    Contacted the owner and he met with me same-day.  We identified the property and discussed the work to be done.  He had an estimate to me the following week at substantially less than another contractor in the area.  He had located the corner posts within a few days of being given the go-ahead, then set a time to meet on-site and ensure that the work was being performed to my satisfaction.  On the appointed date, I was on-site but he was a no-show due to a miscommunication with one of his crew (this was the only disappointment of the job, and the reason that he does not get straight-A ratings).  The second time, his man was on-site / on-time and ready to work.  We walked over a mile of hilly, tick-infested, overgrown brush surveying the boundaries and marking them.  His worker was polite, professional, and very hard-working.  Once I was satisfied that he understood the intent and was prepared to complete the work, he continued the next couple of days until the project was completed.  The billing rates compared very favorably with other surveyors in the area.  Very pleased with this company and plan to use them again.

    Stopped in their office last November to inquire about their range of services, with the idea of having them perform the work in the spring.  They were in the midst of remodeling but seemed polite and professional.  Left my contact information.
    Stopped in again in February to see about getting an estimate with the thought of starting work within a couple of weeks.  Owner was not in, but left my contact information, details of the job, and property information with the assistant who was there.  Never heard back.
    In April, I was in town and stopped by again.  No one in who could talk about the project with me, so I again left my contact info, details of the job, and satellite imagery of the property to be surveyed.  I also pointed out the location of the property on the county platte map on the wall of their office, at the request of the assistant who took my information.  I explained that I had not heard anything from them yet, but was giving them one final opportunity to earn my business, in the interest of hiring a local company rather than someone from out of town. 
    The following week, I received a phone call from an office in a different town.  He stated that it was late in the season to get the surveying done due to newly emerging spring vegetation (which is why I contacted them in February!)  He'd get right on it; just  needed my contact info, description of the work I wanted done, location of the property where the work was to be done....essentially everything that I'd given them on my previous two visits.  Apparently their office procedures need some work.
    About ten days later, I received a bid proposal.  It included a number of deliverables which I had not requested as part of the job, resulting in an estimated cost considerably higher than anticipated.  I declined his bid proposal. 
    As luck would have it, I was able to find another nearby surveyor and contacted him.  He met with me same-day, called back with a bid estimate the following Monday, and I've since hired him to do the work -- at less than 1/3 the cost estimate of MHS.  Will file a report once that work is completed.
