All County Tampa Bay Property Management
All County Tampa Bay Property Management does an excellent job of screening candidates for my rental home. The staff is excellent at communicating when there is any issue with the house. I would recommend All County Tampa Bay Property Management to anyone looking for a property management company.

    Calumet Reality
I had previously used Mr. Reed and Calumet Realty in purchasing a new home, but knew he also had several rental properties that he managed. I reached out to Mr. Reed to discuss rental options for my co-worker. He promptly called her and set up a time to show her an available property to rent. She also mentioned how easy and seamless the entire process was and enjoyed working with him.

The process was fast. They helped with the insurance company, got the new roof installed much faster than I had imagined. Very friendly people in office and on the roof!

    PMI Central Kentucky
Where do I start????.....Mike (the owner of PMI) has been WONDERFUL to work with. I have been renting out my house for 3 years since I left Lexington and was afraid to go with a property management company as I was afraid I would be charged an arm and a leg for management fees and for every little single item that tenants complained about. When my last tenants TRASHED my house and I received a notice from the city to fix a bunch of stuff on the outside, I decided this was too much to handle from out of state. I called 3 companies and landed on PMI based on the fees and level of personal attention. Mike and PMI and have gone above and beyond with helping me to get the house fixed up in the most cost-efficient and logical manner. Mike is VERY cognizant of costs and your budget - he doesn't assume that since you won a rental house you are made of money. When the first round of estimates came back and it was more than I could afford to spend he helped me to logically cut back on what needed to be done, take a different (cheaper) course of action on some of the repairs/upgrades, and he got more bids to bring the cost down. He also went above and beyond on many occasions.....itemizing the costs attributed to the previous tenants (before he was managing it) that would come out of the security deposit, meeting the people that picked up an old fridge so I could receive an appliance recylcing rebate, and finding low-cost items for my house at the Habitat Restore store and Lowe's clearance sections. He even helped out on my other rental house (which he is currently not even managing but will be soon!) to help with he A/C - I was told it would have to be replaced (at +$5K) and he was able to bring his HVAC guy in who fixed it and brought it back into working order for less than 10% of the replacement cost! He basically inherited a mess of a house and helped me to fix it up (and of course rent it out) while keeping costs and aesthetics in mind - all the while having a positive attitude, being willing to go the extra mile, and being flexible and listening to my concerns. In addition, his website is great and keeps all of your rental property information (bills, work orders, payments from tenants, monthly statements) right at your fingertips.

    Positive Property Management, Inc.
At first I thought I was with a professional outfit that comes under the REMax corporation. My listing was on the REMax website. After I signed the contract, I find that they were more interested in renting my house. The Remax sign did not go up in the front yard as I requested, but instead a and quot;Positive Propertyand quot; sign was displayed. During the 6 month contract, several incidents of vandalism occurred on the property. I took a job overseas and trusted Melissa Nailey to take care of the property. I came back in March 2014 and found the following with my property: Two full grown trees were cut down, the fence had p*** graffiti on it, toilet clogged, kitchen disposal full of coffee grounds, downstairs bathroom plumbing problem, and the main bedroom ceiling fan falling down. Someone decided to pull the blades down. It looked like someone had been running the place as a day care center for juvenile delinquents. I counseled Melissa on her performance, and I repaired the items listed above. We did get a deal prior to expiration of contract, but Melissa failed to follow up on the appraisal. The appraisal was inaccurate and I pointed it out to her. New improvements of siding on the house, and new windows installed, made a big difference on the value. I told her to get it corrected with the appraiser, and she REFUSED. The buyer backed out of the deal, and I refused to renew the contract. Melissa's last words to me on the phone were this: and quot;I can still rent it for you!and quot;. Goodbye! I would not recommend this outfit to my worst enemy. I hired them to SALE the house, not to rent it out.

    Modern Property Management Inc
I hired Modern Property Management to manage a rental house starting in October 2012. On January 30, 2013, I received an email stating that their comptroller had resigned and that money was missing. Now, 5 years later, MPM has made no attempt to pay me the $1,371.62 they still owe me from 2013. Do not ever hire this company.

    Modern Property Management Inc
We personally have used multiple different property management companies for rental properties across multiple states and this company is by far the worst one I’ve dealt with. They will not contact the owner and have zero regard for spending the owners money. In a short 2 months They racked up over $2000 in repair charges and never contacted me by phone or email. Their contract states they have a limit of $250 spending in the contract but racked up a handful of charges many over the $250 limit without any permission. And the issues were still never fixed. They kept pumping money into small problems that I was able to have fixed with having the appropriate repair man go do. They are very inexperienced and also claimed that they were “too busy” to contact me about the needed repairs. Don’t trust turning over your investment properties to this company because they will make sure your profit is a loss... UPDATE. spoke with Tim this evening and the only thing he had to complain about was how that it wasn't nice to leave such a negative review. Then after asking for an explanation as to why so many "repairs" were done without our approval (nothing was actually ever fixed by their guys until we had our own guys go over) Tim proceeded to tell us we could talk to accounting for a breakdown of the expenses. We dont need a breakdown of the expenses. We need an explanation from the owner as to why repairs were scheduled and paid for without our knowledge or our approval. If it was below the $250 agreed upon that is understandable but $2000 is absurd. His own son Nathaniel even had agreed that Property Management should have never done the repairs without our approval but Tim didnt care to mention that. Only wanted to say he was not happy about seeing our google reviews. Then Tim was professional enough to hang up the phone and not answer when we tried returning the phone call.

    New Life Rental
ABSOLUTELY DO NOT RENT FROM THESE PEOPLE! First of all, the original lady (Kristina) didn't want to let me move in because I shared with her that I was planning to do foster care for an INFANT and she didn't want children bothering downstairs tenants. I should have reported them then! She let me move in and I was without problem. Then, they did not clear snow during the winter storms and I got threatening notes on my door about my dog going to the bathroom. I took care of the problem but got another note while I was out of state! THEN, I was off work for 6 weeks due to a flare up of a medical disability. I received temporary emergency financial assistance for my rent and bills and the landlord went off on me demanding a doctor's note and did not want to accept my rent money because she said she despises people on Section 8 because she pays her taxes. First of all, that is very derogatory to say and it wasn't even Section 8. I had to get a note from the missions agency stating that it wasn't Section 8 for her to even take it, but when I did not furnish a doctors note (because it is not my landlords business) she threatened to evict me saying she was going to give me a 30 days notice. First of all, I lived alone and worked two jobs. My apartment stayed in good condition and I WAS NEVER late on my rent even when I received the assistance. I am a wonderful tenant! I don't even have guests over at my place I had 2-3 visitors the entire time I lived there. When she (Britney) told me she was giving me a 30 days notice, I just said I would move out peacefully and she said okay and to bring my notice to vacate. I brought my notice to vacate and she signed it and was nice at that time. She said during the move out inspection she could just give me my deposit back in person instead of having to mail it. I had a family member do my move out inspection because I was not available, and it was signed off as okay. It just said a little extra floor cleaning was needed. I have pictures of the whole unit. When I called about my deposit, Britney said I broke the lease! I brought up her threats to evict me and she acted like that never happened and handed the phone off to the receptionist. They said it was up to the owner but REFUSED to give me his information. Every business is required to furnish this type of information and they would not. I looked it up online to find that the owner is Mark Sears. The receptionist (Rea) called me back and was very disrespectful and suddenly wanted to make all these allegations about my deposit. She said the carpet needed replacing (first of all, theyre a CARPET CLEANING COMPANY. it costs them nothing to replace carpets and I was told this was a standard procedure they do for all their units even if someone moves out in a week. secondly they just cleaned my carpets last month for free they called me and offered to clean my carpets and I had the living room gated off and the 2nd bedroom closed and other than the master bedroom the rest of the place had tile so my carpets were in pristine condition. thirdly during my move out inspection there was no mention of needing to replace carpets. they were just fishing for a reason because I asked to talk to the owner!). Rea still refused to provide Mark's contact information. I have more than enough grounds to sue these people for the harassment, discrimination, poor business practice, and disrespect that I have undergone. And for what? I am a young professional who paid rent on time every month and doesn't smoke or have frequent house guests or parties or anything. I am an ideal tenant and this is how I was treated? Mark Sears, I hope you see this review and do something about your company. And I hope you know that I told Britney and Rea to tell you to contact me so if this is the first you are hearing about this you need to have some words with them!
