    Our AC unit was not installed correctly.  It took over a week and approximately 6 phone calls for them to come out to look at it.  They told us it was fixed only to have it break again a few days later.  After the second trip out to fix it it has been working fine.

Chris was a great help to me in the past  by installing new equipment that was more energy efficient  and checking to see if I qualifiyed for financing.

    Spent the time to review our existing system and the house blueprints.  Provided quotes with several different options so we could compare the costs of replacing some of our existing equipment and/or upgrading new equipment.
    Installers worked 3 days to remove the old and install the new.
    After installation, there was a connection problem and a setting that needed to be adjusted.  They were able to come out quickly, at no charge, to make the adjustments.

    We haven't had a good test of really cold weather yet, but everything seems to be working fine.

    They were excellent. They arrived when they said they were going to. The guys were great. They finished the work on schedule. We were really happy with them. They called back to check if everything was okay. They came a month later to install whole house flyer attached to the furnace. That was also fine. They were really good. I would use them in the future.

    The entire building process with Bob Fersch and Gary Ogle and BILTRITE HOMES was that of displeasure but it wasn't until we called them for our 1 year walk through or warranty work  that this report was filed. 

    Living in our home for almost one year and having things in need of repair we thought that someone from Biltrite Homes would be in contact regarding the 1 year walk through / warranty, they never did.  We took it upon ourselves to contact them and received a email from their salesperson which in turn put us in contact with their warranty person.  I ask if we could schedule a walk through and was told that he prefer that I tell him the issues over the phone.  We ended up giving him a list of things but also told him that the list was longer but t would be better addressed in person and he agreed.  Well to make a long story short only one item on that list was addressed that being a mirror repair that should have been caught on a final inspection by the builder before we moved in, if there had been one. 

    Since the repair of the mirror and after numerous phone calls and emails we have yet to receive any additional contact  from BiltRite or any of its employees regarding our warranty repairs .  Frustrated we called the plumbing contractor in attempt to have some of warranty work complete.  When talking with the plumbing contractor we learned that they were no longer doing any warranty work for all homes built by Gary Ogle and Bob Fersch BiltRite Homes LLC.   The plumbing contractor told us that BiltRite Homes owed them (plumbing contractor) large sums of for work done for BiltRite. We asked if they were the only subcontractors in this situations and were told "no, that they believed there were others owed money to also".  So now we are unable to have any warranty work done on our home because Gary Ogle and Bobby Fersch BiltRite Homes LLC refuses to do so and that Gary Ogle and Bob Fersch BiltRite Homes LLC are delinquent on money own to subcontractor or subcontractors.

    We should have expected that Gary Ogle and Bob Fersch BiltRite Homes LLC were not going follow through with a 1 year warranty especially after enduring the 7 months of their incompetence and unprofessionalism while building our home. 


    • Incorrect basement walls installed, did nothing to correct the problem even before the concrete was poured.
    • Before the basement floor was pour we ask Bob Fersch to verify that all the plumbing was installed that including the condensation drain for the A/C unit.  Bob assured us that he had been to the site and visually observed that all plumbing
    • was installed.  Later after the floor was poured and cured we realized that the drain had never been installed.
    • Did not provide any type of trash containment even after being asked numerous times, finally did so after drywall stage
    • Temporary Electrical hookup was not called in almost to the point of the home being complete, because of this our basement was flooded the entire build, keep in mind that our new furnace was sitting in this water.  Because of all this moisture we had mold growing on the basement framing and drywall.
    • Floor joist system and roofing system were under designed by either load calculation errors or more likely in attempt  to cut cost in materials.  Because of this we have buckling in our wood flooring.  This was to be addressed with our 1 year which BiltRite has defaulted on.
    • All scheduling of work done on the home was done so poorly.
    • Installed the brick then waited a month or so to install guttering.  This would not have been a big deal had they put some type of protect up to keep the water running off the roof from splashing mud and staining the brick.  Needless to say the brick is permanently stained now.
    • Lack of supervision and management of the construction of our home.  Bob Fersch seldom visited our home during the construction.  All construction errors were discovered by either us the homeowner or by the building inspector.  We witnessed a true lack of interest and concern from Bob Fersch and his responsibilities building our home.  When we had questions or concerns Bob was difficult to contact as he seldom would answer his phone and when he did it was times we were using a recognizable phone number.  There were instances when we asked  Bob to have something fixed and he would assure that the issue would be resolved and then would neglect to do so.
    • Bob Fersch attempted to install drywall in the home even though there was no electricity / heat in the home with evening  temperatures ranging in 30's to 40's.  Also there was about 4 to 5 inches of water standing in the basement.and the house was not completely enclosed because the porch soffet was not installed yet.  When I asked Bob about the undesirable conditions for dry-walling his responded by saying they he had dry-walled the model home in Anson under the same conditions.  When talking with an independent drywall expert I was inform that in no way should the house be dry-walled  under these conditions.
    • BiltRite was notified in May that we needed to have the C of O at the end of June in order to receive the Tax Credit. Even knowing the deadline they dragged their feet for the next month barely receiving a temporary C of O  by the deadline.  The only reason it was granted was because the inspector knew we need it for the credit and all the problems we were having with BiltRite.


    • BiltRite ordered and had installed a undersized well pump different then what was in the specs.  We caught this when installing the irrigation system otherwise we would have never know.  They did replace this but were not happy in doing
    • BiltRite ordered and had installed a A/C only outdoor unit instead of a heat pump.  Our house is all electric and was to have a high eff. heat pump installed.  Luckily I recognized that the unit was not a heat pump as our heating bills would have been costly that first winter.
    • Discovered major condensation build up along the band joist around the whole perimeter of the home.  This was caused by air infiltration and the home not being insulated and sealed off in this area.  Had this not been found there serious mold and wood rot would have occurred causing sickness and also destroying the outer band of the home.
    • Discovered a puncher hole in gas line from a framing nail,  luckily we noticed smell right of way  .  We now have our gas shut off as we have also discovered that the CSST piping installed in our home is not bonded properly.  When not bonded properly there is an extreme fire risk if home is hit by lightning.  We can not get this fixed because BiltRite owes the plumbing contractor money and they won't warranty our home.           


    • BiltRite never seemed to know what was in the contract and specifications that was drawn up for our home.
    • Asked Gary Ogle to create a more detailed breakdown of the draw requests instead of single dollar amount and Gary very defensively told me that was the banks job.  When I called that bank handling the construction loan the lady kind of laughed saying "no that's absolutely the builders responsibility".
    • On the final draw request Gary ask that I sign off on the house being 100% complete.  He asked me to do so even though all the flat work (concrete) was not started, the exterior trim still needed painted and caulked, the interior was not finished, the septic was not installed properly and needed additional cover or fill dirt, masonry caulking was not done, and other things.  When Gary found out that I had told the bank to withhold money for those items he was not happy but these items were too substantial for me to feel comfortable in doing so as we did not trust them to complete those items in a timely fashion if at all had they received complete payment.
    • BitRite attempted to charge us change order work for materials never ordered or installed in the home.
    • Gary Ogle of BiltRite attempted to overcharge us on builders fee on all change orders above and beyond what was clearly stated  in the contract.  When we question Gary Ogle on the increase he stated  " I WILL CHARGE YOU 50% IF I WANT TOO " .
    • We asked Gary Ogle if we would received a credit for the built in floor to ceiling shelving around the fireplace due to it not beings installed as originally planned and paid for,  Gary said that he did not and would not credit us.
    • Gary Ogle of BiltRite Homes charged us for change orders that we never signed nor verbally agreed too.  Gary Ogle was rude and unprofessional during discussions of the charges and eventually refused to discuss with us forcing us to seek legal council.  Our attorney sent a certified letter with the intent to work matters out but Gary ignored and or refused the letter forcing our Attorney to personally call him to resolve matters.

    These are some of the issues that we experienced having Gary Ogle, Bob Fersch of BiltRite Homes build our home.  When choosing a Home Builder there are a lot of  choices out there and we will be the first to admit that we picked the wrong one. We've spent thousands on fixing things that were done incorrectly and repairing items that should have been covered by BilltRite.  It's really sad when you've spent your hard earned money on new home and it turns out to be a Brand New Fixer Upper .

    They are a very reliable company. This company comes out every time to service our unit and he is actually the one who helped to install it into our new home. So I have a very comfortable, but with this company when I call I usually get two people. Either the owner or a worker, and I know them both and a great relationship with them.

    They took out an oil furnace, put in an LP furnace and an air conditioning coil - they did quite a bit of work for the price. They were very responsive and very upfront. I?ve signed up a service agreement with them and they?re very punctual on it. I went with them because cost was a big thing. I would rate them highly and would recommend them to anybody.

    The replacement of the system went well in of itself until they failed to replace the discharge line to the water softener back into the drain. When the softener recycled it pumped salt water all over my entire lower living quarters. They admitted their mistake and immediately started the cleaning up process. Months later I was still fighting with Williams Comfort Air and Tom Doll to get the project completed and to finish paying for my losses. I am now having to resort to litigation for their mistake.
