    About two months after they'd first come out, water was coming out of the drain like a geyser so I knew there was some type of backup. I called Excell and they came out the same day. They rodded from the basement out but they weren't able to go all the way out to the street because the pipe was broken. They put a TV camera into the opening in my basement and this confirmed it. They had to break the concrete in the driveway that's over the pipe. Next they dug down six feet to take out the pipe and replaced it with a plastic one and also put in a clean-out valve. Finally they replaced the concrete and everything is great.

    Perma-Seal Basement Systems

    .We signed the contract with Perma-Seal to proceed with the work at the end of August 2013 and the earliest they could get the two-day job scheduled was December 4, due to incredibly high demand for Perma-Seal.  The crew arrived at the appointed time, with the electrician arriving first (to do the outlets and circuits), immediately followed by the plumber (removal of old hot water heater) and then the remainder of the "demolition" crew.  Tomas, the crew chief, explained  that they would be removing 3' of concrete around the perimeter of the basement, pouring gravel in the new trench, installing drainage flange and laying the new PVC drain tile for the first day, along with setting the sump pump basin.  My husband and I left for the day, wanting to avoid the *incredibly* loud noise from the jackhammering, but came back late in the day to check on the progress.  Tomas walked us through the work that had been completed (see above) and explained that since we were due to get rain that night, he wanted to get at least one of the sump pumps in and running before he and his crew left for the day.  They stayed late to get that done.  The second day Tomas met with the village inspector to get approval to start laying gravel on top of the PVC drain tile and pouring the new concrete.  The work went well with the only delay being the wait for the second round of inspections.  Please note that this work is incredibly dirty and incredibly loud.  While Tomas and his crew did what they could to keep the mess to a minimum, there is no way to haul tons of old concrete out and bring in tons of new gravel and concrete and not make a mess - be prepared for this!  We were pleased with the work and attention to detail, as well as Tomas' common sense and calm demeanor in what was, to us, chaos, but was a regular day for Tomas.


    About two weeks after the drain tile installation we noticed that the sump pump was kicking on fairly regularly which was odd because we weren't getting any rain.  On Saturday, Dec. 21 we heard the definite sound of water running below the inside water meter under the floor.  We called Perma-Seal right away and they had a plumber out to our house in less than an hour.  As soon as the plumber heard the noise he said that it was definitely a small break in the water main.  After he made a few phone calls to Perma-Seal, he was able to arrange for a crew to come out on Monday, Dec. 23 to dig up a small section of the new concrete around where the water meter/water main entered the house.  Perma-Seal got the permit pulled for the additional work and were on site by 8:30 a.m. on 12/23.  Apparently when the drain tile was being installed, the old lead water main was moved just enough to crack the original weld, which led to the leak, which was feeding water in to the sump pump pit, just as the drain tile is supposed to do.  By noon on the 23rd, the water main had been repaired, the proper inspections done, new concrete poured and the final inspection completed.  What I really appreciated was that there was never any question that Perma-Seal should not be responsible for the repair caused by the drain tile installation.  We were not charged any thing additional to do the needed repairs or obtain the additional permits.  I was particularly impressed at how well Perma-Seal coordinated with the Village of Niles' permit department, inspectors and water department, especially since it was only a day away from the Christmas holiday.

    From the very start, we were quite impressed by punctuality and professionalism.  We received appointment reminders by e-mail 1-2 days before, and 1-2 reminder phone calls the day before.  Also, prior to the appointment, we received a confirmation by regular mail along with a salesperson's name, contact info, picture, and a colorful brochure describing and explaining in easy language the common basement water problems and solutions.

    On the day of the appointment, we received a "30-minute notification" phone call that a salesperson was en route.  The salesperson was very courteous and professional, and he honestly explained in details what our repair options were.   The crack in our foundation was in difficult spot to access, and together, as we talked through it, we were able to come up with a most effective and least disruptive method to get at it to seal it (from garage).  We also performed a water hose test together, to find a source of seepage by our fireplace.  

    We then took several days to think about the proposal, and then we had a 2nd appointment to finalize the details.  Again, the same punctuality and professionalism, with multiple reminders, as the first time.    We signed the contract and paid the deposit.  There was absolutely no sales pressure, and no hype during either appointment.

    The day before the project was scheduled to begin, again, we got reminders by phone confirming the time of the crew's arrival.  The crew showed up on time, as promised, and performed effectively, efficiently, and professionally.   The foreman was very approachable, polite, friendly, and easy to talk to.  We had some additional last-minute requests for the foreman, that were not included in the original contract (additional spill-over areas in the foundation to dig out and seal), and they readily accommodated, provided an additional estimate, and completed the entire project on-time, over 2 consecutive days, as promised.

     Some of the line items on the original contract were not performed (we looked for, but did not find some of the cracks in the foundation that I was certain were there......my fault), and the central office readily credited back the $$$ for those line items that were not done.

    Since the project was completed, there were several heavy-rain events, which caused minor-to-moderate (but not severe) street and yard flooding, and our basement has stayed dry.   The exterior drain tile system appears to work exactly as it is supposed to.  We are quite satisfied and pleased with our overall experience with Perma Seal and the job they performed...so far. 

    With that said, we will defer our final judgement until an opportunity to truly test Perma Seal work comes up.  We want to see what happens during a very heavy rain event which causes severe flooding of our street and front and back-yards -  a rain event like July 23, 2011, or Sep 13, 2008.  Will our basement remain dry then?   We shall wait and see.

HE CAME WITH HIS WORKERS (ALSO VERY PLEASANT AND HELPFUL-ROBERTO), AND MADE SURE THEY KNEW EXACTLY WHAT TO DO. THE WORKERS REMOVED, CLEANED, ADDED TO, AND REPLACED ALL BRICK. I WILL CONSIDER CALLING THEM NEXT YEAR TO DO A PATIO IN OUR BACK YARD.
