Home Builder reviews in Versailles

S&T did an excellent job on remodeling of a home I purchased in Versailles, KY. So much so, that I hired them to do a complete renovation of a cottage on the property as a home for my aging mother. In both cases I was pleased with the quality workmanship provided at a fair and competitive price. I have now contracted S&T to do a third project refurbishing my front porch and backyard deck.

Brick layers couldn't lay a straight line of bricks.  They had to redo the front porch brick work twice.  The vinyl siding that was done has numerous problems.  I had to have the soffit trim work redone on half the house. The insulation was not done properly.  Approximately 300 sq ft of the attic did not have any insulation.  The inside trim work was painted before wiping it down, so it is rough and will have to be sanded or replaced.  They couldn't even do the kitchen island and I had to install the island myself.  They left out the accent tiles in the bathroom and shower.  They left out the shower seat completely.  The heating and air conditioning is subpar.  The upstairs a/c unit cannot heat or cool the floor.  The deck stairs started failing off in less than 2 years.  Now just this year, the sewer line was broken in two places - at the main line and also at the basement wall.  Of course it is 3 years after the fact and Ball homes won't fix it.  The sidewalk cracked going into the house and of course ball homes won't replace it.  They also cracked the existing sidewalks going around the house and they won't replace them either. I would never go with them again.  They are overpriced (every little change they charge you an arm and leg for) and the quality is so bad.  I wouldn't trust them to build an outhouse.

So far, they just move and keep scamming people. There are charges against at least one of the owners, Richard "Ricky" Roberts...every time he is FINALLY arrested, his wife posts his CASH bond (stolen cash) and he's off again....

We chose Chris Jackson to build our house because he came recommended by our realtor, was very nice, prompt with meetings and seemed like he would be easy to work with. Everything started out great. We had never built a house before, Chris really seemed to know what he was doing, and had some good ideas.  Let me just point out that a contractor is only as good as his sub-contractors, and many of Chris' are not very good. Unfortunately he did not catch their mistakes and it is costing us now-just 2 years after the house was finished. DO NOT skip the home inspection! I thought it wasn't necessary since individual things like electric and plumbing had to be inspected-and the building had to meet certain codes. Our property is in the country, the house is on a 40 acre horse farm. I told him over and over that the workers could not leave food and trash laying around-every day I was the one cleaning up after his crews.  Chris did not rent a port-a-potty, and I had to make him clean up all of the waste/dirty toilet paper the workers left scattered in the woods behind my house. Disgusting but he did it and will probably never again decide to save money by skipping the port-a-potty. After digging the foundation there were many very large rocks that needed to be hauled away. He simply never did it and we had to eventually pay someone to do that. One day after about a year our kitchen sink just fell out of the counter and into the cabinet below. the paint peeled off the inside of the French doors in the living room. When the metal roof was installed, the roofers left on the plastic covering-which then baked all summer, the roofers eventually had to replace about 50% of our brand new roof-and Chris was very ineffective in getting that done in a timely matter. About a month ago there was water dripping through the ceiling on the second floor-over a foot of snow had blown through the roof into the attic space and was melting-causing damage to the ceiling in 3 rooms-his response was "that house is out of warranty". we are currently trying to get the roofers to fix the interior damage(they did fix their exterior mistake). We chose to use TRAX decking for the front porch and back deck. I told Chris many times that water was pooling on the back deck-he kept saying he would check into it and never did. Turns out TRAX cannot be installed like wood decking as it doesn't expand and contract like wood. His subcontractor must not have know this and there are no spaces between the boards-the pooling water has eventually leaked under the doors and is rotting the wood floors in the living room. the floors throughout the house are not level-you could set down a marble and it would roll away very quickly. Chris also installed glass shower doors in the master bath even though I told him no shower doors! He removed them, but left holes in the tile. He added a closet that was not in the original floor plan, which was ok with us, but he should have talked to us before doing it.  I think Chris mostly builds spec homes, not custom homes and doesn't quite get that the customer should have a say in all decisions. Another thing, if you want anything creative or out of the ordinary, Chris is not your guy-no imagination and very few resources. Chris promised us that when the house was finished he would have it professionally photographed including aerial shots-he never did that either.

The quality of construction is very bad, we have had to replace our windows in the rear of our home due to the wood rooting, the back door had to be replaced, our roof leaked and we had to repair the ceiling, the walk through list was never completed and to this day some of the items have never been completed, our ceiling fans were not centered in the den or master bedroom and there is no way we would buy another home from this company.

Rick and his team were very professional.  They worked around the cold weather to expedite the job for us.  They always cleaned up the work site before leaving each day.  Rick had quoted us an option of reusing our brick to ensure a match or going forward using new brick.  We chose the new brick option and were very satisfied with the result.  He chose a brick that matched very well in color and was just slightly different in texture.  (Our exact brick was no longer available after 25+ years.)
We are very happy with the quality in the finished product.  Rick provided us with a written letter detailing all he had done for our future reference.  Then, should we ever decide to sell, I can prove to a prospective buyer that all the architects concerns had been addressed.
