    Tim Kobler Homes & Remodeling
If you've ever had a construction/remodel project, there are so many issues that can arise during the project. Every time Tim has been on top of things and has done what was necessary to fix the situation or work with his subcontractors to make sure all issues were being handled.

The quality of the workmanship was sub par. Things were not done per the plan, as if he didn't even read the plans. I have lived in the house for over 10 years now and it seem just about every year I find a hidden surprise (crappy shortcuts taken). For example, if I want to turn on the flood lights in the back of the house (I paid extra for these) I have to use the switch next to the front door? Why? Because he forgot to instal them during the construction phase, and had to drop them in at the last minute. I had to refinish most of my cabinets in the house because they were poorly stained and started to peel and crack. I could go on and on. Rather than do the job right, he took the easy, convenient way out. I would never use him to build anything for me.

    York Builders

I have used these guys in the past.  Kevin York and his father are consummate professionals...and very trustworthy.  They were competitive and showed up on time.  They weren't able to start the job on Wednesday because the windows hadn't been delivered yet from Marvin (the manufacturer), but they called and kept in contact and rescheduled for the following Monday.  Showed up at 8 am as scheduled.

I checked these guys out with a representative from Marvin (the manufacturer) and they said they are one of the best.  This is the 3rd time we have used them and the are very trustworthy ad know there jobs.  We never allow contractors in the house without one of us home...but we trust them so much we left them home several times during this project.

They removed 17 large windows completely, cleaned the openings and installed the new windows, added outside and inside trim and cleaned up before leaving each day.  My wife loved that they vaccummed around the windows each day.

One thing they recommended was to get the windows and trim pre-painted.  The manufacturer will pre-paint windows, but they have another vendor that will pre=paint the trim.  This saved us tons of time.  Once they chalked the nail holes on the trim, all we had to do was put a light final coat of paint over the trim...worked great.

Also, for those of you wanting to paint yourself, here is a tip: You can buy paper rolls (6-8" wide) in the paint section.  Take and tape around the new window before the final trim (casing) is put on.  This allows you to paint the trim without getting paint on the walls.  If you want to paint the walls, just fold the paper over and tape to the trim and you can paint the wall without getting paint on your fresh, new trim.  When finished use a razor knife and slit the paper along the trim and remove...simple.

Can't say enough good things about these guys.

    Red Maple Builders, Inc
This was basically a waste of money.  Most if not all of the work performed had to be re-performed or completely removed and redone.  This 'Company", basically works with relocation companies and low balls all of the punch list items to drive down the cost of negotiations, never intending on actually performing the work.  We then asked for a quote of service and references for prior work performed, and it took over 3 weeks to get.  This is a one man shop that uses contractors for all work not performed by himself. Good luck trying to find a web page or any reference to them being a company.
So on to the "Services" performed.  The two main areas of concern were properly functioning windows and Cracks that were noticed in the Chimney.  So after the house closed, the repair man informed us that several windows were unfixable.  This was basically due to the wood being rotted-out through out the base and exterior of the windows, and not being able to simply sand them down to make them open and close.  So after he performed his work we still have several windows that are completely unusable.  We hired another company to come in and replace the windows after Red Maple said they could have fixed all of them for an additional $16,000.
Now the Chimney Red Maple was supposed to have a chimney masonry come out and validate the structure of the Chimney.  They were supposed to replace any loose or cracked mortar and secure any loose bricks.  They also noted some flashing wasn't connected to the roof so we paid a little extra to have that fixed.  Since then I hired a reputable Chimney company to come and inspect all three chimney's and they found several issues with each chimney.  There were cracks in both over 3" wide, the specific chimney that was called out in the inspection report has several rows of shifted bricks caused by settling of the chimney crown.  This company provided detailed structural pictures inside and outside of the work that was to be performed, and it was apparent that this could not have been simply overlooked. Total additional cost to fix was well over $4,000.
Grand Total cost of his services was well over $20,000 + $6,000 = $26,000.

The GC of this company does not know what he's doing.  He changed his
description of the work constantly, even after the quote was made.  He
tried to make me bend to his schedule instead of working with me and my
schedule. This was especially difficult and unpleasant.  The work of the
individual subs he used was fine.  His own work when he joined in was
pathetic.  He was not prepared to provide covers so that drywall dust
would not go all over the house (which it did) and I had to loan him
stick pins to hang plastic sheeting to try to trap the drywall dust.  He
tried to personally fix  a corner that had not been mudded properly and
only made it worse.  Then left it that way!  He asked me to pay him a
third payment (not final) which I did and I was  told that payment
included the paint yet to be used.  Then he never came back, and of
course, never left or delivered the paint I had paid for nor did he
finish the job.  He left work to be done which will cost more than the
balance due to finish so I feel I overpaid for what I got.  I'm still
not sure the electrical he left unfinished will work. Don't work with
    this guy!

    Qualtier Construction & Design, Inc.
Frank from start to finish was with us every step of the way starting with hours of helping us design our floor plan to meeting with the architect. He dealt with some trying permit issues in the beginning, persisting until ground breaking Dec. 20 2007 and finishing first week of June 2008 through some trying winter months. We built a 2700 square foot ranch. With great detailing of custom woodwork and vaulted ceilings to hardwood flooring inlays, breakfast bar face stone, customer shower in bathroom and the list keeps going, He came up with great ideas or improved upon our ideas helping us build our dream home.

I wanted to know who they got the windows done from because I wanted the entire casement redone. They immediately gave me the information. They have always been congenial towards repair works. Even though, I've never had them come over and do repairs, they have always been there for me with any information that I need. They had built the house for themselves and later they sold it to me. The only thing I didn't like about the house was the only bathroom on the main floor was the powder room. The house had a large laundry room beside the pool and I had asked them to build a bathroom in the laundry room. They did the job before I moved in.
