enjoy for years to come.

  • :Workers from Restorepro removed all of the mildew and mold,, removing walls and flooring as necessary.  To make things really difficult, there was a concrete subflooring that had to be removed in places--not an easy job.  The work took four or five days.  Paul, the main worker, attacked the job with care and diligence.  His work ethic was amazing; he worked tirelessly and meticulously from the early hour he arrived until he left ( 6:45PM one night), not stopping to eat lunch or even take a water break.  Best of all, he cleaned up the mess at the end of each day.  I couldn't have been more pleased.
    Further, Restorepro oversaw the restoration of the property  (ca. $8000).  They were unable to provide a contractor right away, but did so after a short wait.  Best of all, they were able to do all of the restoration (new walls, new flooring, new carpeting, painting, etc.) while I was away on vacation.  I came back to a remediated and completely restored home. 
    I love this company:  hard workers, reliable, honest, reasonably priced--
    (the actual work took about a week for the remediation and a little over a week for the restoration.)
