    Lion Asset Management
Shan was very professional and thorough in managing my current portfolio and especially in helping me convert my rental property to an Airbnb. He planned each step of the change, provided me timely updates and still provides me monthly reports about my Airbnb and other properties. He also earned me the Superhost title which attracts more tenants in my opinion. I would highly recommend Shan to anyone who wants their rental properties managed!!

    Noble Group Realty
Noble Group cares about their clients. They managed my property for 6 years and helped us sell when the market was up. Every since I met Donnie & Diedre they have treated us like family. When we bought our home in Ohio, they even provided personal advice and answered questions that my realtor in Ohio couldn't. If we ever come back to San Antonio, I will definitely buy my house with Noble Group!

    SGH PROPERTY MANAGEMENT
Great! They are nice, responsive and very professional. Wendy Heyman and their entire staff care greatly about what they do. Their team really works well together to make sure their clients are well taken care of. I cannot say enough positive things about them.

    PAR6 LLC
I rented from Doug Ruberg/Par 6 LLC and the management style was terrible. For a quick summary, he will try to change the lease on you during the lease term, he will give you false information/not disclose information to you, and the house will not be worth the amount that he charges for it. When I signed my lease with Par 6 LLC, Doug Rubert did not inform us about the “House Rules.” This “House Rules” is an 11-page document that “is in conjunction with” the lease agreement. This is a way for Doug to change the lease agreement during the lease term without a lease amendment. According to the “House Rules,” the “Lessor reserves the right to change or rescind one or more of these rules or to make further rules… and Lessee(s) agree to abide by these update rules once posted on the premises or website at [*** Link removed ***] This is how Doug allows himself to change the lease during the lease term without changing the “official lease.” This is not legal and not morally correct. He also will try to change the lease without any notice or warning which is illegal as a lease is a legally binding contract that both parties must agree to before any changes can be made. He tried to change the lease on me to require us to spend more money every month and this is something that he could do to you. Doug will also try to make up fees for things that are not listed in the “House Rules.” Instead of following what was agreed upon in the lease, he will threaten to add additional fees to the rent that he, and he alone, pulls out each month. Meaning that you might not know one month if he has applied fees to your rent or not until he has pulled out rent for the month. He is also late at pulling rent out once every few months and has even pulled rent 2 times in one month at least once during my stay in one of his properties. Doug will also tell you false information during the house tour. He informed prospective tenants before I moved out that the utilities for the place typically cost about $200 for everything, when that is the price of just the electric/gas alone. He also stated that when the house was remodeled the entire place was redone except for the frame of the house, but the master bathroom has no insulation and got to below 50° in the winter with the house set to 70°, and the water into the house isn’t safe to drink due to the old pipes according to Norther Kentucky Water District who tested the water twice with both coming back as not safe. He also left out the information about the road noise and the constant power outages for the first half of the lease term. Finally, the house that I rented from Doug was not worth the price that he was changing. I lived in 743 S. Grand Ave and he was charging us a price of $1500 a month for a 3-bedroom 3.5-bath. This price isn’t ridiculous for the number of rooms, but the house is extremely small and cramped for that price. The master bedroom barely fits just a bed, the second bedroom is the same size, and the living room only has room for a couch with no room for a TV stand due to how small it is. This would be an okay price for the house, but he has now increased the price by $200 in one year, a 13% increase. The house wasn’t worth the amount that I was paying for it and definitely isn’t worth the price listed now.

He gets here pretty quickly from where he is located. He charges me monthly.  I don't dislike anything.  I really like everything that he provides.  He is very punctual.  He's very professional.  If he's going to be late he will call and let me know.  Even though I know I don't have to be here for him to cut the grass, but he always calls if he's going to be late.  And if he gets to the point where I'm on the end of his schedule and it's beginning to get dark he will call and ask can he still come and cut the grass even though it's getting dark just to keep us on the right schedule.  The works turns out very good!  I am the envy of my street.  He is my lawn man so I don't intend on looking any place further.

Jim is an excellent and skilled craftsman and I highly value his services. He works hard, he is fastideous and flexible. He is an excellent communicator and I particularly value this because, as a mature woman, I have a constant struggle dealing with the dismissive condescending attitudes I've received from other contractors. Jim's rates are reasonable and his work is worth the price. I trust Jim and have left him with thousands of dollars to pay other contractors and for purchases without any problem. My only hesitation is that giving an honest recommendation here is going to hurt my chances of getting him back to do my work when I need him but he deserves the kudos.

    STONEGATE PROPERTY MANAGEMENT
She's excellent and has broad experience. She has about 10 residential developments that she handles, including some of them that are 500 to 600 houses. She's had experience with a whole bunch of companies and can recommend the best ones. We've been using her for about four years. She looks over anything we want to do and keeps us on a straight and narrow. They're very prompt. When you ask her for anything, she gets back to us very, very promptly about. Her advice is particularly good and sought after. She takes a very personal interest in our subdivision. She gets to know all the board members and key players personally. That really helps. She's a real professional guidance for this kind of operation. If anyone is looking for a property manager, they should use them. She interviews people to see if she wants to get involved with them. She's wonderful. Her price is reasonable. The quality of the work and what's included in that work is worth her price. When you call her, you get an answer. She's dead on with responsiveness and punctuality. She's better than anyone we've ever had.

We have recommended him too many people. He always found good renters for it. The price was a finder's fee and a percentage of the rent. He was extremely professional and he researched potential renters for us. In one case, we had not so good renters and he efficiently had them leave. It was a nice home in a good neighborhood in Cincinnati. He always kept a good eye on the house while we were gone.
