    I reached out to 5 different companies listed on Angie's. 4 of them responded, 1 did not. 1 offered a lower fee, but I needed a Radon test too which they couldn't provide. 2 offered the same. The other was over the top and stunningly ridiculous. I decided to go with LiRosi. Not only was I responded to within minutes of requesting a quote, the entire process from setting up the inspection to receiving the very detailed report was flawless. Vito answered every question completely and honestly and brought things to us that my very experienced spouse missed. I couldn't have asked for anything better. His assessments were spot on. He was prompt and courteous. The total inspection time was a tiny bit over 3 hours I believe - which believe me, if someone is only inspecting for an hour you need to ask why you hired them because that's not thorough. I would gladly recommend LiRosi to anyone needing a home inspection.

    I had a home inspection in July with Buss. The inspector showed up 40 minutes early, to a home I didn't own, without letting me know. There was no way for him to get in without me there. In addition, there was a problem with the water, and he was unable to figure out what it was. When I talked to the owner of the home later, they said there was simply something wrong with the water filter, and the inspector could have bypassed the filter to turn on all the water, so I paid him to not inspect any of the water systems. Find an inspector that understands how main systems work.

    Tom arrived early, explained to us what he was going to do and got right to work.,  To say Tom is thorough is an understatement .He is conscientious and meticulous. He is knowledgeable and patiently imparts that knowledge to the novice without being condescending.
    It was cold and drizzling but, that didn't stop him from walking all around  the roof to inspect it, the chimney and gutters.He took pictures to show us the troublesome areas.
     He inspected every aspect of the exterior.Then took us to every troublesome area and explained why it was or would be a problem in the future . Sometimes offering his thoughts on what could be done to  correct it. He said  the problems would be listed in his report with pictures of the affected area.
    When Tom went inside the house, I can tell you that there was not a drawer,cabinet,pipe , faucet,window, door or jam that escaped his scrutiny. He told me what outlets were controlled by which switches. He pointed out every window that was sticking,a pane that had a crack, missing hardware or a jam that had a stress fracture above it. He patienly explained the difference between a diagonal crack in a wall vs one that is vertical. He shook and flushed toilets, while running the shower and filling a bathtub. He checked all the mechanicals and showed us how to change filters.He spent over an hour in the basement checking the boiler, water heater,ejector,water softener, well ,etc. He scrutinized every window for signs of water and mold. He traced every watermark on the floor/wall and crack in the foundation. He showed us everything he found and answered every question. He then moved to the garage, where we learned about firewalls and doors of which we had no knowledge. He noted repairs needed to prevent a burn from spreading rapidly.He noted adjustments needed for the garage door to operate correctly, areas needing caulk to stop water from coming in. Then onto the attic.He instructed us about ventilation,mold and insulation.We learned a lot  and were somewhat overwhelmed. But, as he promised it was documented in his report and he sent pictures labelled so We could find the exact area  where the problem was located.

    We used John as our home inspector before moving into a new home, and would highly recommend him. He was very thorough and took several hours to check the entire inside and outside of the house, giving us advice on any changes he would recommend us doing. He was very knowledgeable. He took many pictures which he included in a detailed report emailed to us after the inspection. Furthermore, he was personable and made the experience enjoyable.

    This is my first home and first home inspection.  I was a little late for the appointment, but Tom was already there and inspecting what he could from the exterior.  He was very informative, easy going and friendly.  He took his time to review every aspect of the house and gave me tips and noted areas of concern (and how serious or minor they were).  He found a major carbon monoxide leak coming from the furnace, something the seller will need to repair.  He also repaired a few minor items while inspecting them.  The folding door to the utility room wasn't closing properly so he got out his tools and readjusted the doors so they would close.  The access panel to the attic was coming off and he got out his hammer and put it back in place.  He went through the whole report right then and there and printed me a copy before he left.  He also provided a binder with almost 200 pages of instructions on how to perform basic (and not so basic) home repairs, scheduled maintenance, etc.  This is extremely useful for me since I have never owned (or even lived in) a house.  I'm not sure if this purchase will go through because of some of the items he found (much better to know now than later), but, if it doesn't, I will definitely be hiring him to do the next inspection.

    I was very pleased at the thoroughness and professionalism of everyone I dealt with at Buss inspections. Lisa made the appt and explained the process so I would know what to expect. Paul actually did the inspection and was very thorough. He was methodical in his approach and explained to us how to determine age of mechanicals, ie: furnance, air conditioning unit, water heater and expected life cycle, so one could plan for future replacement expense. He also explained how to maintain these items. He took several pictures and made a narrated movie which they archive so it can be referred to for future reference. The inspection itself was $400, typical of the area. The radon inspection is subcontracted to another vendor and was an additional $200. Lisa called me the day the report was ready and I assumed she was calling to ensure I received the report. But she was calling to advise me although the radon passed, it was on the upper range of acceptable threshold and could easily test higher at a future date. They recommended we remediate radon, as the cost/benefit is favorable. Some issues came up in negotiations due to a difficult seller and I called Pete the owner, for his expertise and he was very helpful. He also explained that Federal Pacific electrical panels had numerous issues and recommended I Google it. After I saw the abundant info on these panels, I insisted the seller either replace or give us monetary credit to replace ourselves. My realtor, who was present at inspection, and sees lots of inspectors was also impressed. We both felt we would definitely recommended this business and would use them again if we had to do it all over.
